Note: Recent plans, the developer decided to develop the lot after all of these years. Tim Hollo recently submitted plans, in the summer of 2013 for this project. Something to look after as it develops. I put a "?" by towers and floors because it isn't clear how many towers this large project will consist as.

It is zoned up to 80 stories (the lot), so we will just have to wait and see:

The tipster, whose office is in 1101 Brickell Avenue, which will one day adjoin Panorama Tower, says: "So we're basically swapping Brickell's worst parking garage for Brickell's premier surface lot."

Although there appears to be a redesign but these where the original plans. In the future, the developer does want to touch up on the design to allow for more units. So it may possibly grow. The towers are approximately 60 floors each, and consist of two towers.

Hollo Signs Agreement Calling For Villa Magna Construction Within A Year

Hollo’s newest plans for Villa Magna include 1,208 apartment units, 20,050 square feet of retail space, and 14,450 square feet of restaurant space. The land is currently used as parking for the 1101 Brickell office building, after Hollo demolished a parking garage there to build Panorama Tower.

Construction on water and sewer facilities for the project must begin within 365 days from the date of the agreement, July 1. A full complement of workmen and equipment must be engaged in construction at the site. Should work fail to begin, a deal to provide water and sewer to the site will be deemed null and void.

These two towers will be 60 floors each. Originally they mentioned it back in April, but it is confirmed as of November. They where thinking of 80 floors, but as of now, it stands at 60, in two towers. Height info has still not been revealed, but it is probably anywhere from 600-650 feet for both towers. Most likely the upper range.

Villa Magna Developers Want To Build 1000-Foot Tower :D

Hollo received approval from the FAA in 2005 to build a twin-tower project on the site that reached 784 feet above ground, but the approval expired in 2008 after the agency denied an extension request. In the 2005 approval, officials wrote that Villa Magna would have no greater impact on air traffic at MIA than the Southeast Financial Center (at 797 feet above sea level) or the Four Seasons Tower (at 849-feet above sea level.)

Hollo obtained a MUSP from the city in 2004 to build a 787-unit project on the site at 1201 Brickell Bay Drive, along with 32,950 square feet of retail space and 1,520 parking spaces. City officials say they haven’t received a request to modify the MUSP yet.

The Villa Magna lot is currently being used as a parking lot for 1101 Brickell office tower while Hollo builds Panorama Tower.

Go Tibor Hollo! Probably not going to make the groundbreaking date, but he is supposed to begin construction on water and sewer facilities for the project before July 1, 2015. The title should be changed to include the new proposed height 995' / 303 meters

You mean One Brickell CityCentre (separate project from One Brickell).

There are also the proposals for the old Empire World Towers site and the abutting property. Both were seeking to build 1000 feet from the FAA.

Tibor Hollo should be focusing on the real supertall he promised years ago to build in One Bayfront Plaza at 1,010 feet that he already has FAA approval on. He isn't going to get a 1000 ft. tower on that site since his Panorama Tower which is a couple of blocks away & under construction only got approved for 829 ft. So what makes him think he can get it with this project?

CTBUH has the towers listed, but I fear, as Bobdreamz mentioned, that the FAA will cut it short. Realistically, maybe 800 feet but anything close to supertall status is iffy.

So basically Miami will never actually see a supertall because literally every proposal gets cut by the FAA. At least the 800 foot barrier has been broken, that's a step in the right direction.

Unless One Bayfront Plaza is still alive...?

Skyrise is one that is u/c.. Not in SSP terms, but it will start real steel world in the fall. A future supertall would have to be in a good location for the FAA to consider it without any drama which results in the two parties agreeing on a reduced height. One Bayfront Plaza was approved, so if that starts, then yes, but there are crickets on that project.

Hopefully Phase 2 of Miami Central can give us one, and they are shooting for supertall status.

Supertall Tower Proposed At 1201 Brickell Bay Drive

Foster was knighted by the Queen of England in 1990 and given the title of Lord Foster of Thames Bank in 1999. Seminal Foster works include the restoration of Berlin’s historic Reichstag, the famed Hearst Tower and the luxury residences at 551 West 21 st Street in New York City and a slew of London landmarks including the Millennium Bridge, 30 St. Mary Axe (“The Gherkin” tower), the new Wembley Stadium and London City Hall. In addition, Foster + Partners recently completed Miami Beach’s Faena House residences.

