Still, to be talking about the possibility of 360-foot buildings outside of downtown would have been unheard of even a few years ago. Technically Austin has already had some decently tall buildings outside of downtown for decades thanks to the UT Campus and West Campus, but those two neighborhoods make up the same skyline that downtown does. Plus, in 2014 the first 200+ foot tall building came to the south shore just across the river from downtown, but again, that building is part of the downtown skyline, especially since downtown wraps around that area as the river turns.

The Broadmoor and Domain developments will be the first time we've truly had buildings of that height in a skyline defined separately from downtown. 360 feet will be way taller than anything currently outside of downtown. Excluding the UT Campus, West Campus, and the south shore area, the tallest building outside of downtown now is 159 feet. 360 feet tall would have been Austin's 3rd tallest building up until 2004 when the Hilton and Frost Bank Tower were finished that year. 360 feet today would be Austin's 21st tallest.

This is great news. North Austin has already been changing rapidly, and property values in the Mopac/Braker/Parmer area are rising significantly. I have a friend who lives near Metric and Parmer, and his 80s neighborhood is seeing dramatic increases (mostly land value). People who live in Austin should hold on to their properties as long as they can. I realize property taxes are a huge problem for many, though.

KevinFromTexas Apr 18, 2018 7:02 AM

Oh, yeah, and then there's that "other 2nd downtown" - The Catalyst project on East Riverside Drive in Southeast Austin. If that one happened it would be another significant skyline outside of and separate from downtown and UT, but it does have a UT connection.

This one has a lot more opposition, though, since it would be replacing an existing neighborhood of large apartment complexes that are mostly inhabited by UT students.

Proposed Riverside makeover will harm students

Published on April 9, 2018 at 8:09 pm
BY RYAN YOUNG

Traffic on Interstate 35 permitting, the student apartments at Riverside are just a 15-minute UT shuttle ride from campus. Surrounded by aging strip malls, bisected by the quiet Country Club Creek and neighboring the forests of the Ray G. Guerrero River Park, this student community is quiet, peaceful and laid-back — everything that West Campus is not.

By choosing to live in Riverside, students trade closeness to campus for ample parking, tennis courts and green spaces. It’s the kind of relaxed living arrangement that Marina Flores, a fourth-year sociology major who lives in the Ballpark Apartments, appreciates. “It’s just more enjoyable to get away from campus … to not be surrounded by all that all the time,” Flores said.

But Riverside may not stay that way for long.

A cocky Los Angeles developer is eyeing Riverside to construct a supersized “urban village.” If approved by the city, the plan would demolish the Ballpark East student apartments and build 160-foot skyscrapers in their place.

Personally:

I actually wouldn't consider Catalyst a distinct skyline, given the number of VMU developments and development opportunities between it and downtown proper. It would simply be another midrise offshoot from the downtown highrise core a la West Campus.

MichaelB Apr 18, 2018 5:58 PM

I'm still laughing at "160' SKYSCRAPERS" ........ just a bit of an over reaction!

KevinFromTexas Apr 18, 2018 7:53 PM

Yeah, that area is definitely going to see future high rise development as an extension of the downtown core, still, at this point, those two areas are fairly separate. I've said it before, but I think eventually Riverside Drive will be lined with high rises with a little more bulk as they fill in the lots around it. The East 7th Street corridor is another one I'd expect to eventually upzone.

tdawg Apr 19, 2018 4:35 PM

It says " 160 foot skyscrapers," no?

Hey guys,

I was in Austin on April 4th and took the following images, sorry I took so long to get them up. There are many more on my Flickr (mostly of The Independent).

Can anyone help me determine the project names for any photo titled 'Austin....'

I'll post their names on your flickr account. In this first photo, that's not 500 West 2nd. That's Third + Shoal.

In the 2nd photo, 500 West 2nd is the dark blue tower on the right. Third + Shoal can be seen on the far left. The building in the middle is Austin Proper.

By the way, these are great looking photos. You should post these in the "My City Photos" forum.

Waterfront apartment tower could rise 45 stories — or more — near downtown on site of vacant condos

By Marissa Luck – Staff Writer, Austin Business Journal
38 minutes ago

A Dallas-based developer expects to break ground on a roughly 45-story apartment tower overlooking Lady Bird Lake by early 2019. It’s one of two apartment high-rises Genesis Real Estate Group has proposed for the Villas on Town Lake condo site near the Rainey Street Historic District.

The company submitted a site plan application to the city earlier this month and it expects to break ground on construction in about nine or 10 months.

Originally the Austin American-Statesman reported the tower would be roughly 40 stories high. This week though Genesis President Gordon Ip said it will go even higher, at 45 stories or even as many as 50 stories.

Dale Apr 26, 2018 2:33 PM

Hmmm, sounds like maybe another 600-footer.

It's two towers. The site plan, which has already been filed, lists it as two 55-story towers - one is 695 feet, the other is 595 feet. The site plan listed them as a residential tower and a hotel/residential tower.

This document lists those numbers.

Not expecting too much in regard to decent architecture from the developers of The Travis. It's too bad; especially since the two towers will be so prominent in the skyline.

I can't speak for ILUVSAT, but here are the ones that I would list as likely 600'+ towers that haven't started construction:

600 Guadalupe - 842'
Travis Tower #2 - 695'
WPP Tower #1 - 615'
Block 185 - Height not released
The Republic - Height not released

Honorable mention:
Travis Tower #1
Brackenridge Campus

KevinFromTexas May 1, 2018 1:13 PM

I would also assume that at some point something big will replace the post office since it covers a whole block and isn't affected by a CVC. It's also across the street (to the south) from the 600 Guadalupe site.

