Hot on the Trail of Downtown’s Mystery Hotel Tower at Seventh and Trinity

Quote:

It’s a big week for hotels on East Seventh Street, according to a permit filed yesterday with the City of Austin. But this case takes a bit more reading between the lines than usual, so it’s a good thing we’re comfortable with idle speculation on this little blog! The mystery permit, a license agreement filed with the city by local engineering firm GarzaEMC on behalf of an unknown developer, describes a “high-rise hotel” to be built somewhere at the intersection of “East Seventh and Trinity” in downtown.

This project will include the construction of a high-rise hotel with associated parking structure, and associated utilities. New utility services will be provided to the proposed building. Civil improvements will also include access driveways, sidewalks, grading, and incorporate other elements required for the new development.

Here’s Our First Look at the Downtown Austin Condo Tower at 14th and Lavaca

Quote:

The 32-story residential tower planned by local developer Pearlstone Partners is set to bring approximately 220 new residences to the southwest corner of West 14th and Lavaca Streets near the Capitol in downtown — but we still haven’t gotten a look at the as-yet-unnamed building’s appearance from architects STG Design. Let’s fix that:

In fact, with the arrival of this design it’s fair to say the use of brick has become a defining element of downtown’s northwest corner adjacent to the Capitol — that’s a tone initially set by the divisive, but iconic Westgate Tower. Love it or hate it, the Westgate has now influenced the design of at least two residential towers proposed in the region, and personally we think it’s pretty neat to see a sort of local architectural vernacular taking shape over here, however minor

While the cosmetic elements of the design are still in flux and probably subject to change somewhat, it’s interesting to see the direction Pearlstone is taking this tower — it’s a departure from the developer’s own portfolio, and a welcome addition to a formerly-sleepy corner of downtown, where new growth now anticipates the arrival of an underground rail transit station via Project Connect. The 14th and Lavaca tower is still currently in the permitting phase, but with its site now cleared and ready for action, we’re anticipating a groundbreaking any time now.

I really like the podium on this one. It’s handsome imo.

Someone on another forum asked how many residential units are under construction Downtown. I thought I’d share this here as well given we don’t have any recent stats. I got the number of units for every building from towers.

The Waller - 388 units (multifamily)
700 River - 377 units (multifamily)
The Travis - 414 units (multifamily)
Waterline - 352 units (multifamily)
415 Colorado - 328 units (multifamily)
6xGuad - 349 units (multifamily)
321 West - 370 units (multifamily)
Hanover Brazos Street - 308 units (multifamily)
Paseo - 557 units (multifamily)
Vesper - 284 units (condos)
Modern - 365 units (condos)
The Linden - 117 units (condos)
Ashram - 6 units (condos)

3,443 multifamily units
772 condos
4,215 total

With groundbreaking imminent for 5RR (242 units) the total would be upped to 4,457.

14th and Lavaca looks very promising, especially if the lighter accents are closer to a bronze color and texture than a tan, painted concrete.

KevinFromTexas Feb 24, 2023 9:06 PM

Yeah, I like that one. I'm getting a sort of Boston and Seattle vibe from it. It'll be nice to have something tall that isn't all glass.

I hadn't realized the condo / multifamily ratio was so small. In my mind it was closer to 50/50.

Meet Verde Square, Giving Austin’s Soccer Stadium a Brand New Skyline

Quote:

With new towers and height-friendly rezonings throttling up the pace of growth around the Domain area of North Austin all the time, it’s kinda hard to keep up with everything planned here — but there’s one upcoming project you really ought to know, since it’s one of the most promising steps in this ongoing experiment of converting the suburban sprawl around the intersection of Burnet Road and Braker Lane to an almost downtown-like urban environment.

Verde Square, planned by local firm Ironwood Real Estate in partnership with Austin-obsessed global real estate firm Karlin, imagines a four-building complex on more than six acres of land along Burnet Road located just west of the new Q2 Stadium, taking full advantage of this proximity by splashing lots of Austin FC branding and official verde green on the project — it’s not the first time project partner Karlin Real Estate has worked alongside our city’s new professional sports team.

Rising more than 300 feet thanks to the district’s height-friendly zoning, the collection of towers would contain 386,000 square feet of offices, 280 apartments, a pretty substantial 33,900 square feet of retail space, and a 160-key hotel, according to recent city documents related to the project. While the renderings of the plan seen here are definitely intended for marketing and subject to change, they match the broad strokes of what we’ve seen from the project’s city site plan filings — and most importantly, they’re accurate to the mass and height of the expected towers.

Looks like 10 stories of parking on the lower half of the tower on the right. Eek.

This will be a great project next to the stadium! Excited to see the retail and restaurant options on first levels.

All of the highrises at the Domain are like this. It's awful.

KevinFromTexas Mar 3, 2023 2:58 AM

That slide is cool, but it would be a lot cooler if it came out of the top floor of the parking garage.

All of the highrises in AUSTIN are like this. Because it is near the Domain and limited to less than 400 feet, it is ONLY 10 stories of parking.

H2O Mar 3, 2023 1:00 PM

Sorry guys, there is no big verde slide in the approved plan.
