In Recent years the Greater Newark & Elizabeth Metros have seen a surge in Urban revitalization and redevelopment projects big and small. Every Week there is a New Project that is announced or begins construction. Projects range from fixing up old historic buildings for residential use to opening a new restaurant on an abandoned lot to high rises and mixed use TOD next to train stations. This thread will cover it all ,Redevelopment , New Restaurant openings , Historic building Renewals , Park Expansions and Investments , New Transit Projects and certain events.

Plans for the first phase of the Richard Meier-designed Teachers Village in Newark have been closing in on completion, but it appears that something slightly larger is on the horizon, in the form of SoMA Newark. RBH Group, which is the firm behind the Meier project, has posted new renderings of their greater plan, and — assuming the scheme is actually built — the collective change will result in the complete rebirth of the city.

The SoMA scheme would boost Newark’s vertical profile significantly, and looks to include at least one potential ‘supertall’ standing over 1,000 feet. Altogether, the plan would add three major office towers, in addition to several slender residential skyscrapers. Collectively, the high-rises could even push Downtown Newark’s height past Jersey City and Downtown Brooklyn — though the apparent goal of a 2025 completion date leaves room for alterations before all aspects are constructed.

Yea , theres a few projects near the North Elizabeth station. Theres something big in the works for the old warehouse area next to the NEC. Downtown mainly has infill projects and the new Juvenile courthouse.

Wow so phase three is really happening? Great for Newark. I've said it for a long time, but this city is way overdue for some solid developments. Glad to see that this is moving forwards. :)

I use to park at the Warren Street parking deck when I went to RU Newark. Dam, I'm missing out on watching these developments rise. All of the little infill going on will make downtown better than it already is. A new tallest for Newark is in order.

Law firms are on the rise again in Newark. It's a story not unlike that of its tallest skyscraper.

The National Newark Building once stood as something like a great lighthouse in how wayward attorneys were guided to it. In the late 1940s, according to the late Newark historian Nat Bodian, 80 percent of the 35-story 744 Broad St. building consisted of law firms.

Its status deteriorated with the crime-related decline of Newark in the 1990s. The law firms (and nearly everyone else) disembarked by the time it was purchased for $7.5 million in 1998, when the owner was reporting 80 percent vacancy.

But this building, which underwent a $68 million renovation in 2002 — attracting high-profile tenants, more than 20 law firms and an overall 80 percent occupancy rate in the process — well exemplifies Newark's larger revitalization.

Newark as a whole now has more than 50 Fortune 500 companies with a presence within its city limits; and at least Prudential Financial, PSE&G and Panasonic have firmly embedded themselves there.

Law firms — carried by the winds of those potential clients — are once again setting sail for Newark.

McElroy, Deutsch, Mulvaney & Carpenter, the biggest law firm in the state with around 200 New Jersey attorneys, joined a batch of practices (including Herrick, Feinstein LLP and Genova Burns Giantomasi Webster) that have sought to establish strong presences in Newark.

To that end, the Morristown-based McElroy Deutsch worked to integrate roughly 30 attorneys with strong Newark ties who were part of a firm that it merged with 10 years ago.

Nicole Alexander, director of professional and business development for the firm, said there are reasons besides the obvious — more affordable office space than Manhattan offers — that makes Newark appealing to law firms.

“It can't be omitted that Newark has really great public transportation options to other locations in and out of the city,” she said. “Plus, revitalization continues to be a buzzword in downtown Newark. It's sort of having a rebirth, making a centralized location there desirable.”

I think Halsey Street in 10 years will rival Downtown Jersey City's restaurant Row...and its not just Halsey , Commerce , Market and Raymond are seeing a lot of new restaurants , cafes , and bars open up. Ferry Street already has a popular restaurant row.

It appears to be , at least in smaller chunks. Phase 1 & 2 retail wise are leased out and apartment wise are nearly rented out.

Yes , Journal Square and Downtown JC have been receiving abatement's or credits... Only Newark should be getting , Jersey City is in rapid redevelopment mode. Newark needs a push...although neighboring cities have done well without tax incentives like Bloomfield , Elizabeth and the Oranges...

The Millennium Project builds upon the City’s master planning efforts as outlined in the Living Downtown Plan and the Master Plan to strengthen Four Corners as the active retail crossroads of the downtown by encouraging a continuous, active street wall along Broad and Market Streets that creates vibrant storefronts with day and evening uses that promote pedestrian activity on the street.

New Developments Seen as Boosting Future of Newark

NEWARK—For years, this city has watched nearby Hoboken and Jersey City be transformed by luxury apartments, restaurants and an influx of young professionals while it struggled to overcome a legacy of poverty, violence and corruption.

Now developers say the future of what was once an industrial hub is finally under way, with half-a-dozen downtown residential developments having received financing, broken ground or been completed within the past year. The hope is that the projects will bring thousands of residents, a more vibrant street life that will help drive down crime and lift rents enough to tempt other developers to take the plunge.

“I think this moment is really a new beginning,” said Newark’s economic and housing development director, Baye Adofo-Wilson.

