Actually I think the waste he was refering to is the investment in Riverside....... I agree we should not "sink" money into Riverside.
I actually would like Riverside to remain... and yes, put the $$ saved from that into 35.

As to 35 vs Boston's big dig...
ToTally worth it.
Changed downtown Boston in the most amazing ways!!!!!!
Love it.

Re-posting a link that Hill Country submitted on the Austin forums. I know there are visitors who have asked for more things posted on this thread regarding Austin progress. Below is a drone video that is very well done.

I agree about sinking 35 too, and it should take priority over Riverside. But separating the two possible projects, sinking Riverside would make the park even more amazing.

MyFox 7 just did a story about the Aloft and their next door NIMBYs and high rises in general on the 9:00 PM news. Jude gave a pretty good interview, and it looks like they showed one of Chiveman'a future skyline renderings from the previous page in this thread.

I just saw that as well, but it was not one of my renderings it was actually from this forum but is an image from 2012. They should update that. :haha:

I forgot how much of a project the front lawn of Seaholm is. That's going to be a pretty radical transformation in and of itself. If it ends up looking like this rendering then that's going to go a long way toward incorporating that area in with the rest of downtown.

GoldenBoot Aug 8, 2014 5:36 PM

Finally...some news on the ECC site:

New planned downtown tower could be Austin’s second-tallest building

The article describes the tower as "Austin's second tallest..." However, that may be incorrect. At 50 stories it would be the second tallest by number of floors. But, a 50-story tower "could" easily rise higher than the Austonian in true height.

The article did mention the tower would be "50 stories and possibly higher."

“We want the building to have a lively presence on the skyline,” Brett Rhode said (Rhode:Partners Architects). “This will not be another generic tower.”

The ATX Aug 8, 2014 7:15 PM

Austin now has three proposals in the the 600' to 700' range.

The Fairmont convention center hotel, which has been delayed for over a year and a half, has had some good indications this week that it will be starting as soon as next month. It will be Austin's new tallest at 691' (with spire). The current tallest Austonian is 683'.

Waller Park Place Tower B, which has financing, still looks to be on track for a November start. It's in the 50-55 story range, but the final height has not been announced.

The new ECC tower announced today should be in the 650' range considering that several floors will be office space.

Or taller...

If Constructive Ventures remains true to their vision (i.e., 120k SF office + 15k SF retail + 400 residential units + parking), I believe this building will be taller than 50 stories and more than likely eclipse The Austonian in height (even the Fairmont...if it is built to 691'). However, they do have a 74,000 SF piece of land with which to work (much larger than most tower developments). The floor plates could be huge. I'm hoping they are not and the building be developed into a taller, skinnier tower - using the rest of the land for public spaces.

At this juncture, it is not known to the public how tall the tower will actually be (if built). Nor may it become publicized for many months. If they remain on schedule, the tower will not break ground for another 15 or so months.

The project is still in the design phase.

Remember: financing is everything and as it was mentioned in the article...finding capital for condo developments is rough right now.

I really wish Austin would provide incentives for developers to use land for public squares/pocket parks in exchange for going taller/thinner foot print.

Syndic Aug 9, 2014 4:20 PM

I was trying to picture how all of the new buildings will look from this angle. Green Water and ECC will be godsends, of course, but unfortunately, there will still be big gaps in the skyline. Most notably, between the Ashton and the W and between the W and 360. Block 1 and Block 23 will help a little bit in closing that last gap, but this is just further evidence that we need the site of the future Travis County courthouse to be a big building that has a presence on the skyline. Damn you, city of Austin! You're just screwing it up for everybody. Maybe they will actually build something there tall enough to make a slight difference?

https://farm6.staticflickr.com/5584/...29d5fc6b_b.jpg

KevinFromTexas Aug 9, 2014 8:30 PM

I would like to see something really tall happen on the courthouse block on the south side of the block. The courthouse tower then could be on the north side of it. I'd also like to see that state garage east of 360 redeveloped with a tower on the northeast corner of it. That would do wonders for filling the gaps over there.

Hey guys, I just recently moved to Austin, so I thought I would post some pictures that I took while Downtown today. I was amazed at all the development that's going on. I'm not too familiar with all the projects, so I hope I didn't mess up any names.

Very nice photo Kevin. Man I can't wait to see that same view in 5 years from now.

KevinFromTexas Aug 11, 2014 12:41 AM

While I was riding to this spot I couldn't help but think how there should be a line of highrises along Riverside between downtown and 71. The only real thing stopping it from happening would be the FAA since additional runways at ABIA would almost certainly put their flight path over that area.

JoninATX Aug 11, 2014 2:18 AM

I can definitely see Ben White filling up with mixed-use developments later on once light rail established.

As far as I know this summer has always been the planned time frame for the start of construction. But summer is well under way, and so far the site shows no signs of any imminent construction.

I think it's the best angle since you get the density of downtown and UT.

KevinFromTexas Aug 13, 2014 9:30 PM

And the backdrop of the hills. I could also see the state owned midrises at 51st Street and the Arboretum midrises behind those, plus Mueller, the 290 flyover and the midrises along 183. It's a really nice view. I suggest everyone go see it.

VERY NICE. I counted 30 floors total. Hoping for successful leases for current commercial projects will lead to larger commercial towers in the near future.