A significant portion of the parking has been moved underground, eliminating the blocky, monolithic parking podium that has become mainstream in all Miami high-rises and allowing the architecture to meet the street and interact with its surroundings, a major priority of Miami 21. The stepping back and thinning of the towers and base will preserve more view corridors and allow for natural light and air to permeate the surrounding blocks.

A major hallmark of the project is the 56,800 square feet of publicly accessible open space, including a signature through-block arcade that intersects the towers, extending SE 12 th Terrace to the waterfront, opening up a direct vista from Brickell Avenue to Biscayne Bay and increasing pedestrian access to the waterfront. Additional improvements include new plazas and active retail uses as well as enhancements to the site’s portion of the 7-mile baywalk that connects the Brickell, Downtown and Edgewater neighborhoods.

The development team, a partnership of Florida East Coast Realty, Corigin Real Estate Group, McCourt Global Properties, applied to the city’s Planning and Zoning Department for a modification to the Major-Use Special Permit (MUSP) it was granted for the current approved plans. A timetable for groundbreaking and launch of sales has not been finalized.

I think this, and the u/c 1000 Museum are epic designs. This is a winner. See, Miami has good designs. I know people knock the place because of condo towers that all look the same, but there are gems every once in awhile. Not to mention 12 supertalls in the pipeline. 2nd most after NYC. Pipeline that is. Now if half of those were to rise, that would be great. 2020 here we come!

Nevermind. I found a rendering stating it was a foster design for this tower in Miami, but the tower is actually in SF.

SF does not equal Miami. :(

Unless they used the backdrop for Miami as the bay area? Either way, disregard.

Foster’s Plan For Retail Arcade Topped By 81-Story Towers On Brickell Bay Drive

Preliminary plans for an 80 and 81-story project called The Towers by Foster and Partners have been obtained by TNM.

At ground level, the architect has designed a retail arcade between the two towers, which will allow pedestrians to pass through glass-enclosed retail and restaurants towards the baywalk. In total, there is 17,920 square feet of retail, restaurant and cafe space.

There are six levels of amenity spaces, perhaps the most of any condo project in Miami. Levels 12, 13, 48, 49, 72 and 73 are devoted to amenities.

The south tower will be slightly taller at 81 stories (1,049 feet above sea level,) with the north tower at 80 stories.

Quite bulky. Gotta give credit to Miami for bulkiness. Some of these towers in the 700+ foot range are quite large. I hope 2017 will be a prosperous year for the place. And... hopefully Trump makes EB-5 more desirable. I read about them wanting to raise the limit up to 800k for a visa, but I'd like for them to increase the cap of allowable visas. I think foreign investment is key for this real estate sector. As we've seen with Brazilian, and Russian investors.

Its a double edge sword when it comes to super talls. Time is the greatest suspense. If all goes to plan, with everything in the pipeline, we could have a lot startup right away, but yet again, it could all come crashing down. These projects are taking forever though (supertall ones).

I would be pleasantly surprised if all of them get built.....would be thrilled if we can get 3 of them up...this is one I would love to see happen....

Developers are waiting for the market to get better or become stronger. The market is doing fine, but once it becomes a little stronger, we should see a lot more activity.

Plans Advance For Brickell Supertall Towers By Foster, May Include Hotel

The developers of The Towers by Foster and Partners in Brickell are moving forward with the project and submitted their plans to the city for approval last week.

Revised plans to modify the 2004 Villa Magna MUSP were filed on November 28, meaning approval could come as early as December 28, if Miami’s Planning Department gives the green light.

in the "Title Change Request thread" at the top of this sub-forum along with 300 Biscayne Blvd. Way. to Aston-Martin residences.

This and 300 Biscayne. 3 potential super talls for Miami that I feel have an extremely good chance of coming to fruition. 300 Biscayne is solid. It will happen. Almost every single tower that has had a sales center u/c pre-construction wise of the original tower in the last 5 years has risen.

If this was taller (Around 1,100 to 1,300 ft), it would be a game changer for the city. Looks like a good signature tower for Brickell.
