This project, currently known only as 1500 Rio, would become the first income-restricted senior housing development inside downtown Austin since 1967, with approximately 72 of its 83 total units offered at rates affordable to seniors earning no more than 60 percent of the Austin area’s Median Family Income. At its meeting late last month, the city’s Planning Commission approved a rezoning for the tract, changing its office and single-family residential uses to downtown mixed-use zoning to allow the building’s construction with a maximum height of 60 feet — we would obviously like to see a taller project with more units built here, but in this specific case the height limit was requested by the developer.

The Republic, 415 Colorado, and Modern Austin Residences (terrible name, btw), are all turning out really nice. Great additions to the Austin skyline.

A new 700 footer - 751 feet to be exact and 66-stories. This proposal has been around for a while. But it got a significant height boost from 610'. It's on the Design Commission agenda for tomorrow's (09-22) meeting, and the first renderings have been released:

It'll pass. But that's just a baby step forward. The Design Commission can only recommend a Density Bonus that will allow the project to go tall. The site plan still needs approval after that, and that will eventually happen. But there are a lot of nice towers with approved site plans, but financing is still the problem.
