On a typical block between Main and Clark you have a smattering of nice old 5+ storey hotel-type buildings and ornate 2-4 storey brick commercial buildings interspersed with nondescript single-storey retail buildings, vacant lots, and other utilitarian or derelict structures. Orillia CA has a population of 33,000 (vs. 54,000 for Rimouski) and has had a Costco for a few years now. So not the smallest city in Canada with a Costco!
Orillia Costco relies heavily on cottage-bound traffic though from outside the immediate metro area. Rimouski as a whole is a lot more isolated. |

Indeed however the renderings lack reality. There's nothing holding up the floors. Also, cramming in as many render people and setting the mode at dusk is an obvious technique to make things even more attractive. The towers? Can't make out the tower. They appear bulky suggesting narrower shoe boxes and internal bedrooms with glass walls. Investor units. The internal courtyard is great no matter how the buildings turn out.
A development permit with buildable plans can't be too far off from being posted. |

I'm guessing around 25 feet of column free space. You're right. It probably can be done but, at what costs? Rents have to justify the costs. That's what I meant afterall. How often do built developments live up to artistic renditions with column free spaces encased in structural glazing?
The development permit won't embellish. If it continue to look like this than that is what will be built if built. |
That's a pretty interesting proposal which is now starting, nice! I'm not expecting a great street level with what the renders suggest, but it should be activated to the point where it functions as a much better space for residents of the area and the buildings than what was on the site.
A few years ago I'd be a bit apprehensive about older stock office buildings being torn down for condo developments, but in this case it's no loss, especially in a time like this economically. |

^ The look is kind of dated imo, but love watching Winnipeg's skyline grow, and seems like this is an existing parking lot, so it's a firm win.

It's dated because it's old. Started construction years ago before going on hold. Worse than a parking lot. Restarting up would be a win.

This Ottawa proposal at 335 Roosevelt Ave has evolved quite a bit over the last 12 years. From towers, to mid-rises with a couple low-rises and now mid-rises with a park. Lot of back and forth, tweaking the plan.
