Three Rivers -
Here's a random one - I visited my in-laws over Christmas in Three Rivers. Right down the street from their home, the Metro @ Maplelane project is finally getting underway. This under-utilized strip development has sat derelict for decades along N. Main and has lately served mostly as a site for drivers ed. tests. It is finally getting new life. The Three Rivers Area Chamber of Commerce will anchor the redevelopment, with space for other commercial businesses planned. Not crazy about the new name, but this is a positive improvement for an old-school strip mall. I believe the barrel-roofed portion was at one time a bowling alley and / or roller rink. I can almost make out the word "bowl" on the old signage that has been uncovered. There is some funky mid-century detailing. Muskegon -
I'm honestly having a hard time keeping track of all of the development news coming out of the Muskegon region lately. There is an excitement and a buzz here that has only grown through 2020. It is fun to watch 50 years of disinvestment continue to be reversed. I'd wager that outside of Grand Rapids (and maybe Holland) the Muskegon-area is investing more in development than any other region on the west side of the state right now. Muskegon City Manager Frank Peterson - along with the city's Economic Development Director Jake Eckholm - have been leading the charge. All signs point to momentum continuing into 2021. Muskegon -
A massive Planned Unit Development has been announced for Muskegon Lake. The $110 million proposal would include a mix of residential and commercial development, based around a "town center" plan. It is being referred to as Harbor 31. The 35-acre parcel is the site of a former Teledyne Continental Motors industrial facility, and some remediation is still required. An earlier redevelopment plan branded the area as a "SmartZone" - an initiative which attracted... a few things, including a GVSU Innovation Hub, an office building, and a few condos - but it never reached its full build-out potential. It is located just east of the Terrace Point housing development, and much of the road infrastructure is already in place. This whole proposal looks really, really ambitious. Muskegon is hot right now, but it all seems to be moving too fast for something not to hit a snag soon. We will see. Quote:

The Harbor Grand Hotel suffered a fire in 2019 caused by a lightning strike. It led to extensive water damage that necessitated a total shutdown and major reconstruction. Allegan -
Tantrick Brewing Co. recently announced that it was relocating to downtown Allegan, with plans to expand their operations. The microbrewery currently operates a small production facility and taproom outside of downtown, at 633 114th Ave. Now, the owners are taking on two separate projects in the downtown area. The first will be a 2,100 SF development at 134 Water St. (formerly a pet grooming salon) for increased production capacity. The second will be a new taproom and restaurant at 243 Hubbard St. (former Long Branch Saloon). They are getting help from the city in the form of a 12-year Industrial Facilities Tax Exemption, with additional support from the Allegan Area Chamber of Commerce and Lakeshore Advantage (the local economic development organization). It’s amazing how downtown Muskegon has been transformed over the past decade and continues to progress. Despite the obvious statement of location, location & location the city’s economic shift from an old industrial center to thriving shoreside showpiece of Metro GR is gratifying to watch take off.

HOM Flats at Felch Street is scheduled to break ground this Spring. While the architecture is underwhelming, it will bring 114 apartments to the area, a mix of "affordable" and market-rate units. This is the same developer - Magnus Capital Partners - that is behind the new, similarly-styled HOM Flats at Maynard - which was just approved in Grand Rapids. Quote:

Holland Township -
A big development plan around The Shops at Westshore mall has received initial approval (again), after some changes to the site plan were made. It was last proposed in December 2019, and now a revised plan was shared at the Township Planning Commission meeting on February 02. The development team consists of current mall owners Jean Ramirez & Greg Erne / Westshore Mall Investors LLC The project, called "The Commons at Westshore" would include a mix of residential and commercial space, in addition to a new skilled nursing facility - not seen in the original site plan. A rezoning change would be in order, which the commission was amenable to recommending. The residential units have been reduced from 341 to 266, and would consist of a mix of apartments, live-work units, and townhomes. There would be three phases of work, starting with the Skilled Nursing facility (northeast portion of the property).
