Easily. Austin already has the tallest all residential buildings west of the Mississippi. :)

But the saving grace of the Block 32 project is that it’s fully residential, an asset class that isn’t suffering quite as hard as the office world at the moment — and to our surprise, the plan has resurfaced in a big way, now on the agenda for next week’s Design Commission meeting seeking a ruling of compliance with the design requirements of the Downtown Density Bonus Program.

The project would raise two adjacent towers across two planned phases of construction. Tower 1, located on the eastern half of the property near Trinity Street, would reach 41 floors and contain 363 apartments alongside nearly 4,000 square feet of ground-level retail space and eight levels of above-grade parking in a podium structure. Tower 2 would rise as part of a second phase near the corner of East Third and San Jacinto Streets at the western half of the block, reaching 55 floors and containing another 363 apartments, along with a 216-room hotel, about 2,200 square feet of additional retail space, and another eight-floor parking podium.

One Lady Bird Lake Office Tower Project Redesigned for Residential Use

I just take screenshots and edit them on Paint.net. I count how many floors from webcams and the many pictures that SSP contributors share to determine height. I’m thinking these are all pretty close with maybe the exception of The Republic (which is probably closer to 50 meters), but I went by floor count to match the diagrams.

I don’t think The Republic has a P13 level so that might be what throws it off. :)

Nope. The Beaudry (695') in LA is the tallest all residential building west of the Mississippi.

SkyscraperPage has it listed as 655 feet, which lists the source for that height as the building elevations, which is a pretty definitive source. The exact height is 654 feet 6 inches. One thing to note, that height is measured from the street level on 7th Street, but there's also a sunken plaza that goes down an extra 15 feet on that side of the tower. In addition to that, there's also a location next to the parking garage on 8th Street that drops down another 40 feet. I believe that is where the 695 foot height comes from. That's a bit deceiving, though, as that point is only next to the parking garage, and the tower is located on the other end of the block.

There's also 1000 Hill, which is listed as 760 feet. That one's under construction, or at least, is listed as under construction in the database. I couldn't find a construction thread on it, though.

35-Story Downtown Austin Condo Tower Planned at 14th and Guadalupe

Distinct from previous plans for the site by Cypress Real Estate Advisors discussed in 2019, the Northland redevelopment of the property at 400 West 14th Street would raise a 400 foot residential tower containing approximately 286 condo units with a mix of one to three bedrooms, along with ground-level retail space, structured parking, a resident amenity deck atop its parking podium, and a floor of office space providing a 10,000-square-foot new headquarters for CLEAT — allowing the organization to maximize the value of its land and still remain at the site.

Although these concepts are obviously subject to change, it’s noteworthy to see that this site — and the northwest corner of downtown in general — remains a desirable location for residential development even as the downtown office market struggles. According to the design document for this tower, the project anticipates a construction start in 2025, with completion in early 2028.
