Some sweet summer time vibes in those pics - D’lish cafe looks like a place I’d check out.. well, in fact I just did look at their menu. Good prices, and it relates to the Vancouver picture above in a way as they have a Kitsilano Bagel (never knew that was a thing), cream cheese, cucumber and tomato). MolsonExport - my sister lived on that street many years ago, just a block or two in from your former building. Judging by her building I bet yours was fairly generous in size with hard wood floors. It’s a handy location and we used to walk down to Kits Beach a fair bit from there when I was visiting. |

Regarding the mushrooms, I happened across a street market next to Nelson Park in Vancouver's west end (I think it's west end). It was a lively spot on a Saturday morning. All the different vendors put out a good display but the mushrooms really caught my eye thus the pic. |

Demolition permits shouldn't be issued for the character buildings, but they should also get a tax break. I believe the highest and best use policy already covers some of this. You could also issue tax credits for maintenance of expensive older buildings. As an aside, I've often wondered what used to be on a lot of these sites before 1950 or so. I guess most were probably detached housing, but some older apartment buildings must have been torn down. Vancouver has a decent stock of historic apartments overall but they are quite spread out. |

I am a big fan of making the Broadway corridor denser but if you look at the wider context, this is just a tiny part of the corridor, and there are many appropriate intensification sites even right around Main. Meanwhile, Commercial Drive station, one of the busiest in the whole system, has surface parking around it. Stations farther out like Renfrew and Nanaimo have minimal development and virtually no heritage buildings to worry about. |

Nice. Victoria seems to be crying out for a streetcar though, even just one line never mind a system.

A recent bike lane project uncovered a bunch of old street car rail and wood ties just below the surface. I guess the good news was that the roadway was being narrowed and bike lanes being added in on both sides of the road.
The idea of a gondola from the cruise ship terminal to downtown has been floated, as has a gondola from the western suburbs. More realistically the plan is for light rail from downtown to Uptown (about 4 km) but that's years if not decades off. Unfortunately but understandably any provincial lrt/transit money goes to Vancouver and it's hard to argue that when there are still large population centres not connected there. Still it would be wise for the provincial government to invest elsewhere to broaden and diversify the economic base in BC, but the biggest negative impact to Victoria is the ferry service. By that I mean on busy weekends it can totally sell out or people hear about 3 or 4 sailing waits if you don't have a reservation so they don't even try. Not to mention the high cost of ferry travel - one way car with driver and passenger is $115 and if you want to make a reservations add another $20. So for a return trip you're looking at around $250, and it's been a long/widely held belief (can't find the numbers to prove it) that the Victoria route actually makes money, subsidizing some of the smaller routes. A bit frustrating in that we don't expect road users on the island or the lower mainland to fully pay for the cost of driving on the roads/bridges, etc. Anyways, I digress - yes, looking forward to/hoping for mass transit in some form in my lifetime, lol. |

Uptown to airport is 22.4 km and to the ferry is 28.4 km. Uptown to Westshore Town Centre is 13.5 km. Based on that alone, and the population growth being centered along the later's corridor I'd say to Westshore is far more likely. As the Pat Bay Highway goes through a fair bit of agricultural land I would also think dense transit oriented developments are not very likely on this route. The main draw would be the connection to the airport and the ferry. Now if there was a light rain connection from Tsawasssen to Bridgeport on the Vancouver side I could see the temptation to duplicate it on our side, but I think those are long shots. In a perfect world, heck a better world where we could figure out how to build transit more affordably I'd love both options. |
