any word on Domain Towers 3 and 4 ?
Before Covid I would have thought they would have started by now unless they are still waiting on the South District improvements to complete. I am wondering if there is a delay because of the WFH effect on office space needs. Also they were suppose to start the first stage of Burnet/Braker intersection, any word on that ? |

I wonder what is going on with what is now called domain tower iii.
I was thinking maybe tower 3 and 4 would be delayed because of wfh/covid but I drove by today and they were tearing up the asphalt where the tower would go. Are they starting on it ? |

They have been very busy completing the south end district plan. The plan that must be done before tower 3/4 could start. The south side of 045 has completely changed as far as access to ibm loading dock, parking garage and bank. All required before tower 3 could start.
What is odd is this week's clearing of the area where Tower3 would sit. I did not think that was part of that plan but maybe it is. Before this week, that area was fenced off as they worked on the new road, loading dock for ibm, bank access and garage access. It was fenced off because that area was used to store equipment. Now the fence is down and they are tearing up the remaining asphalt. I guess that could be part of the south district plan. Would need to pull it up and take a look. I thought that area was marked to refer to the tower3 plan. Then again they moved the big tree and that was marked to refer to the tower4 plan. |

Domain 4 looks gigantic there. Those office floorplates would be some of the biggest in the city, no?

Once IBM's Bldg 045 is gone, that space should be turned into a nice park with pond and fountains like on the north side.

I didn't realize that they were planning to build a bridge over that retention pond.
And speaking of Domain South vs. North... My assumption is that eventually the Austin FC stadium will draw more development around it, replacing some of the industrial buildings. However, the IBM campus redevelopment (what is that called now?) will tip the scales back to that side pretty decidedly if that happens all at once. It's just a shame that the high voltage lines, substation, and massive parking lots don't allow for a cohesive development between the two mall areas and subsequent development.
