OK OK Kevin.... but lets give the title to Mopacs just for 1 day!

Drove by the space tonight and they are ripping up the parking lot. Clearly something is happening to that lot.

The ATX Nov 8, 2014 2:15 PM

They better hurry and get their project going. The no-growth idiots and their don't build it, and they won't come philosophy will be back in power in January. They apparently don't recall how much that plan backfired in the '80s and early '90s. The congestion we have now is because of that failed "plan." Their solution is to try that again.

I thought Austin had a highly educated population. But apparently history and urban planning wasn't part of their curriculum.

I was by there last night and can indeed confirm that the asphalt is all torn up. There's huge mounts of rubble all over the site. This one looks like it's progressing fast but we don't know what it is!

Found this article dated 10/17/14. The renderings appear similar to those posted several years ago, so they may not reflect what is currently proposed. Apparently we will find out more details soon.

It's killing me that we don't know what's being built here. Is it just the latest rendering of shoal creek walk or something better or worse? I asked Jan Buchholz on twitter if she knew anything, and you'll find some pictures of the lot actively being torn apart from this morning.

That was a good idea to post that. I'm sure Jan will respond.

I drove by today and got to say the whole parking lot has been torn up, the ony thing that's left is the light poles. So it looks like their ready to build here pretty soon.

Okay so the reason for the amendment to the restrictive covenant was to take out the green roof requirement they previously agreed to. The document also says "a site plan is currently under review for a building on a portion of the site that will be five (5) stories high." Hopefully, this is in reference to the parking garage. If so, then it sounds like this project is pretty similar to the way it was a few years ago. Would be nice to see that site plan, though.

Thanks! I like the view down Bowie St, especially with the Gables Park Plaza tower at the end of the block. Gives the impression of a curved street with dense development surrounding it (albeit a disjointed route separated by the RR tracks). You don't see that much in downtown with its grid pattern.

Only 12 stories tall ... what a bummer.

Drove by today and they were spraying the lot with hydroseed. Don't know why they would do this if they were ready to build?

Digatisdi Nov 10, 2014 10:19 PM

Erosion control most likely

GoldenBoot Nov 10, 2014 10:37 PM

ABJ article also mentioned this development is SPEC (i.e., very few or no signed preleases). If that is true, I'm really interested in knowing who is financing a 400,000+ SF SPEC office project.

44,427 square feet - that's a good bit of retail space isn't it? That's half the size of the Whole Foods store. Bummer about it being only 12 floors.

Sound like it would be about the ground floorplate square footage of the "two" buildings. I wonder whether it will be two buildings separated by what? Hopefully something pedestrian friendly/street friendly with no street level parking a la Whole Foods.
