Yeah, just about anything is better than what's there now, but this is an incredibly boring building.

It's an upgrade over the status quo even though that property has WAY more potential. I mean, what are these people thinking? "The Main Street of Texas? The most vibrant street in the city of Austin? I know! Let's build a featureless, boxy five-story office building! Brilliant!" |
How come Texas never does anything with a splash? Being one of the States with the best economies you'd think they'd toot their horns just a bit when given the opportunity. I don't get it.

Exactly what I pointed out in the other thread this is being discussed. They aren't building a 5 story structure. They are just renovating it. They're not putting much money into it, so it's not going to be something they'll balk at tearing down when the right proposal comes along. The other parcel is also something I mentioned. The sky is not falling yet.

The garage with the retail space they are rebuilding is that the one on 6th? If so isn't there already lot more than 5k retail on the bottom of that? Won't this be decreasing the retail on 6th?

Someone on the forum had noticed the lot was barricaded a while back. The person I spoke to said it was because they didn't have a parking permit for the property. I did notice during SXSW that there were some big trucks parked there, so I guess they got their parking permit done before SXSW. |

This development looks like a temporary endeavor.
My guess is they think the property is worth something long term, either for themselves or someone else and want to sell it. In the meantime, throw up something relatively cheap to build and get some income on the property while you wait to do something else with it. That said, I would prefer they build a nice base structure that could support a 800-1000 foot tower, giving themselves flexibility in the future to build on top of the base. Similar to what is going on at 3WTC now. That said, this is a much cheaper short-term investment, and it may be that they want to sell the site in the future to someone else. |

Forgot to post this. Massive solar panel installation happening at The Palmer. They aren't even finished. I hope to see more solar/wind power included in high rise projects over the next few years. :D:D:D

The Urban Land Institute is holding their annual development forum in April. Below is the emailer they sent out Friday night. All of the commercial real estate developers get together and show off what they have in the pipeline for development. They bring marketing materials, scale models and other types of presentations, and you can talk to the various developers and ask questions. It's a really interesting showcase. The firm I work for has a booth at the showcase every year, as do most of the other firms in town. The cost to attend is $35 for ULI members and $50 for non-members. If that's too steep for you, both the Statesman and the Biz Journal do a recap story the next day with renderings and details, so there will be an interesting news article(s) about it afterward.

Re: Prillar Photos! Nice shots! Havne't been able to walk for a month ! (fractured leg booo..) Wow the progress is cool to see! The shot of Skyhouse from the trail shows how the buildings around it are starting to relate. I'm not a huge fan of any of those buildings, but the density from the collection is starting to show.

It looks like the glass will pretty much be the same as what's on 360. It's crazy how reflective it is. On some days you don't even notice the building so much.

7th an Rio broke ground today. They tore up all the concrete on the site. Looks like that project is a go.

Pretty amazing if 7Rio has indeed broke ground. How long ago was the original project announced? 7 years ago? Gotta give them credit for their tenacity, even if it isn't the same project that it was originally.
Do we know what it's going to look like? I don't remember seeing a rendering of the new design. Very good to see projects breaking ground as planned in 2013. Plenty more to come, hopefully. |

This could end up being a nice building. I wish there was a larger version of that rendering. I'd like to see a close up of the top. Glad to see it's moving forward. There hasn't been much development in that area of downtown, so hopefully this will give that area a little boost. That immediate area is kind of dead at times, too. Anyway, this is supposed to be 263 feet tall and have 24 floors. It'll be only a foot shorter than Austin Skyhouse.

I'm pretty sure they're the same project. The taller plan was put on hold in 2009 I think because it couldn't get funding.