Among the projects moving forward is the Four Corners Millennium Project, which is expected to have 705 residential units, a hotel, retail and office space. It has received state tax credits and begun design work.

Elsewhere, Dranoff Properties plans to break ground this winter on a 22-story building with 245 apartments in a city that has seen little new high-rise construction in the past 50 years.

Also under way is the 500,000-square-foot redevelopment of the former Hahne & Co. department-store site. The developers have signed a lease for a Whole Foods Market, which is expected to open in 2016.

The Urban Essex Coalition for Smart Growth formed in 2013 as a result of the Together North Jersey initiative, which is working to create transit-oriented developments in northern New Jersey. According to the Urban Essex Coalition’s Coordinator Tom Schulze, the group formed after a TNJ recommendation to look into redevelopment options surrounding a string of five train stations along the NJ Transit rail line in Newark, East Orange, and Orange.

The five-mile stretch encompasses about 62,000 residents across the three municipalities.

“There is a lot of opportunity for redevelopment and improvement along the line that bisects these communities,” Schulze said in an interview about the work the coalition has been doing over the past year. “Our overarching goal is to improve the area…to encourage great urban spaces.”

The coalition, which includes the three cities, NJ Transit, and a few dozen area businesses, nonprofits, and colleges, is working to foster mixed-use developments surrounding the Broad Street Station in Newark, City Hall and Brick Church stations in East Orange, the Orange Station near Main Street in Orange, and the Highland Avenue station in the Valley Arts district. The coalition has applied for a $200,000 grant that it says will allow for an in-depth study of the area to determine exactly what types of developments would work best around each station.

KEARNY -- Leaving a legacy for future generations of Kearny residents was the theme running through Mayor Al Santos’s annual state-of-the-town address at Tuesday’s reorganization meeting.

As he outlined priorities for 2015, Santos noted that elected officials many years ago had the vision to pursue long-term plans including the construction of the Gunnel Oval athletic complex and Riverbank Park that benefit today’s residents.

For Santos, the modern-day equivalent of that vision includes persuading NJ Transit to revive plans to construct a new train station on Bergen Avenue below Schuyler Avenue. The transit agency had targeted Kearny for a station years ago, but scuttled the plan when Gov. Chris Christie canceled the ARC tunnel project to build a new Hudson River transit tunnel.

Now, with bi-state concerns about train capacity and the poor condition of existing tunnels, Santos figures the time is ripe to present Kearny’s case.

“This is one thing I have not given up on,” he said. “I think the state will have to reverse its nearsightedness on that issue.”

Santos also outlined priorities including building a new athletic complex at Gunnel Oval, replacing aging water transmission lines, repaving streets, continuing to pursue development of recreational facilities at the Keegan Landfill and supporting large-scale redevelopment projects on Passaic and Schuyler avenues.

“I think today we need to make decisions that will improve the quality of life in this town for years to come,” he noted, adding that short-term goals including bolstering the ranks of the police and fire departments and holding the line on taxes are also top priorities.

Have noticed more and more activity on the Harrison side, specifically the old factory buildings w/ construction debris increasing. Also the woodframe places are up to 4 stories now. There is also something going on in Rahway on the east side of the tracks north of the station, wonder what.

Won't it be great when Harrison station is done..what a different impression of Newark/Harrison.

ELIZABETH — A total of $55 million in state and federal money will fund the construction of a new two-story building and train platforms at the city's midtown NJ Transit Station, a project officials hailed today as an economic driver.

"This project is not just about the rail, it's not just about the station," U.S. Sen. Cory Booker said during an event outside the station. "This will be an economic accelerator for the city of Elizabeth. It'll increase housing values, it'll spur business growth, it'll create jobs and expand opportunity. This is a tremendous day for the city of Elizabeth and for the region."

Booker, Sen. Robert Menendez and Rep. Albio Sires joined state, city and NJ Transit officials and Union County freeholders to unveil the designs for the new station.

"This area is going through a renaissance, and this is just going to help it," Sires said. "It's going to create jobs, people are going to move into the area because of easy access to moving back and forth, and you need a train station that's adequate."

Preliminary designs of the West Grand Street station, expected to be completed in 2018, include a two-story station building with a street-level ticket office, waiting room and vendor space.

East Newark’s elected officials are setting their sights in 2015 on enticing a developer to build a hotel along its Passaic River waterfront.

Mayor Joseph R. Smith outlined moving ahead on a new hotel as his administration’s top priority for 2015.

So far, four entities have requested more information on specifications for the project, but none have submitted applications to the borough yet, according to the mayor.

“That’s our priority this year, to try and build a hotel along the waterfront,” said Smith. “I really feel this is the answer. It’s what we need here. It’s low maintenance compared to the services that would have to be provided for a residential development and we would get the real estate taxes for it.”

Borough officials have targeted a tract at the intersection of Passaic and Central avenues for the project. Once jointly occupied by BASF corporation and a parking lot for First Republic Corporation, the parcel has stood empty for several years.

NEWARK — More NJIT sports fans will likely be able to take the family to regular home games a few seasons from now, thanks to a recently approved events center that school officials say should be added the the university's campus by 2017.

