We were on Amtrak through Newark yesterday and Newark has such tremendous potential. The city has good transit, convenient access to Manhattan, and numerous beautiful early 20th century buildings.

I Haven't heard much about it either. Teachers village is in full swing and has been in terms of new construction, but the taller, near super tall component I'm in the dark about. I doubt the FAA would allow it. I can see 600, maybe 750 ft at most, but I doubt anything over 900 ft.

Granted, could Newark in theory support it, of course. Demand is there in JC, and I think as prices rise, we will see the migration of new residents and units (along with office space; class A for tenants seeking cheaper sq-ft/$. That's a lot for the city to absorb and I think it's risky at the moment especially with so much competition over in Jersey City. Newark will have its time to go tall, but not at the moment I feel.

We might have to wait for diagrams. Although it's not present in the rendering. I'd imagine it would be removed it especially as they are seeking to convert the whole place to residential with some retail. Might make it a negative from a PR point of view. Although some may prefer that. That vintage look.

Plus the chimney and what it's connected to would be redeveloped. No sense in having a smoke stack if its not being used or serves no purpose other than a prop.

That would be a shame. I think many people underestimate the local "landmark" importance of industrial chimneys and they are in many cases aesthetically impressive though its understandable how some may not see that in the least. Case in point would be the Powerhouse development in LIC where they removed the original cast iron chimneys totally destroying, imo, the appeal of the whole project. In terms of the skyscraper portion, I haven't heard anything either. This is big for the city. Skyline changing at a massive scale. Hell, even a 600 footer would be really big news. Although it would be odd if Newark claims the title of tallest in NJ before JC does. Was hoping One Journal Square would become the states record holder, but downsized to 777 ft. :(

East Ward , Harrison , East Newark , Kearny , Hackensack and Bayonne have caps... But Downtown Newark is free , there are no approach paths over it... Its mostly infill now , but that ramps up demand and everything has been filling up fast... Im not comfortable with SOMA project being so far away from the Main Train stations , I rather see it near Broad Street on those empty lots and spill over to the North Ward...but that's a separate plan which about to break ground soon..

The owner of this lot has previously courted controversy because he was improperly granted a variance for a giant surface parking lot by the Zoning Board, in an area where surface parking lots are not allowed. Neighbors fought it all the way to NJ Supreme Court, and won. But the parking lot is still there. So there's ill will with the community that might dim the chances of approval for this.

Demolition complete. Slow progress on the pilings. So I guess the original building won't be incorporated into the new one. Anyone have more definitive information about this?

The plans for the redevelopment of the Newark Bears and Eagles Riverfront Stadium property and surrounding area have expanded, and the public will soon get a chance to weigh in on whether it should go forward.

The latest plans now call for 2,526 residential units, 48 live/work units, a hotel with 240 rooms, 102,144 square feet of retail space, a performance space, 2,216,820 square feet of office and commercial space, and 2,923 parking spaces to accompany the existing Essex County Improvement Authority parking garage. The entrance to the new parking facility will be along McCarter Highway/Route 21. All of that is according to a legal notice regarding a public hearing on the proposal. :cheers:

The 450 Broad Street site is apparently not the only property where developer LEG 450 Broad Street, LLC, an affiliate of the Manhattan-based Lotus Equity Group, plans new development. It has also filed an application for 422 Broad Street, a large vacant lot that sits just across Division Street from the stadium. According to a different legal notice, the company wants to subdivide the tract into three lots in connection with “the development of a mixed-use retail, office, hotel, performance space and residential project” as proposed in the other application.

Why does that area need 3,000 parking spaces? There's plenty of mass transit at that spot. Unless it'll be used partly as a park & ride. In that case the Broad St station's elevated platforms need to be extended over Broad Street with an entrance below it(or a tunnel from the NLR station to the site).

The Newark light rail needs a capacity expansion to handle the extra volume. Its quite packed during any given peak hours range, and if the CBD and its proxies adds more units (which is happening and the increase in the pipeline), its going to get sardine like within those trains.

Plus you have tons of NJIT / Essex County and RU Newark students already crowding it.

Hasan, whose family runs the Newark-based real estate firm Blackstone 360, told Jersey Digs that the company’s 256-260 Urban Renewal, LLC affiliate is planning to demolish the home in order to make way for the development. If approved, the new building would come with 201 residential rental units, over 200 parking spaces, an indoor amenity space, and a ‘green roof’ atop the structure with unobstructed views of the New York Metropolitan Area. The units would be a mixture of studios, one bedrooms, and two bedrooms, according to Hasan, and some would include studies or balconies.

The Oranges are probably gonna see significant redevelopment over the next few decades, especially near transit stations.
