Who knows to what extent the "future envisioned context" is actually reflective of the City's plan vs. artistic license taken by the developer to justify the density they're hoping to achieve.

I'd agree that a more granular approach to intensification would be warranted here though. On a typical block between Main and Clark you have a smattering of nice old 5+ storey hotel-type buildings and ornate 2-4 storey brick commercial buildings interspersed with nondescript single-storey retail buildings, vacant lots, and other utilitarian or derelict structures. Filling in those gaps between the heritage buildings with contextually sensitive, 6-12 storey midrises would make it into a great urban street in a way that a canyon of anodyne towers would not - especially given the lack of any current or planned higher-order transit in the area.

This is a big catch for you guys. Congratulations! You must be going to be the smallest city in Canada with a Costco. I imagine this is because of the catchment area. The nearest one otherwise would be in Quebec City, right???

Did this group mentionned if it was under construction?

Its right on the southern edge of town so all people will have to do is exit the highway, go down the hill and they're there. See its really meant to parasitize a bit the Moncton Costco.:haha:

Orillia CA has a population of 33,000 (vs. 54,000 for Rimouski) and has had a Costco for a few years now. So not the smallest city in Canada with a Costco!

Orillia Costco relies heavily on cottage-bound traffic though from outside the immediate metro area. Rimouski as a whole is a lot more isolated.

Most exciting proposal for Calgary in years! 3 towers with internal public courtyard and tons of CRU's, rental and condos. At the corner of 17th ave and 4th street which currently looks like this:

They tore down 2 buildings that were on site last year:

Costco ... the supertalls of towns

Hawrylyshyn Sep 12, 2024 4:13 PM

That's a stunning Calgary proposal!

WhipperSnapper Sep 12, 2024 4:31 PM

Indeed however the renderings lack reality. There's nothing holding up the floors. Also, cramming in as many render people and setting the mode at dusk is an obvious technique to make things even more attractive. The towers? Can't make out the tower. They appear bulky suggesting narrower shoe boxes and internal bedrooms with glass walls. Investor units. The internal courtyard is great no matter how the buildings turn out.

A development permit with buildable plans can't be too far off from being posted.

What are you talking about?

They are likely hard to make out, but those look like 2x8's on the main floor and possibly single ply 2x12's on the second and third clad in structural glass.

WhipperSnapper Sep 12, 2024 8:06 PM

I'm guessing around 25 feet of column free space. You're right. It probably can be done but, at what costs? Rents have to justify the costs. That's what I meant afterall. How often do built developments live up to artistic renditions with column free spaces encased in structural glazing?

The development permit won't embellish. If it continue to look like this than that is what will be built if built.

That's a pretty interesting proposal which is now starting, nice! I'm not expecting a great street level with what the renders suggest, but it should be activated to the point where it functions as a much better space for residents of the area and the buildings than what was on the site.
A few years ago I'd be a bit apprehensive about older stock office buildings being torn down for condo developments, but in this case it's no loss, especially in a time like this economically.

^ The look is kind of dated imo, but love watching Winnipeg's skyline grow, and seems like this is an existing parking lot, so it's a firm win.

WhipperSnapper Sep 13, 2024 6:39 PM

It's dated because it's old. Started construction years ago before going on hold. Worse than a parking lot. Restarting up would be a win.

That’s the redesign, one tower 27 storeys, previously it was two towers, 18 & 13.

WhipperSnapper Sep 13, 2024 7:13 PM

I noticed a tower missing and this one being much taller. The design hasn't changed as I remember it

This Ottawa proposal at 335 Roosevelt Ave has evolved quite a bit over the last 12 years. From towers, to mid-rises with a couple low-rises and now mid-rises with a park. Lot of back and forth, tweaking the plan.

Off the quickly intensifying Scott Street corridor, steps away from glorified Transitway Dominion Station about to become full Kitchi Sibi O-Train Station (2026ish), this should be a decent addition to the area that will provide some height variation (most proposals are 20 to 40 storey towers).

Calgary proposal looks great. Some nice retail and public space.

That floating black box on Spadina Rd can be hit or miss.
