Actually I called the agent that is representing the development (for a potential client that would love to buy a unit there) and she said they have switched from selling to leasing. Sigh.....I understand there is a huge demand for leasing but the supply is quickly going to outweigh the demand with all these lease only developments.

Interesting - I hadn't seen that yet.

I can't imagine it's going to have the same level of finish out as on that website if these are going to be apartments.

I don't see the supply in leasing outweighing demand anytime in the next 5 years and probably much longer if Austin retains its hostile stance against mf housing.

Any multifamily housing built in infill locations (aka close-in Austin) will succeed, regardless of the supply. With our traffic issues people want to be as close to town and/or their job as possible. I work & live in Southwest Austin and if lived in Steiner and had to suffer that commute every day I know I would either move or quit. Life is too short to spend a 3rd of it sitting in traffic.

In case you want to see what's in the pipeline, the City of Austin publishes a quarterly Apartment report that lists everything that is permitted or submitted for permitting. Looks like StreetLights has started. They have equipment there and they were removing the small covered parking structure yesterday and today.

There are renderings from when it was supposed to be condos called Aquaterra.

The original plan called for 7 floors of parking with the residential part starting on the 8th floor. In the rendering at the link above, I'm counting 12 levels of residential and if there's 7 floors of parking underneath that, that would be 19 floors in total - the same as what the recent Austin American-Statesman article said the new project would have.

Obviously, the interior would be changed as the condo plan called for 163 units and the current plans call for 300 leased units, but my guess is that the exterior will look pretty much like what it would have if the project had built as Aquaterra Condominiums.

And nice photos, priller. I'll be glad when all the street work is done.

I love the architectural details, such as the smokestack on the top positioned right in the middle. Like a "spire". Wonder if they light it?
