City Planning Board Approves 11-Building Mixed-Use Development In Newark, New Jersey

CitiSquare Newark is the latest project from Accurate Builders & Developers, which manages and invests in new multifamily properties throughout the east coast. When complete, the project will comprise 4,200 residential units, wellness and coworking amenities, up to 3,000 parking spaces, and 100,000 square feet of commercial space. The latter will include a mix of office suites, retail, dining destinations, and hotel property.

The residential collection will range from one- to three-bedroom rental apartments.

“The City of Newark has an incredible vision for this property and we are thrilled to partner with them on this exciting project,” said Jack Klugmann, president and CEO of Accurate Builders and Developers. “CitiSquare will be a vibrant new lifestyle destination that combines community, culture, dining, green spaces, and a location near mass-transit. Mayor Ras Baraka and Deputy Mayor Allison Ladd deserve a huge amount of credit for getting this project off the ground and we look forward to working alongside them as we create one of New Jersey’s most dynamic new neighborhoods right here in Newark.”

Most recently, the Newark Planning Board unanimously approved proposals for phase one of the development. From Ian Bader Architects, the initial phase consists of two 18-story residential buildings that are connected by a single-story structure.

The residential component will comprise 598 apartments spread across both towers. The single-story volume will contain a new restaurant, retail space, and 15,000 square feet of residential amenities.

The project team has not confirmed when phase one of the development is expected to break ground.

NEWARK BAY-HUDSON COUNTY EXTENSION WIDENING AND RECONSTRUCTION

Description: The Newark Bay-Hudson County Extension will be reconstructed and widened from two lanes in each direction to three or four between the mainline of the Turnpike at Interchange 14 and the Columbus Drive Exit. Nearly 80 percent of the 8.1-mile Extension is carried on bridge structures. Those structures are nearing the end of their design service lives and now require regular, significant, and costly maintenance. What’s more, traffic growth and substantial port-related heavy truck activity have degraded operating conditions in the corridor. Significant congestion and delays are a daily occurrence and have contributed to the poor condition of the roadway pavement and bridges. This widening and reconstruction program will include the replacement of several bridges, including the Newark Bay Bridge.

Schedule: Environmental studies and preliminary engineering began in 2021. Final design is expected to begin in 2023. Construction is expected to begin in 2026. The duration of the full program is expected to be 10 to 15 years.

$125 Million Film Studio from Lionsgate Coming to Newark

Great Point Studios, a studio management business specializing in film and television infrastructure, has announced a partnership with the New Jersey Performing Arts Center to build a major television and film production studio called Lionsgate Studio Newark. The facility will be owned and operated by Great Point Studios and Lionsgate will be receiving naming rights under the announced deal.

The endeavor will revitalize 12 acres of the former Seth Boyden public housing complex. Jersey Digs has been following the redevelopment effort for almost two years was the first outlet to report on the possibility of a movie studio coming to the site last fall.

Great Point Studios is a joint venture with an affiliate of Lindsay Goldberg, a private investment firm. Matrix Development will serve as the project developer and San Francisco-based Gensler, a global architecture firm, has signed on to provide architecture and master planning. Operations are expected to begin in late 2024.

“One of my administration’s priorities has been to enhance New Jersey’s film industry and create new revenue streams for our State,” Governor Murphy said when announcing the deal. “With the addition of the Lionsgate Newark Studio, New Jersey will cement its position as a hub for television and film production with its proximity to all forms of transportation and access to more than 14,000 qualified union members in the region.”

Renderings Reveal Waterfront Complex At 219 West 5th Street In Bayonne, New Jersey

Bayonne Luxury Waterwalk, LLC is the developer behind the proposals, which were first presented in October 2020. Preliminary approvals were granted earlier this month.

Today, renderings from CPA Architecture reveal an E-shaped structure with what appears to be a gray and white cementitious façade. The first two stories of the building will house a portion of amenity spaces including a parking garage, an indoor pool, lounge areas, a fitness center, bicycle and general storage rooms for residents, a package room, and the residential lobby.

Renderings also illustrate an outdoor pool set atop the third floor.

The apartments will be located on the third through sixth floors, partially vaulted atop a garage entrance and porte cochère. This includes 14 studios, 111 one-bedrooms, and 55 two-bedrooms. About one-third of the apartments are designed as duplex, loft-style homes in one- and two-bedroom layouts.

The building’s total volume will max out at 53,567 square feet. Additional components include a surface-level parking lot adjacent to the building.

Beyond the outdoor pool and sun deck, tenants will have access to a fitness center with a studio for yoga and virtual fitness programs, a theater room, co-working spaces, a conference room, fire pits, and barbecue grills.

