62 East Avenue Condo Tower Faces a Tight Squeeze in the Rainey District

It’s been a busy couple of years on East Avenue in the Rainey Street District for local developer Pearlstone Partners, with its Vesper condo tower currently in an advanced stage of construction at 84 East Avenue just north of the firm’s completed Natiivo project at 48 East Avenue — and now Pearlstone’s splitting the difference with a third condo tower planned at 62 East Avenue, squeezing into a roughly quarter-acre land assembly nestled between the 700 River and Cambria Hotel projects. Considering the fever pitch of recent growth on East Avenue and Pearlstone’s own contributions to the sudden density in this area, the developers have a sense of humor about dropping another building on the pile — recent site plan updates to the 62 East Avenue project use the placeholder name “Not Just Another East Tower.”

While we learned the broad strokes of the project earlier this summer, these recent site plan updates provide us with an updated picture of the planned residential building, which is now set to rise 53 floors or 623 feet, containing a total of 205 residences with a mix of one, two, and three bedrooms.

While the building’s dark blue and slate-toned design from recurring Pearlstone collaborators STG Design is handsome enough, what’s really remarkable about the tower is its extremely narrow footprint, occupying less than 100 feet of frontage on East Avenue — it’s a new look for the district, but makes sense considering the rapidly dwindling contiguous plots of undeveloped land around here. In the rendering above, we see silhouettes of the neighboring 700 River and Cambria Hotel towers practically rubbing shoulders with the new building.

32-Floor Downtown Austin Condo Tower Planned at 14th and Lavaca Corner

Jack Brown Cleaners Site Pivots to Housing in Northwest Downtown

A rezoning case headed to Austin’s Planning Commission next week indicates a longtime industrial tract in the far northwest corner of downtown is preparing to redevelop as high-rise housing. Located at 615 West MLK Jr. Boulevard between Nueces and Rio Grande Streets, for decades the roughly 0.68-acre tract has hosted the central laundry facilities of the local Jack Brown Cleaners chain.

Documents prepared for the Planning Commission’s inaugural meeting of 2023 scheduled for January 10 describe a request by the Brown family partnership that owns the property for a rezoning from commercial services to a downtown mixed-use/vertical mixed-use zoning category in order to redevelop the site for a multifamily building. With the tract’s proximity to West Campus directly north of MLK Jr. Boulevard, it’s easy to forget that this property is a full-fledged occupant of the downtown area — meaning under the DMU-V zoning sought by the applicants, a building here could rise to a maximum height of 120 feet, likely 10 floors or more, thanks to the new density bonuses of the city’s vertical-mixed use program.

‘Experiential Living’ Tower Planned in Downtown Austin’s Innovation District

The 39-story tower planned by local developer LV Collective at the one-acre former site of a state pension fund office near the corner of East 12th and Sabine Streets in downtown’s emerging Innovation District shows up in the City of Austin’s permit system as a hotel, but that’s not exactly right. The developers at LV Collective prefer something like “experiential living” or “flexible living,” a 527-unit building that can adapt to the short and long-term residential needs of the future professionals, tourists, students, and everyone else attracted to the Innovation District once it’s built out with numerous life sciences and biomedical uses along with Dell Medical School — and under the city’s creaky old code, this sort of business model is practically impossible in a building developed under a residential use, with limitations on short-term rentals and other requirements locking down that flexibility.

While the details of the project remain mostly up in the air, the unnamed tower at 12th and Sabine will contain ground-floor retail including a full-service coffee bar, a co-working space, bike storage, a gym and yoga studio, and amenity decks on the ninth and 38th floors. The project’s architects are local firm STG Design, and while we only have a single rendering of the tower for now, the building’s unique roofline and light exterior are a welcome addition to a district with a lot of interesting colors on the horizon. One feature of the building is a lot more like a residential tower than a hotel — its seven-floor garage podium with 547 parking spaces. The project’s groundbreaking date is currently unknown, but LV Collective indicates a scheduled completion date sometime in 2026.
