And there we go: goodbye to the greenery facade.

Austin is such a blue skyline. It looks like almost every new building is the same shade of blue too.

The lighting in that photo is unusual in that it makes the buildings appear to be roughly the same shade. However, in real life they aren't nearly so perfectly matched. And not all of the buildings going up are the same blue, either. Granted, it is a lot of blue. However, much of our older stock was brown, gold, and black, so it isn't like we have a monotone skyline.

Here's everything finished in the last ten years:

Austonian is dark blue.
The W is black and very deep blue.
360 is silver and very light off gold.
Ashton is ... brown.
Frost is silver.
Spring is teal and a kind of beige color.
JW Marriott is brown and blue blue.
Four Seasons is a bunch of colors.
Bowie is blue blue and beige.
Seven is mostly white and silver.
Monarch is beige.
Legacy is white.
Shore is brown and red.
Skyhouse is light blue.
Colorado Tower is blue blue.

Here's everything under construction and proposed that I can think of off the top of my head:

Seaholm is white.
Northshore is black.
Independent is white, we think.
Austin proper is white-ish.
500 w. 6th is blue blue.
5th and West is black and blue.
Fairmont is blue, yes, and beige.
Hotel Van Zandt is brown.
Westin is... a lot of crap colors.

e.g. the colors are not as monolithically identical as are often made out to be.

An FAA filing for the hotel says it'll be 76 feet tall. It's hardly a "high rise". I think that designation is because local fire departments classify buildings of 75 feet or more as being a high rise. It's for safety guidelines for fire code.

You have been pointed to the Austin sub-forum more than once as the source for Austin updates because Austin projects would be buried in a single thread. But you are absolutely correct about Urban Planet. :) If one is only looking for updates (as opposed to discussions) on projects that is an awesome reference. Again with the :).

Nice photos. It's really looking green now. That first view is looking so good. And it's incredible that only two of those buildings existed before 2002.

corvairkeith May 25, 2015 4:57 AM

Yeah it was an unexpectedly sunny and pleasant day. It felt really good to get back on my bike after so long indoors. Downtown is looking really green and will only get better as all the new trees fill out. Even the vines on the trellises on the JW Marriott are coming along, although they are going to need a few seasons to really get the look they had in the renderings.

The parking lot next to Frank, across from Truluck's (NE corner of 4th & Colorado) is finally getting developed. Will be another office tower with structured parking.

So I guess the property doesn't extend to Congress? It's only a quarter block then. In that case it won't face Congress then. One good thing is with there being an alley between the two properties, we won't have to worry about a dreaded blank wall facing Congress. There will still be one on the north side.

Good points.
I'm glad it's only 1/4 block . More variety in the long run.

drummer Jun 4, 2015 1:49 AM

^ Agreed. I think it's good to have smaller footprints for office buildings. Hopefully this will be a bit taller because of that, too. Probably won't be Austonian or the eventual Independent tall, of course, but it's not in a CVC.

KevinFromTexas Jun 4, 2015 2:50 AM

The thing is companies prefer large floor plates to small ones since it allows for more workers on fewer floors. I suppose that could change, but that's usually been the case in the past. It's why you have office buildings that are typically more bulky than residential buildings. In residential buildings you want the opposite of that. Fewer neighbors per floor means fewer common walls and less noise. The only way we're going to have really tall office towers is with the demand for office space jumping even higher than it is now. I'd actually be ok with fewer office towers being developed so the few ones we do see could be taller. I'd rather have a half dozen really tall ones than a dozen or more that are average height. Of course the residential and office markets are going to feed off each other and benefit each other. I also like the idea of mixing it up and having a diversity of uses in each neighborhood in downtown. I prefer that to "residential districts" and "office districts" in downtown. They should mesh together and be more inclusive. I can understand more about wanting to keep hotels separate because of the hustle and bustle they can create sometimes along with touristy supportive businesses around them. The convention center area of downtown comes to mind here.

mhays Jun 4, 2015 3:12 AM

Tenant preference for large floorplates is a start, along with the efficiencies of having less exterior skin per square foot and so on.

Skinny residential and hotel is also due to the need for certain rooms to have windows. A hotel is generally the width of room+hall+room. Homes can be long shoeboxes if they don't have enclosed bedrooms, but otherwise each bedroom and the living room need windows, so there's no reason for a deep floorplate. Even the shoeboxes tend to be shallower than many offices.

PS, agreed, I like mixed-use districts the best also.

drummer Jun 4, 2015 4:07 AM

Yeah, that all makes sense.

It's not necessarily the size of the floor plate that matters but rather the configuration. Companies nowadays want to minimise the distance from the window to the core of the building to provide for natural light, which is resulting in slightly narrower and elongated designs when possible. A really deep floor plate characteristic of the '80s and even '90s doesn't allow for ideal space utilisation anymore.

I'm not sure this was ever posted but I ran across it today. Interesting concept but I wouldn't expect to see towers a 3rd of that size in that area anytime soon.

I wouldn't mind seeing the tower second over from the right built in DT. The middle one looks like a stretched out version of Spring.

I lived in NYC for awhile and was always amazed to see high rises literally that skinny and tall, if not taller. I'm wondering what it's like on the top floors- does it feel like it's swaying back and forth during heavy wind or what...

90 percent of units already spoken for at 58-story Austin tower
4:19 p.m. Friday, June 19, 2015 | Filed in: Business

In a sign of the strong demand for downtown living, a planned 58-story condominium tower has set what its developers say is a record for the most number of units reserved within a week’s time for a downtown Austin condominium project.

Prospective buyers have put down earnest money for 90 percent of the units — 336 of 370 — in The Independent, a high-rise that developers Constructive Ventures and Aspen Heights plan to build at the northeast corner of West Third Street and West Avenue.
