The businesses in the area are calling our hood "LowBurn" already.

I'm not a fan of the 'lets pretend we are in Manhattan" thing. But what do I know, SoCo took off.

I have some concerns about the growth. Burnett North of 2222, I'm totally ok with. It's really ugly. Burnett from 45th up through North Loop especially I think should remain a little lower density.

Once the turn lane starts I think the road can handle a bit more density.. but that doesn't seem to be the area the developers are interested in.

Fantastic Mopacs! Thank you!

I updated some of the spoilers in the op.

There are always a lot of Austin forumers who stay up all night. What's up with that?

Total agree with you StoOgE. Don't mess with Burnet below 45th.

Medical PKWY? If you mean the large apartment blocks going up all over town, I totally agree. I would hate to see that on Medical. But I would love to see some street/pedestrian oriented retail improvements on Medical PKWY. From what I remember that whole street is just a bunch of parking lots and mini strip malls/offices and a gas station or two. Other than the fact it has sidewalks that is the only redeeming quality I can think of for the street pedestrian wise. What is there is only designed for big parking lots. The street is just to small for any more of that. Anything that does happen there needs to be focused on the street.

A street doesn't need to be huge or able to handle a gazillion cars to be nice, or an attractive place for improvements. Honestly I prefer smaller streets like S 1st over the much busier ones like S Lamar. N. Lamar is right next to Medical PKWY. No need for Medical to be able to handle tons of cars. But it could have at least some interaction with the street. It is a nice area. I think if there was some pedestrian focused developments there it would be a nice place to walk and shop on that little street. The location could not be more ideal for a street like that. It is perfect.

Lol. Sometimes I do check the forums late at night / early morning. But sometimes it may seem like I do just because I am 6 hours ahead of Austin time zone.

Thanks! It's been a long time since I've posted photo updates on the forum...so I'm starting to make up for lost time.

I agree about the Riverview Apartments. The fact that the tallest building rise just feet away from Riverside gives it an imposing feel (not necessarily in a bad way).

:D

Well I am so very grateful. I always keep saying I will, but every time I am in Austin and in downtown and I am thinking I will it is just way to easy for me to get distracted. I seriously get so distracted by the easiest things it is ridiculous. And then I get home and pull out my iPad to check SSP and remember that I was supposed to take pictures earlier. :brickwall:

I really need to do some of the photo walks. I see like 2 or 3 posted in random places every week.

I feel the same way as well BevoLJ.

It is what it is, a bank. Could be better, could have been worse.

JoninATX Aug 7, 2012 12:24 AM

I'll take a highrise instead of a single story bank anyday.

Agreed. I was thinking of the area north of 2222 where my neighborhood is. It's pretty awful.

Remember that Burnet from 2222 to 183 is soon to be re-constructed. I believe the project has been approved and is funded by the 2010 Bond Election. The section between 2222 and Anderson Lane will be reconstructed first and is where the 6601 Burnet Marketplace is proposed. Check out the reconstruction proposal below and click on the “Burnet Road Display Boards” to see road cross-sections in the plan. And click on "South Section" of Burnet under Aerial Photos to see a real nice photo/map of the project.

http://www.austin-mobility.com/corri...rd-burnet-road

Burnet may not look great right now, however after the center islands with trees, left turn lanes, bike lanes, wide sidewalks and street trees are installed the street will look great. I just wish the plan included three lanes in each direction with one designated for transit. Burnet is getting a Rapid Bus Line and one day may have a Street Car. Four lanes will not be enough in the future.

The stretch from 45th to 2222 has no plan that I know of. This is the stretch without a left turn lane for much of the way. This is also the section with the proposed 5453 Burnet Park development and the existing 5350 AMLI development.

ugh! those powerlines are everywhere ruining a nearly perfect shot.

btw, i have no problem at all with that building. it looks pretty cool to me.

KevinFromTexas Aug 8, 2012 4:13 AM

Yuck. How and why did they leave those power lines? Shouldn't they have been buried? I hope they're planning to.
