Is phase 2 supposed to proceed immediately after phase 1 is complete or is there some other milestone other than market factors before it starts up?
|
I can't wait for this one to proceed...

^ Props for not sugar-coating all the nearby surface parking lots.

For the #Edmonton Investment section of our annual BOMA Edmonton Brokers' Forum, Adam Kilburn, Senior Vice President & Edmonton Practice Lead at JLL, shared about the five following takeaways:
➡ Investment sales volume is down significantly. ➡ The most aggressive central bank policy in modern times to address persistent inflation has skyrocketed debt costs. ➡ Construction costs have risen significantly since 2020. ➡ Investors and tenants are flocking to newer generation assets. ➡ Capitalization Rates and Internal Rates of Return are expanding as investors seek "appropriate" risk adjusted returns. https://www.linkedin.com/company/bom...2F3c3aTA%3D%3D |

Actually starting to be noticeable on the skyline. |
Is this the taller of the two towers, or the shorter one?

Both are reduced in height, but yes, this is the shorted one. I really cannot wait to see the impact to that area in terms of life once occupied, for it was always a bit of a black hole.

Gotta hand it to Langham, they definitely have their construction process figured out, I feel construction just flew on this one. Same with Fox Towers and even the Icons, all seemed to go up very quickly. Fa
Also, Falcon 1 is 240 units and considering Falcon II will be taller with more units, we are looking at a minmium of 500 new units on this one block of 104 St. alone. That is between 500 and 1,000 new residents from this one development, which is awesome. |

Who in thier right mind would want to live in a condo facing the Epcor building? You will get absolutley zero natural light coming into your space.
The bigger problem is the stuff going on the the north. You would have the George Spady centre next door and multiple shelters two and three blocks away. Although it will be pretty nice to live across from the Ice District. Once that gets built out to the North a little it will be all good. The Boyle Street Coop moving out, with what I assume is some actual enforcement, has REALLY made a big difference in the area. BTW the construction workers tell us that the 15 story tower on the Station Lands will be finished up but the back taller tower will not proceed right away. They poured almost a whole floor of just concrete (like 8 ft tall) at about floor four and will leave it. The back crane has been taken down. |