The project is expected to be completed in the first quarter of 2025.

"NJ Transit is asking for the public’s input on its $190 million plan to refurbish the 86-year-old Newark Penn Station. It will hold the first of three public hearings online Tuesday, inviting travelers, area residents, businesses, and others to have their say.

The hearing will be held on Zoom from 3:30 to 4:30 p.m. Participants are being asked to register in advance.

NJ Transit is also conducting a survey on planned station improvements, with questions available in English, Spanish, and Portuguese. Participants will be entered into a drawing for a $100 gift card..."

Bayonne Planning Board approves 18-story Silk Lofts tower

The plans envision two mixed-use residential and commercial buildings in close proximity to each other and adjacent to the original Silk Lofts building along the Avenue E corridor. The site also abuts the Hudson-Bergen Light Rail, with the 22nd Street Station in walking distance. The Avenue E corridor has seen the redevelopment of luxury lofts right by the Light Rail.

“When Kimble engaged Avison Young, he had already gone through the extensive approvals process and was ready to start building,” said director of construction management Tony Bienert. “We partnered very closely with him and his owner’s rep team, Mills Management LLC, to identify the best strategies to successfully maximize potential areas for savings in both time and costs.”

Construction is expected to last 12 months, with full completion in fall 2023.

Newark’s The Portnow Development Nabs $90 Million Tax Credit

The new building was approved for up to $90 million in tax credits, which represents 60 percent of the eligible project costs of $150 million. The complex is slated to rise at 81-93 Orange Street across the street from New Jersey Transit’s Broad Street Station.

The Portnow will replace a surface parking lot and be comprised of 350 residential units, 8,500 square feet of retail space, and a commercial parking garage. Two green roofs are proposed as part of the project, as are a total of 1,143 parking spaces throughout the complex. The development is expected to follow Newark’s inclusionary zoning ordinance and would be completed in phases, with the initial portion being the overhaul of the IDT property.

They need to redo the ground floor of that. It faces internally into the auto court and does not appear to have any outward facing entrances. Don't need another self-contained city-within-a-city like the Gateway Center. The density is amazing though.

KS Group, a local developer with several Newark projects in the pipeline, recently released some images of what would amount to their largest endeavor yet. The company has big plans for several plots of land at 200-206 Market Street, which are currently home to older structures that have sat vacant for at least two decades.

The company envisions a project they are calling The Newark Summit Tower on the plots, which would require demolition of the existing buildings.

Details on the project emerged during a meeting of Newark’s Landmark & Historic Preservation Commission on October 4. The committee issued the green light to begin demolition work at the property, which includes much of a current surface parking lot on neighboring Edison Place.

Newark Summit Tower is listed as “in planning” on the KS Group’s website and is designed by INOA Architecture, a firm that has worked on several other prominent Newark developments including Halo.

The first two floors of Newark Summit Tower would feature retail space under the current proposal, with the next two stories set to consist of a parking garage with 136 spaces. The remainder of the project would include 579 residential units plus amenity spaces on the 4th floor and the rooftop

KS Group is behind prominent revitalization efforts in Newark like the under construction 50 Sussex Avenue and several other approved developments like the 77-unit 380 Central Avenue. The company also recently purchased the historic Hotel Riviera with an eye towards revamping the property into a residential complex.

The Newark Summit Tower proposal is another sign that Downtown Newark is shifting gears a bit after decades of being known as a 9 to 5 business district. The proposed project is just about a block away from the second Shaq Tower, a new residential complex backed by NBA star Shaquille O’Neal..

Is Newark airport's proximity actually a valid reason to deter taller skyscrapers in Newark or is that just an excuse? I remember that being one reason why skyscrapers would be rejected/stalled before but I'm glad we're seeing development now.

There are FAA restrictions depending on the route but this depends and is determined by the FAA. Under the regulations, anything above 499 ft is considered an obstruction and so, a study has to be conducted. Similar to other cities in which developments are near or by an air traffic route. Or if something is 200 ft or greater, in proximity to an air hub, a study has to be conducted. Considering Halo Phases 1-3 are rising and the recent Summit tower approval, anything below 600 ft should be okay, at least near DT Newark and surroundings but as always, depending on height, TBD.

I wouldn't expect anything of that height to be near Ironbound. If one has ever been to Ironbound section of Newark, those flights come in quite close.

What's going on with the Halo Construction? I heard rumors ranging from electrical issues to some saying the company is out of money. Does anyone have information about Halo and the stalling?
