Great update. It's good to see glass being installed on the Bowie. The "Never Give Up" graffiti on the train bridge has been replaced. :(

corvairkeith Jan 1, 2014 11:41 PM

The "Never Give Up" graffiti is still there it's a bit farther South on the bridge, out of my shot.

Awesome. For some reason I find inspiration in it.

Excellent update Corvainkeith! 2014 is gearing up to be a big year. Projects that will most likely start this year will be the Aspen Heights tower,The Fairmont, 99 Trinity tower, Hotel ZaZa, Rainey Street Apartments ,Block 1, & Waller Creek. Just keep us posted when you see dirt moving. :)

lzppjb Jan 2, 2014 10:25 PM

And possibly the Magellan tower on 5th.

Exciting year ahead of us.

Thanks, Keith, for the great photos!

The ATX Jan 2, 2014 10:43 PM

Of all the big projects mentioned so far, I'm still skeptical that the Waller and Magellan towers will break ground in 2014. In order for construction to start in 2014 everything needs to fall into place on time, and big projects like that tend to get delayed for a variety of reasons.

I doubt Magellan will ever even happen tbh. And that waller project is so ugly i hope it never happens.

KevinFromTexas Jan 2, 2014 11:31 PM

Well I haven't actually seen any files on the city's website associated with the Magellan project on 5th Street, so I'm not real confident of that project either. Unless some have been filed very recently. Since the Waller project is at least going through that process, I do feel better about it. If they're actually spending money on the process of getting it approved and getting the utilities and street work done, then that's a good sign. I don't think the T. Stacy Project on Congress even did that. The only files I only saw for that project were for the parking garage across Brazos. They even had the elevations up for it.

Magellan is the new T. Stacy. I will never again hold my breath for a high rise off Brazos :hell:

wwmiv Jan 2, 2014 11:43 PM

Magellan is a huge developer with a lot of capacity. I put way more stock in them than I would ever in T. Stacy. Just because there hasn't yet been any movement on that project doesn't mean that it won't happen.

The ATX Jan 3, 2014 12:01 AM

Magellan is a very big and successful high rise developer in Chicago, so they have a lot of credibility. They have only recently started working on projects outside of Chicago. Prior to their Austin project they announced plans for a residential tower in both Minneapolis and Nashville. I don't know the status of the Minneapolis tower, but the one in Nashville is scheduled to start construction in February.

Very very nice! I REALLY like that! I never really cared for the previous Fairmont renderings but I couldn't be happier with this updated design. Good for you, Austin!

KevinFromTexas Jan 3, 2014 8:09 PM

I'll probably have to see it built to judge fully (yes, do build it). I liked the smoothed edges of the previous design a lot. This is good, too, though. It reminds me of some of Minneapolis' towers, and that is a VERY good thing. One of my favorite buildings anywhere is Minneapolis' Wells Fargo Center. That east/west view of it (the skinny end) will be interesting to see. And it's so good to know they'll light that crown.

Great pictures, Keith. That view along 2nd Street with the podiums lining up is getting intense. Colorado Tower is going to add to that also.

Personally I don't think the new Fairmont design looks better. It's not bad, but I find it to be less elegant than the previous design. Still, I'll be very happy to see it built.

Syndic Jan 4, 2014 4:06 PM

I like the dark vertical stripes and the black/dark grey accents in the base. It gives it character, (ironically) elegance, and makes it look more Austiny. The tan stripes on the edges are also a nice touch that make it look more complete and intricate. This is a beautiful building. I can't wait to see the finished product.

Wow, that is really impressive! I'm looking forward to seeing something like that in our skyline. Just to better understand, am I right in thinking the last of the four pictures, (the one below) is a view of the south face of the building? The view from Cesar Chavez looking north east?

Developers ask for new Congress Avenue hotel zoning

Quote:

By Robert Grattan
Jan. 7. 2014

Two Austin property owners have filed documents with the city of Austin that could clear the way for a new hotel and restaurant on Congress Avenue.

The Coventus Corporation and the Finley Company have submitted a request asking the city to allow them to build a portion of a building closer to Congress Avenue as well as work with one off-street loading space of 10 feet by 30 feet, according to documents filed with the city.

The 7th and Congress Hotel project is described as a 450 room hotel with a 5,400-square-foot restaurant, according to the traffic analysis included in city documents.

