Right! The drawing shows the Arthur-Buies Boulevard side, a fairly busy main artery, so i suspect most of the balconies will be on the opposite side facing the inner court.

That Queen St. project looks very interesting. Although it gives me more of a College St. vibe than Queen St. for some reason.

But I like that it looks more Dutch or Danish than typical Canada condo. Not that I'd want everything to look like that but some variety is nice.

That Ottawa proposal looks really good- I can’t think of a city that would love to have that. Of course it may not turn out as promising as the rendering or as lively at street level. Just once in my life I’d like to see a Vancouver or Victoria rendering with snow in it, even just for comedic effect. Or moody rain. It’s always sunny (not in Philadelphia).

I find it more interesting than the Vancouver hotel proposal, but that looks good as well. Assuming the Air BnB regulations are effective there will be a hotel building boom in BC. In the meantime there will be a lot of grumpy non-hotel tourism folks complaining about the lack of places for visitors to stay.

Yah, that Queen St. W looks cool and iconic as long as the quality is impeccable, otherwise it’ll look like a tin can. It has a speaker vibe - must be a catchy nickname somewhere in there.

Its odd the things you become nostalgic for after living away for a decade.

I have only visited in the summer months since moving away, but I actually at times want to experience a dark rainy winter day and a classic Vancouver slush fest again.

Another tower growing out of a low rise in Toronto

I can't take this proposal seriously. It's like 20 floors too tall. The neighbourhood context plan calls for taller towers along the rail corridor with the shortest (9ish storeys) on Queen. The planning context plan is not a Night Fury given all development up to this proposal has followed it. I don't see the exciting design swaying panels. Also, as far as I know, the site sold at a price with a 12 storey development (again, can't leave the post office alone) in mind.

Re: Vancouver hotel

It's a glass tower with some detailed mullions thrown in the mix. I don't see a whole lot design. It appears as curtain wall however, 70% of it is spandrel glass.

It's only 8-9 storeys taller then several condos around it.

It fronts directly onto Queen West though. This is a very odd proposal, I don't even know where they would fit parking.

The scale of the existing building fits nicely onto that stretch of Queen and with the open public space behind it. I think this one's very unlikely.

Anyways, cool design except for the post office integration. They tried but, it still doesn't work as in I would prefer it without the post office. Also, I'm totally over corrugated metal cladding. It was different when the George Brown waterfront campus was erected. Now, I see these houses everywhere with prefab shed quality panels (with exposed screws and all the associated dings and dents and it makes me appreciate taupe stucco with vinyl white trim and I hate that shit. It's also reminscent of the sheet metal panels added to the tops of deteriorating modern era brick slabs in the 1980s to the early 2000s

The Queen proposal is visually interesting and I find it actually works well within the context but it's too tall. The tower portion would look better (and more appropriate) if it was no taller than 12 storeys. Way too dominating at its proposed height.

If you're going to integrate the post office it would look cooler if it were fully cantilevered over with as much of the existing building exposed as is (elevator cores notwithstanding). They are pretty close with the design but could go further. Tower itself looks cool but needs to be chopped down in height - that's pretty overbearing for the area and right next to a park, even if it isn't on the shadowed side. While we're at it let's give that park a redesign (though it's surprisingly busy).

taller towers towards the rail corridor. Even 200 Sudbury on a tight triangular lot steps down to Queen. I could be wrong but, I think the developer would not have done the terraces or fewer of them if it was their choice

I think it's the core you mentioned the abruptly cuts off the post office facade that ruins the attempt. This would have worked if they had recreated a seamless brick facade for the core giving the illusion of a fully cantilevered tower.
