Yes, they may or may not put a hotel there. They don't sound too decisive on the exact mix there, except that there will be a large office tower. The City of Yes rezoning also provides the 2nd phase an extra 325,000 sf, which they will most likely put into the office tower. I'm curious as to what exactly they will put in the podiums.

Related agrees to increase affordable units at Hudson Yards
Developer commits to minimum of 625 units

By Kathryn Brenzel
Jun 10, 2025

Quote:

First Deputy Mayor Randy Mastro announced Tuesday that the developer agreed to build a minimum of 625 affordable units, or 25 percent of the total apartments built, whichever is greater. That means if Related builds more than 2,500 apartments, the developer will set aside 25 percent of the units as below-market-rate. The developer has set its sights on building up to 4,000 housing units, though some of those could be condominiums.
Quote:

Even without the promise announced on Tuesday, Related would have to set aside more than 400 apartments as affordable if it builds more than 1,600 total units and wants to receive a sizeable tax break. The developer is seeking 485x, which sets its own affordable housing minimums (at least 25 percent for a project of this scale).
Quote:

The developer had argued that a casino would be needed to fund the development of the next phase of Hudson Yards to cover the cost of a $2 billion platform over the active train tracks on the development site. Last month, the developer pitched a new way to pay for the platform: using payments in lieu of taxes — a similar financial scheme to what was used for the Eastern Yards.

Now, Related is pursuing that payment method and replacing the casino with an office building and hotel.

Mayor Adams Helps Negotiate Agreement to add Nearly 50 Percent More Affordable Housing Units to Largest Real Estate Development in U.S. History at Hudson Yards West

- Phase 2 of Project Will Deliver Total of Up to 4,000 Units for New Yorkers

- New Phase of Plan Would Create 35,000 Temporary Jobs, 6.6 Acres of Public Space, New 750-Seat K-8 School, and Daycare Facility

- Phase 2 of Project Valued at Over $12 Billion, Will Make Entire Hudson Yards Plan Valued at $32 Billion, Largest Real Estate Development in U.S. History

June 10, 2025

Quote:

New York City Mayor Eric Adams today announced a tentative agreement with Related Companies he helped broker to increase the amount of affordable housing at Hudson Yards West by nearly 50 percent over the previous proposal. Phase 2 of the project — which is valued at $12 billion — will now include 4,000 new homes at the site, at least 625 of which will be permanently-affordable units. Additionally, as part of today’s agreement, another 139 units nearby will also be preserved as permanently affordable.

Under this tentative agreement, the city will use future tax revenues generated from the Western Rail Yards to support the financing of infrastructure, including the development of a deck over the existing rail yards. In addition to building thousands of new units of housing, the project will also include 6.6 acres of public space, a new K-8 school, and a new daycare facility on the site. The project is expected to create 35,000 temporary jobs throughout the development and construction process. The entire Hudson Yards project is now valued at $32 billion, making it the largest real estate development in U.S. history.
Quote:

The agreement reached today with Related adds significantly more permanently affordable housing to the proposed project than previous iterations, increasing the number of units from 420 to at least 625, and builds on the Adams administration’s record as the most pro-housing administration in New York City history. As part of the agreement, Related is expected to take on the construction of the new 750-seat school. Additionally, the city will utilize future tax revenues from the project to support the construction of a new deck over the rail yards, a proven tool to finance infrastructure improvements without requiring direct public subsidies.

Following today’s announcement of a framework for the project, the proposal will move forward for approvals by the New York City Council, the New York City Industrial Development Agency, and Hudson Yards Infrastructure Corporation.

After casino bid folds, Hudson Yards West adds more affordable housing in new deal

Quote:

The announcement comes after Wynn Resorts dropped its bid to build a casino on the site in May, following sustained opposition from local officials and community members.

Jeff Blau, CEO of Related Companies, described Tuesday’s deal as a “historic moment” and credited collaboration with city leaders, including Adams, Council Speaker Adrienne Adams, and Council Member Erik Bottcher, among others for ensuring “the final Hudson Yards West plan meets New York’s needs: more housing, green open space, and more access to opportunity and thousands of jobs for our workers.”

Don't care if it's a casino or a hospital or whatever, just happy to see this finally move forward so we can see some cool skyscrapers go up.

That is SOM's design.

The base of SOM’s tower has some elements of 175 Park.

My bad either way it looks good and I like SOM, definitely can see 175 design elements in here. Remember reading that Gerhy was designing a tower on/near Hudson Yards

Inside the plan for a new Hudson Yards with thousands of apartments, offices — but no casino

By Craig McCarthy and Haley Brown

It’s a full house — just no casino.

The New York City Council unanimously signed off Wednesday on a rezoning plan to supercharge Hudson Yards with thousands of new apartments, office towers and a sprawling park — after booting the controversial casino that once threatened to roll in.

Wynn Resort backed out of the $12 billion project last month citing “persistent opposition” during the rezoning process.

But Wynn’s former developer partner, Related Companies, kept working on a redevelopment plan, including with Councilmember Erik Bottcher, who represents New York City’s Third District.

.....Related replaced the casino with luxury offices and a residential hotel.

Curious to see if they will still be using a similarly designed podium for the northern towers. I don't think this is a fully redesigned rendering.

City Council narrowly bets on Bally’s home rule message, going against local member
The City Council’s approval comes after Mayor Eric Adams lowered the threshold to get it passed.

By Annie McDonough
June 11, 2025

Quote:

The bid for a casino in the Bronx will live to fight another day. The New York City Council narrowly granted a local approval needed for the state Legislature to allow a casino to be built on parkland at Ferry Point in the Bronx, where the Bally’s Corp. is vying for a license.

But to do it, the City Council voted against the local member in the district, Council Member Kristy Marmorato, who sharply criticized the efforts of Bally’s in the process.

“This isn’t just a bad proposal. It’s been a disgraceful process,” Marmorato said during the vote, accusing Bally’s and its lobbyists of going around her to drum up support. Bally’s did not immediately comment in response.
Quote:

Mayor Adams’ office said they granted Bally’s request for a message of support out of a desire to keep all casino bids in the city competitive. “Mayor Adams supports a fair process with as many competitive casino bids in New York City as possible, each of which would bring good-paying union jobs and an economic boost to the community,” Fowler said. “It does not matter which proposal is selected by the state so long as it’s in New York City. We would be supportive of more than one selection in New York City, but that requires more than one competitive proposal.”

Idiots, all of them.

NY Guy, could the large office tower start construction before the deck work commences? I assume that if the platform begins construction in early 2026, it would take at least two years to finish. I don't recall how long it took to complete the eastern deck.

It’s pretty much one and the same. Related has to finalize its mix for Site C (the northern portion) which could contain office, hotel, and residential components.

”We could start building another office tower right now,” Blau said. “We’re out of room” for tenants eager to pay $200 a square foot for space.

It seems clear to me that the buildings go on the deck over the rails, and therefore the deck has to be built first.