The rezoning, made under the city's Central Urban Redevelopment program, would cut the developers a break from the stepback requirement for buildings on Congress Avenue.

Is Wholly Cow the last little bldg on that block next to the small parking lot? Any idea how old it is? And 450 rooms is a lot for such a small site. How tall do y'all think it would be?

KevinFromTexas Jan 8, 2014 12:46 AM

So I guess they'll demolish the building that the Wholly Cow Burgers is in? Even if they do that, this will be a fairly small lot. Even with the added space that the burger restaurant would add, the site would be only about half the size of the Hyatt Place lot. Check out Google Maps, it's small. With this being a 450 room hotel, it'll be at least 300 feet or more. And with it being such a slim tower, I'm betting the view of One American Center from the east is safe, particularly from the southeast.

The ATX Jan 8, 2014 1:40 AM

There are a ridiculous amount of tower cranes around Downtown and central Austin in general. The Austin skyline pictures posted in the forum don't do the number of them justice because he cranes are scatterred around in so many places.

I'm wondering if 450 rooms is a misprint by the Austin Business Journal. I don't see how they could possibly build a 450 room hotel on a lot size that is 0.2535 acres. I could see a 45-room boutique hotel, though.

There was an earlier post about this in the archived thread.

Here's a photo I took of the parking lot a few years ago that I uploaded on Wikimedia.

Not a typo. Page 9 of 19 on the permit says 450 rooms.

deerhoof Jan 8, 2014 2:33 AM

It says 450 rooms on page 6. That would be a tall hotel because of the small site. Hope this happens.

The Finley Company is a company owned by Tim Finley. He owned the property at 2nd and Congress which is now the JW Marriott. He did a similar request back in 2010:

Aspen Heights Apartments video

http://vimeo.com/80405657

JoninATX Jan 8, 2014 3:35 AM

It got me guessing, from the size of the footprint this building will have to go tall. If developers in New York can build tall buildings with a small foot print, so can Austin. :)

wwmiv Jan 8, 2014 4:17 AM

The Aspen Heights project is really nice.

KevinFromTexas Jan 8, 2014 4:22 AM

The property size with the burger restaurant would be 65 feet by 160 feet. By comparison the Hampton Inn hotel footprint is 75 feet by 125 feet. The Hampton Inn has 222 rooms. So this hotel is going to be at least twice as tall as the Hampton Inn. The Hampton Inn is 166 feet with 16 floors. So it's pretty safe to say it'll be at least 30 floors. It could end up being 400 feet tall.

bigdogc Jan 8, 2014 10:21 PM

How high have buildings on in other cities with similar lot sizes?

Also- would it be hard to get past FAR zoning?

Jdawgboy Jan 9, 2014 5:16 AM

I was comparing the lot size with that of the Westin and ZaZa. Westin is 20 floors and 366 rooms, but it takes up half of that block south of the Alley so much larger than Congress @ 7th. Hotel Zaza is 24 to 26 floors 160 hotel rooms and 215 apartment's. Added together that 375 rooms. I'm guessing that the lot where Zaza will go up is smaller than Westin's but still larger than Congress @ 7th.

I wouldn't be surprised if it's between 30 to 40 floors and end up taller than the One American Center. That's just my assumption.

NYC2ATX Jan 9, 2014 8:19 AM

Speaking of ZaZa, when is that one supposed to break ground? I can't remember if it was mentioned here but I'm eager for it to begin because it's always been one of my favorite projects (at least of the ones not yet with shovels in the ground). Thanks

Here's how tall and skinny buildings can be: http://news.yahoo.com/blogs/future-i...163959219.html

Nearly anything is possible. But imagine how much the building in this video must sway in heavy winds. Wow.

Austin1971 Jan 10, 2014 6:10 PM

The W Time Square is a tall and skinny hotel with a small footprint. It's 53 stories 583' and has 552 rooms. I'm thinking 450' for this hotel on Congress.

It's amazing how that whole area is transforming. Back in the day, I used to hang out with friends I was in High School with that lived in apartment complexes that no longer exist. Entire blocks have been cleared. I wish I had some pictures of the area from them to see the comparison.

Remember..."These are the Good Old Days" too. Carly Simon sang it in 1971 in her song "Anticipation". With the projected growth here in Austin, 10 years from now will we might remember the good old days back in 2014! Austin was a very different city just 10 years ago. Just downtown the number of buildings built is mind numbing.
