I don't know if this goes here, but it is interesting to see The Texas Medical Center's efforts to move from a purely nonprofit institution to a biomedical hub that incorporates both nonprofit and for profit companies working together. The TMC is definitely is going to be the next big development area with the growing number of projects in the pipeline. I like the direction and economic diversification Houston is going through right now, just feel like we need a similarly prestigious entity to lead the city's efforts to turn Ellington into a spaceport and other similar expansions in the aerospace industry.

Plans for dinosaur-themed entertainment complex not extinct:
Quote:

Although developers announced plans for a dinosaur-themed entertainment complex in Montgomery County years ago, they expect to close on land for the venue in the coming months, The Humble Observer reports.

Chris Brown, president of Los Angeles-based Contour Entertainment Inc., the project designer for EarthQuest, attended an East Montgomery County Improvement District meeting in February and said the land deal is expected to close around the end of May, the Observer reports. The exact location has not been disclosed, but it is reportedly bigger than the New Caney site originally selected for the park.

According to EarthQuest’s website, the project has six major components: EarthQuest Institute, an education and research facility; EarthQuest Adventures Theme Park; Cretaceous Cove Water Park; Green Gadget Garage, a family entertainment center; EarthQuest Resort Hotel; ecotourism activities; and EarthWalk, a retail, dining and entertainment area.

Dept. of Rants: Rising Rent in the Austin of Houston

As a former Montrosian, I would say so. But what can you do? It's a casualty of the city's growth, and the increasing demand for living in more urban environments - both of which are good things for Houston, at the end of the day. (Could certainly do with fewer Perry Homes gated developments, though.)

And if the "poets and artists" are really having to relocate to Acres Homes and Westbury, then I am not going to feel sorry for them - because they could easily just move to 2nd Ward and other areas just east of downtown that have their own character and cheap rents. (Seriously, how is Acres Homes the alternative to Montrose?)

Here's some positive development on leasing activity.

Energy Crossing II:
Quote:

Atwood Oceanics Inc. (NYSE: ATW) said Monday it has moved into its new corporate headquarters in Energy Crossing II.

Dallas-based Lincoln Property Co. developed Energy Crossing II at 15011 Katy Freeway. The eight-story building was topped out, meaning the last beam was placed at the top, in June.

The building, at I-10 and State Highway 6, was designed by Dallas-based HKS Architects and built by Houston-based Manhattan Construction Co.

Houston-based offshore driller Atwood Oceanics occupies 89,000 square feet of the 340,000-square-foot building. Gensler designed the company’s space, and Houston-based Trademark Construction provided construction services for the interiors.

The local redevelopment authority, meanwhile, is hoping proceeds from the project will sustain the 62-year-old park financially while adding a critical mass of people who will make the park more viable.

And both sides hail the improvements at Levy Park, an underused pocket of green in the shadow of the Southwest Freeway, as the latest example of the private and public sectors working together to protect and preserve green space while in pursuit of profit.

Houston-based Midway has signed a 99-year lease for two parcels around Levy Park in the Upper Kirby area, a residential-commercial area that is rapidly becoming more dense. The development, to be called Kirby Grove, will include a 270-unit, midrise residential tower with outdoor deck space and a parking garage and a nearly 250,000-square-foot building for Class A office space with ground-floor retail and restaurants with outdoor patios.

Both buildings will face the 5.6-acre park in an effort to encourage foot traffic throughout. The Upper Kirby Redevelopment Authority, the area's tax reinvestment zone and owner of the park and adjacent property, will invest $8 million to $10 million to add landscaping, a performance pavilion and water features at the park while expanding its community garden and dog park.

8 story Sasol tower breaks ground in Energy Corridor:
Quote:

Houston-based PM Realty Group broke ground last week on the fourth building of Woodbranch Plaza in the Energy Corridor.

Slated for delivery in April 2015, the 175,000-square-foot building is where Sasol, a South Africa-based international integrated energy and chemical company, will house its North American headquarters. The complex is at 12140 Wickchester Lane, near Dairy Ashford and Interstate 10.

The new building will share a fitness facility and cafe with Jacobs Plaza, which topped off on March 3, the same day as the groundbreaking. Both buildings, which are the same size, were designed by Houston-based Kirksey, with Houston-based Tellepsen working as the general contractor. PM Realty is also managing and leasing the complex.

California-based Jacobs Engineering Group Inc. (NYSE: JEC) will occupy almost half of Jacobs Plaza, with employees moving in August. The other 52 percent of the building is still open for lease.

THE DEVELOPER behind the Morrison Heights midrise building (pictured at left) now under construction in the southeast corner of Woodland Heights has plans to build a similar “apartment and condo” complex at the southwest corner of Studemont and Center St., just north of Washington Ave. Like its neighbor to the northeast, the Studemont Mid-Rise would be a 4-story structure of 36 units mounted over an open parking area underneath. To fit the proposed building on the lot at 1011 Studemont St., however, Fisher Homes needs a variance from the city that would allow a reduced setback on either Studemont or Court St. Its application was deferred at a meeting earlier this month, and is up for consideration by the planning commission this Thursday.

All but one of the units, according to text accompanying plans submitted to the city, would be single bedrooms. Access to the parking area would be through 2 separate driveways off Court St. There’s a gas station directly south of the .4412-acre lot; south of that, on the opposite side of Washington Ave, is the Memorial Heights apartment complex.

More signs that the housing shortage is having an impact. Fewer than 16,000 homes for sale implies a slowdown, as demand waits for supply to catch up.

Houston home sales continue to outpace last year, but a slowdown may be coming
