Social Housing in Vancouver - The 14 Sites
 
The 14 projects that are under construction or in the pipeline certainly warrant their own thread.

I will try to populate this thread with photos of the six sites that are currently under construction. With funding now approved for the rest of the batch there will be a lot of movement on them soon.

Expo looks like a parking garage

Burrard looks like 1960's west end

W 2nd Ave looks boring, with an annoyingly-familiar and desparate splash of colour. reminds me of the cbc building in toronto

Alexander Street is tolerable, but really belongs in the 70's as a radisson hotel

Same for East Broadway, only not so tolerable

7th and Fir can go either way... time will tell

I hope Powell is just a placeholder until they get around to designing it

1251 Howe looks really promising... the design is rational and seems hard to screw up

Realistically, I can only see 1251 Howe, 7th and Fir, Alexander, W 2nd to be built without a major redesign... the others are beyond ugly... there's no way the udp will let them by without SOME modification.

I can't say I'm too crazy about 1134 Burrard, which is the one I'm closest to and will likely see at least twice a day. Most of the other ones look pretty good though.

1134 is an abomination. Most of them aren't great. 215 West 2nd and 590 Alexander aren't too bad, and 1233-1251 Howe is quite nice. I know they aren't supposed to be super nice or anything, this being social housing, but grey/brown concrete and stucco?

I think the majority of them are attractive enough to suit their purpose as social housing. I would question the irony of a social housing building that is styled to be architecturally stunning.

The Expo boulevard one looks like it has a strip reserved for the future street car, likely owned by the city. At least thats my guess. Also that site is large enough to support a tower and allot more density, if this social housing building takes up the entire block to the bridge then its a bit of a waste. They should partner with a developer for some extra market housing on the site which would bring in more money.

Hope fully im wrong and this building doesnt take up the whole block and there is a parcel left to the east for more units to be built.

edit: it kind of looks like there might be enough space to the east to fit in a tower later on.

This was the first of the 14 sites to commence construction and it is nearing completion. No renders are posted at the site since we can now see what it will look like. By my count there are about 80 apartments in this building.

Who decided that social housing had to be new developments anyway? Meanwhile I can't even dream of moving out of my 1975 wood frame condo.

WRT the look of the buildings, it's social housing. Top architects should not be paid vast sums of taxpayer money for designs that compete with the best of free market housing.

I would hope that these were designed by architects looking for a start in the business, looking to introduce their own style on Vancouver instead of being insipid carbon copies of the rest of Vancouver. Social housing should be used to introduce new ideas for design to the city landscape, as multi million dollar developers usually aren't willing to take a risk on tarnishing their investment with something too bold and daring. If the attempt falls flat, it's not like it matters, the people who have to live in them don't have much of a choice.

oh man I hope the expo one is the last one and by then the government runs out of money and sells the land and someone builds something decent.

I just hope they build enough units to go around. There actually people (very few in number) who choose homelessness, but for everyone else, it should be made a social crime, with the government as the defendant.

Mark is officially u/c too, abeit at excavation stage. Might there be any possible clashes with Karis place when the Mark reaches a certain stage in construction? Like with the cranes? I can't recall seeing two abutting towers done by separate developers simultaneously under-construction.

VANCOUVER - Vancouver council bent to the wishes of the Mount Pleasant neighborhood Tuesday and ordered a proposed 11-storey residential tower on one of its 14 city-owned social housing sites scaled back to eight storeys.


But in telling B.C. Housing and the Vancouver Native Housing Society to go back to the drawing board, they have put at risk 24 units of rental housing proposed for the top three floors, Dave Eddy, the society's head said Tuesday.


Even at eight storeys, the project at at the northwest corner of Broadway and Fraser Streets is still too high and will make many neighbors angry, Steve Jung, a neighbor who opposed the development.


Council's compromise came after they weathered three rough days of public hearings in which neighbors wanted the city to stay with the neighborhood maximum height of six storeys, while housing advocates said the 103 social housing units and 24 market rental units are desperately required for the city's native youth.


In cutting the building back to eight storeys, council said the architects could design a new, denser building that would incorporate the market rental units within the allowable floors.


But both Eddy and project architect Larry Adams said they aren't sure that will work, especially since it would violate urban planning design rules set by the city's planning department.


"It doesn't meet planning's urban design objectives. We've worked with planning since 2008 and they've been clear about what they will allow," said Adams, the principal of NSDA Architects. "It's doable, but the question is whether planning will consider it too dense."


Eddy said the likelihood is that the society will simply scrap the top three floors of market rental housing even though that's what the community needs.


"We will take a bash at redesigning it but we're not going to beat ourselves to death. If we see a lot of resistance from planning we'll drop the affordable rental. The irony is that this is what the community wanted. We want to build the rental housing because we believe there's a need for a full range of housing options."


Although council voted unanimously for the change, Councillors. Suzanne Anton and Ellen Woodsworth said they preferred the full 11 storeys. Anton questioned why if council was prepared to allow 20-plus storey rental buildings in the West End it wouldn't allow three storeys of rental on top of social housing in Mount Pleasant.

Have you guys read about the 'latest, most comprehensive' report put out by Wendy Pederson-led CCAP? Among a large list of conclusions, they advocate slowing gentrification in the DTES and the City to buy 50 lots in the DTES and build social housing.

It's a shame that this report has some interesting things to talk about in terms of approach to drug users and access to drugs and treatment. Unfortunately it's mixed in with stupid policies like keeping DTES and poverty ghetto.

Was also surprised to read that Pederson is opposed to modular housing as a potential measure to address homelessness.

How could gentrification in the DTES be any slower?! Sure, there's been lot's of improvements in Gastown, but how much has actually changed east of Columbia?

How about instead of the province buying up 5 properties each year for social housing that the city should expropriate the 5 worst properties every year and hand them over to developers at cost for market housing, that would place a lot of pressure on existing owners to keep their places up to standards. I can almost picture Wendy, along with Mr. Kerr and Mr. Eby working as baristas in a Starbucks in the gentrified DTES.:cheers:

A shame about the MP decision, I am starting to wonder though if the whole thing was a good plan to begin with though. I was great to see them all spread out across the city, but perhaps it would've been better to have twice as many buildings but with a better mix in each one.

The Howe street site takes up two lots, a narrow lot with an existing single family house directly adjacent to the Alto and the Odyssey lot. Demolition and excavation is expected to commence in the fall 2010.