Over a decade ago Novare had planned a tower for that block that was mentioned to be around 600 feet.

1955

In this photo, you can see the old Austin City Hall at the head of the South First Street Bridge, but at that time that building housed a lumber company. That whole area is Austin's warehouse district. Back then it was legit light industrial, but today it's mostly bars and restaurants, surrounded by office towers and residential buildings. Austin City Hall at that time was a few blocks north of there. The Capitol building was still the tallest building in Austin at the time this was taken, and it would remain Austin's tallest until 1974. Today there are 34 buildings that are taller than the Capitol that either complete or under construction, and there are at least 20 more planned that will be taller than the Capitol. The UT Tower was also the only high rise north of the Capitol back then.

This photo from 1997 shows the Palmer Auditorium before it was transformed into the Long Center. That's the South First Street Bridge. The small yellow building at the head of the bridge is Austin City Hall. To the left you can see the Tom Green Water Treatment Plant. That whole area now is covered with towers. The old city hall was demolished and replaced with a new one in 2004. The Green Water Treatment Plant was demolished and more than 2 1/2 million square feet of office space, hotel and residential replaced it.

Those parking lots at the Palmer Auditorium were awful. That area now is effectively a park. The parking garage wrapped around the Palmer Auditorium replacing them, and the Palmer Auditorium was remodeled into the Long Center. I sort of miss the turtle shell though.

More info on the Broadmoor development adjacent to the Domain in North Austin. The Domain is already touting itself as "Austin's 2nd downtown". At least in height, it's on its way to becoming Austin's truly defined 2nd skyline with several 200 footers - the first outside of the downtown and UT Campus/West Campus area.

Adjacent to the Domain is the old IBM campus with a handful of high rises with 1.1 million square feet. Brandywine Realty Trust plans to seek a rezoning of that area for increased density. Total buildout is seeking building heights up to 360 feet. Those would be the tallest outside of downtown by far at the moment. The tallest plan for the Domain at the moment is 248 feet, but those haven't started yet. 360 feet tall would have been the 3rd tallest in the city just 15 years ago. It would have been unheard of then to imagine something that tall outside of downtown. Today is the first time I've seen the maxed out plan for the square footage, and it's a bit of a surprise. They have entitlements for up to 8 million square feet of office, hotel, residential and retail space, but this says they could seek additional entitlements for 17.4 million square feet. That would suggest a total of 25 million square feet of space just in the Broadmoor development alone. That's without considering all the space at the Domain next to it. With that amount of space, nevermind the height, it would be a true 2nd downtown. CapitalMetro also wants a metro rail station in the development. The rail stop would connect the Broadmoor development to downtown some 8 miles to the south.

Brandywine close to winning key rezoning to build denser, higher on North Austin campus occupied by IBM

But there's a catch involving a train station

By Marissa Luck – Staff Writer, Austin Business Journal
4 hours ago

Brandywine Realty Trust has big plans for the 66-acre North Austin campus occupied by IBM Corp., and it is close to clearing a major hurdle toward realizing that vision.

Brandywine (NYSE: BDN) is asking the city to rezone the site at 11501 Burnet Road, home to IBM's 1.1 million square feet of office space. Brandywine owns the site and hopes to redevelop it into a high-density, mixed-used project with the potential for office, hotel, residential and retail space a stone’s throw away from The Domain.

The Pennsylvania-based real estate firm wants the city to rezone the area from commercial mixed use to a transit-oriented development/gateway. Once the site is in the new subdistrict, Brandywine can then seek density bonuses that would allow it to build up to 360 feet tall, up from the 120 feet currently allowed, according to city documents. It would increase the floor-to-area ratio — which determines how much square feet of space can be built on the property — from 5:1 to 8:1, according to a letter submitted to the city by Brandywine's attorney, David Anderson of the Drenner Group. And the zoning change would allow for up to 80 percent impervious cover, documents show.

This will make the area very dense, hope the re-zoning is approved.

Crazy to think that it was only in 2014 when we didn't have any buildings on the Green Water blocks. I remember feeling like that area was a huge ugly scar on the face of Austin and that we would finally be a pretty city once that area was developed. I gotta say, it's really helping our city's confidence level.

But we're not completely there yet (Block 185, come on down).

Thankfully, there have been some other delightful surprises along the way, like Third + Shoal.

This picture really illustrates how much of a game-changer The Independent is. It gave much-needed balance to the skyline. The library also added some much-needed color, though we still need more.

And it's kinda fun trying to imagine these pictures with Block 71, The Republic, 600 Guadalupe, etc. added in.

That's a beautiful shot! Can only imagine what the skyline will look like in a few more years.

Huh? Is financing going to be drying up suddenly in the near future?

Here’s Rev. 4 of my 2018 list of Austin’s tallest projects that have at least one building 150’ tall or taller or appear to based on available information.

There are five status types:
U/C – Cement has been poured
Site Demo – At least one structure on the site has been or is being demolished
Site Prep – Dirt is moving or utility work is underway
Proposed – A specific project has been announced or project documents have been filed with the city
Planned – A project is envisioned, but no specific project has been announced or had building permits filed with the city

For this Rev. I have moved the “Planned” projects to the bottom of the list. Even though they may be viable projects with tall buildings, I didn’t want them to be listed with the projects that are further along in the development process.

Some of the “Proposed” projects are having trouble getting underway. But I still list the projects as “Proposed” if the original developer owns the site or the site was sold with an approved site plan.

Projects highlighted in Green are underway per the developer, and may have a status other than “U/C”.

Projects highlighted in yellow were completed in the current calendar year and have been removed from the project count.
