I've never come across that as a rationale for a height/massing complaint, but it's more valid (by far) than a Vitamin D definciency due to shadowing complaint.

Hope it gets built, but in all honesty, there is little to ride to within biking distance in that area. Those residents will be slaves to their cars.

Yeah, I didn't used to associate Kanata with cycling either. But I was pleasantly surprised by how easy it is to get downtown from that part of the city (Herzberg to Carling to the bike paths through the greenbelt/along the river). And the paths were incredibly well used, particularly around rush hour. Although that wasn't in November. Or February. This in addition to the very well used recreational paths through the South March Highlands to the immediate west. If I lived in that building, I'd definitely want a place for my bike.

Ideally, the new buildings would directly front Merivale. Hopefully the design has such.

That South Gloucester part of Bank Street has always been sooooo sketchy, maybe in appearance mostly, except for that peelers/motel where people keep ending up murdered. I think it was simply the place where once upon a time Ottawans would take their business so no one would see.

I do not understand why Claridge keeps choosing ugly designs.

In Aylmer, there are hopes of finally dealing with the eyesore that is the remains of Saint-Paul's church that was heavily damaged by an arsonist in 2009.

There are proposals of demolishing the church completely or convert with some of the remains of the facade to a community center, a library or a health center/clinic.

My only wish is to just deal with this eyesore that has been standing for 3 1/2 years now. But converting into a multi-use facility while keeping some of the existing facades/walls (providing they are still safe) who be a great idea - keeping a bit of the heritage.

1545 Bank & Evans http://app01.ottawa.ca/postingplans/...appId=__85BN94

The application proposes to build an eight-storey mixed-use building containing 49 residential units composed of one, two and three bedroom units and approximately 405 m2 of retail space located on the ground floor. 61 parking spaces, which will serve both the residential and retail components, will be provided with two floors of underground parking with access to the garage being provided from Evans Boulevard. The proposed design of the building profile is such that the eight storey portion of the building is adjacent to Bank Street stepping down to three stories at the rear of the property adjacent to the residential community.

Looks pretty good. Anyone know who the builder is? The Client name is a numbered company and the phone number listed for them is a convenience store on the site...hmm...

I saw this on the architect's website. Looks like it's near the James Street Pub.

The website says it's in the design phase, but the cars in the rendering are dated.

Luker Oct 30, 2012 12:58 PM

Yup, James Street Pub redevelopment, looks the same as last time except for a change in the colour scheme. I still give it a solid grade for its scale and cascading pyramid design, at-grade retail as well... It’s been kicking around for years and I believe it even had a thread on here I believe.

waterloowarrior Oct 30, 2012 1:51 PM

1545 Bank (at Evans) is a different project than the James Street Feed Company, it's just north of Heron.

What a great application! The renders in the urban design brief are nice, but what's best about this is the fact that it is a true mixed-use development in an area that desperately needs it.

Could this be the start of the revitalization of Bank Street south of Billings that the City has been pushing for? The early signal of a new urban neighbourhood? The revitalization of this stretch of Bank, if successful, will be a model for other suburban arterials and how they could also transform into an urban built form.

My one qualm is that the sidewalk doesn't look quite wide enough for pedestrian traffic that could exist at this location, especially with stores fronting directly onto it. An extra 0.5 to 1m of width would go a long way here.

Regarding the future new Business Park at Strandherd/Fallowfield that will go all the way south the Via rail tracks and west to the 416. They are targeting up to 13 000 jobs for that new area. This will also include possibly building up to 9-12 stores closer to the 416, 3-4 stories along Strandherd. There will also be extensions Jockvale, Kennevale and Marivista as well as a connector route going south from the Fallowfield and Strandherd intersection.