The NJIT Board of Directors recently approved preliminary plans for a 200,000 square foot "wellness and events center," New Jersey Institute of Technology President Joel Bloom confirmed. The project is expected to cost a little over $100 million, he said.

  • According to Julio Colon, 219 private housing units were constructed last year, with many of them being two or three-family buildings. 198 units are underway now and 183 are in the permitting process.
  • The Valentine's Day Land Sale was a massive success. 500 couples or singles (can't discriminate in any way, including relationship status) lined up and looked at lots and all 100 were sold. 25 to Newarkers, 45 to NJ residents, and 30 from outside New Jersey, particularly New York City. The news has continued to spread rapidly with 555 positive news reports about Newark, and it was reported on in France and Tokyo!!! They are hoping for another sale soon to build on the success and sell the other 2000 city owned residential lots. The result of this sale means 100 new homes completed within the next 18 months.
  • The Clinton Street artists housing I mentioned earlier will be at 505 Clinton Street. A huge former historic bank building will be renovated into live-work spaces. https://www.google.com/maps/place/50...047d638fab7230 It is one block from the new Newark Public Safety office that is one block east.
  • Carmel Towers (250? units) near Weequahic Park is currently abandoned. It failed some very important inspections and was emptied almost overnight. A developer bought the building and is working on permits to renovate it.

  • A number of statistics were thrown around.
  • 24% own their own homes and 76% are renters. This would not be a problem, but there is a huge problem with "absentee landlords" that suck every penny out and do little in repairs.
  • Newark has 8 code enforcers for the whole city. At least 20-25 would be needed to properly keep up with those absentee landlords.
  • Ras Baraka is initiating varying plans to crack down on those landlords through either punishment or incentives.
  • Section 8 housing (subsidized units in privately owned buildings) has a waitlist of 20,000!
  • Affordable Housing in Newark Housing Authority owned buildings also has a waitlist of 20,000!
  • 55% of all renters pay more than 30% of their income in rents. 30% are below the poverty line.
  • Rents are extremely high compared with sales due to the odd demand. There is a huge demand for rental apartment but few Newarkers can get the financing to buy a house. Normally, the rent price formula is the sale price divided by 120 months. This means that a $180,000 three-bedroom condo could be fairly rented for $1500 a month and would require a household income of $61,000. It often costs $200,000 to build the same unit, thus the need for the subsidy. Newark's median household income is $34,000 so half make less than that, hence the massive need for subsidized housing.
  • At last count, there were 1500 homeless people in Newark, likely with many on the wait list for subsidized housing. There is a $2,000,000 program to house them and provide services, but that is too small. SERVICES ARE A PRIORITY TO HELP THEM!!!
  • NHA estimates a need for $560 Million extra to solve the housing problem. $13 Million is allocated from Congress in the 2015 budget and that is shrinking. They are moving towards subsidizing suburban homes AGAIN (that started the whole mess in the 1930's), and are even eliminating the programs. Hope VI was eliminated. Newark has to look increasingly to non-traditional funding sources like non-profits and corporate grants, and random other state and federal programs. It is possible, but it is a logistical NIGHTMARE! At the current rate, the affordable housing stock is decaying faster than it can be maintained or renovated.
  • Two specific areas in the south and west wards have been designated as "model neighborhoods." They are approximately here https://www.google.com/maps/@40.7170.../data=!3m1!1e3 and here https://www.google.com/maps/@40.7292.../data=!3m1!1e3 Both neighborhoods have a large number of vacant lots with potential to be developed and a lot of abandoned properties.

Phase 1 is mostly built except one building , Phase 2 & 3 I haven't heard much and that depends on the market. Seeing how market rate housing is doing well , we could see Phase 2 break within a few years.

“We’re hoping to be in the ground by this time next year,” Taylor said, starting with the parking component.

The $30 million project is already underway in the city’s Ironbound section, the firm said, in what will create a 69,000-square-foot facility and nearly 80 new jobs. The space will be operated by the startup AeroFarms, a high-tech commercial grower for vertical farming and controlled agriculture, occupying the site of a former steel factory at 212 Rome St.

The first phases are slated to open in the second half of this year, RBH Group said in a news release. When complete, AeroFarms will have the capacity to grow up to 2 million pounds per year of baby leafy greens and herbs in an environmentally controlled, safe and sanitary facility.

The current floor plan of each apartment includes an open living room, dining room and kitchen space; three bedrooms and two bathrooms (including a master suite); and laundry in each unit. The floors will be made out of poured concrete; closed cell foam insulation will exceed current standards. Cooke says the firm started looking at repurposing shipping containers a few years back when they were re-designing their own Newark office. They weren’t able to pull the financing together in time, but have been exploring the idea of using containers for affordable housing ever since.

“The neighborhood has not seen a lot of for-sale housing in a number of years since the real estate crash,” says Jeff Crum of CAPC. The organization acquires vacant lots and abandoned properties with the aim of stabilizing communities like Lincoln Park. “We’re trying to reinvigorate the neighborhood and create homeownership opportunities.”
