Why do office levels have a higher ceiling than residential floors? It seems to me that the opposite would be true since people enjoy higher ceiling in their home while offices are more utilitarian.

Office buildings usually have more requirements regarding a/c ducts, plumbing and wiring above the ceiling which adds a foot or two to each level. At least that what my friend told me. He did the plumbing work on the Colorado Tower. .

A lot of office buildings also have rooms for servers and other data equipment which are quite large both in height and width. They require the higher ceiling and then there are other office inputs that also require the higher ceilings as well.

The revised site plan still hasn't gone into formal review yet. That should happen any day now, and shortly thereafter we should get some more info. But pretty much everything has leaked out already. We even know what bathroom fixtures will be used. Thanks to Leaker #2 we have this: :D

It's not bad. The original design was really nice. But this one looks chopped into sections, and its double-floor fenestration on the top half prevents it from looking as tall as it is. In that sense it's a lost opportunity. But I'm not complaining overall... it will certainly be a powerful and historic addition to Austin's skyline.

I agree. Isn't the first section a double up also? For floor counters, this appears to be, from above the podium, about 40 floors of occupiable space, with very tall ceilings. I really hope they go with the first design. It's much more appealing. As is, this is not exactly what I had in mind for our first, and hopefully not last supertall. And after repeatedly staring at the rendering, the more I dislike the crown. Its.....wonky, in a not so appealing way. I suppose I'll be excited with either plan in the long run. I like the way the Fairmont turned out after being quite disappointed they didn't go with the first rendering which I thought was much better. Other than the Four Seasons, I'm still trying to finger out what the hell all those other building are.

I'm not nearly as long a timer as some of the folks here. For you old folks: has there been a time in the past where we've had a project leaked like this? Directly to the forum? To this degree?

I mean, holy cripes, we've got plumbing specs!

This tower is ugly. I think many of you agree but are too shy to criticize what would be huge addition to the Austin skyline. There's no symmetry or continuity because the sections look like they were designed by different architects. Austin can absolutely do better than this. At least the Molar is symmetrical and and obvious sides.

The first rendering and elevations of 6xG were from an inside source. Scraperwill - who hasn't posted in a long time - was an inside source for the height of several buildings before it was public info.
