Hot on the Trail of Downtown’s Mystery Hotel Tower at Seventh and Trinity

The mystery permit, a license agreement filed with the city by local engineering firm GarzaEMC on behalf of an unknown developer, describes a “high-rise hotel” to be built somewhere at the intersection of “East Seventh and Trinity” in downtown.

This project will include the construction of a high-rise hotel with associated parking structure, and associated utilities. New utility services will be provided to the proposed building. Civil improvements will also include access driveways, sidewalks, grading, and incorporate other elements required for the new development.

Here’s Our First Look at the Downtown Austin Condo Tower at 14th and Lavaca

In fact, with the arrival of this design it’s fair to say the use of brick has become a defining element of downtown’s northwest corner adjacent to the Capitol — that’s a tone initially set by the divisive, but iconic Westgate Tower. Love it or hate it, the Westgate has now influenced the design of at least two residential towers proposed in the region, and personally we think it’s pretty neat to see a sort of local architectural vernacular taking shape over here, however minor

While the cosmetic elements of the design are still in flux and probably subject to change somewhat, it’s interesting to see the direction Pearlstone is taking this tower — it’s a departure from the developer’s own portfolio, and a welcome addition to a formerly-sleepy corner of downtown, where new growth now anticipates the arrival of an underground rail transit station via Project Connect. The 14th and Lavaca tower is still currently in the permitting phase, but with its site now cleared and ready for action, we’re anticipating a groundbreaking any time now.

Someone on another forum asked how many residential units are under construction Downtown. I thought I’d share this here as well given we don’t have any recent stats. I got the number of units for every building from towers.

The Waller - 388 units (multifamily)
700 River - 377 units (multifamily)
The Travis - 414 units (multifamily)
Waterline - 352 units (multifamily)
415 Colorado - 328 units (multifamily)
6xGuad - 349 units (multifamily)
321 West - 370 units (multifamily)
Hanover Brazos Street - 308 units (multifamily)
Paseo - 557 units (multifamily)
Vesper - 284 units (condos)
Modern - 365 units (condos)
The Linden - 117 units (condos)
Ashram - 6 units (condos)


3,443 multifamily units
772 condos
4,215 total

With groundbreaking imminent for 5RR (242 units) the total would be upped to 4,457.

14th and Lavaca looks very promising, especially if the lighter accents are closer to a bronze color and texture than a tan, painted concrete.

Yeah, I like that one. I'm getting a sort of Boston and Seattle vibe from it. It'll be nice to have something tall that isn't all glass.

I hadn't realized the condo / multifamily ratio was so small. In my mind it was closer to 50/50.

All of the highrises in AUSTIN are like this. Because it is near the Domain and limited to less than 400 feet, it is ONLY 10 stories of parking.
