Well it would make sense that I didn't know that! I never go out that way, and it's not exactly a remarkable building :haha:

High hopes the lot to the east gets something in the near future too. Augusta will be much nicer with this new build... but much much nicer if something happens on the other side of the Pheasant Plucker.

Hopefully there will be interest in developing the street between Hughson and John as well.

Interesting to see the single width vehicle parking ramp. A unique solution - which works given the small amount of parking here. That sort of thing is rare in Ontario though, it’s good to see that Hamilton seems more amenable to creative parking solutions than other municipalities. Now if the OBC could just be amended to allow for steeper ramp grades. The maximum 15% grade limit in Ontario still requires these massively long ramps that make tight sites like this one challenging to accommodate below grade parking. It wasn’t always that way, there are plenty of older buildings in the province with much steeper grades.

So long as bike parking isn't on a floor other than the first. I am currently forced to park in the underground garage at my work, and getting up that ramp is not a fun time at the end of my work day.

According to the city of Hamilton GIS base map 165 James S is the same property as the one on the southwest corner of Hughson and Augusta. So your dream may come true. Imagine this entire block by Core Urban. Pheasant Plucker just surrounded.

wasn't there a concept render for a building east of the Pheasant Plucker .....some where in these threads

We had a great evening meal at Radius last night, and walked by this. Nice to see the progress in person!

Also, the Pheasant Plucker has a large patio on part of the lot to its east. They must have leased part of that, but it would be great for the new proposal to incorporate an alleyway patio or something... hopefully it is discussed between CU and PP. And hopefully the other pubs are able to open their patio spaces soon too, though most are quite small and would probably not be worthwhile financially. The city should just close off that strip of Augusta for now (part of the south side is closed for the construction) and let the pubs put tables on the street, like what was done with King William last summer.

craftbeerdad Jun 14, 2021 6:55 PM

There's lots of space where the city could implement outdoor dining between the road space on Augusta or parts of Haymarket or the abundance of parking lots. Sort of a King William vibe could be achieved with a little creativity.

Looks like another establishment's going into the old Winking Judge space, aptly called, The Judge.

TheRitsman Jun 14, 2021 8:03 PM

I find it kind of silly that Augusta has street parking there. They could easily lose the 5 parking spaces, and build a single long patio that takes up the entire lane of parking spots.

That would be good.

I dislike the parking along King William too, especially given the plethora of parking spaces in the surrounding blocks. No reason to have it there from spring to fall at least... in fact I think James to Hughson should be permanently closed to traffic during the warmer months, perhaps Hughson to John too (keeping Hughson open to access Cobalt, if that's where the ramp entry is to be)

So a lot better.

Jokes aside, we find ourselves at Moody's or Arcade quite often. Hess as a club street is dead. There are like 2 or 3 clubs left, and even they were not that busy precovid. It's likely Hess will be replaced with a slightly more mature style much like Augusta. The Ship on Augusta which we love, owns Moody's, Amigos, and the newly opened Lucky's BBQ. I wouldn't be surprised if they open up a Ship-like pub on Hess at some point.

craftbeerdad Jul 12, 2021 2:10 PM

Down to the Ship and the Pheasant of the old guard as the new Judge opens up and there's a pop-up called Smoked residing in The Augusta House.

I wonder if and when, the parking lot next to the Medical Arts building (Young/Hughson corner) gets taken out.

I wish the city would put down cobblestone on this short stretch of Augusta, it would really improve the feel of the street.

Is there any way we can put that type of request in to the city?

It definitely wouldn't hurt to send councillor Farr an email with that suggestion... I know a few years back DPAI had a similar idea and created a little pedestrianization concept for the street.

Interesting, didn't know about that. Here's an image for those interested. Maybe we can all send an email to Farr and see where it goes,

Goooood luck. Farr may have cared when he won, but his enthusiasm for the downtown has disappeared completely. You'd be better off waiting for someone else to win one day and email them.

I really hope that Farr retires if he's going to continue to care so little. He refused to correspond with his engaged constituents, those of us that actually care. Not even his staff respond to me.

Years ago, Council moved unanimously to stop using interlock brick (or cobblestone) on our roadways. They deemed costs excessive. There might be openness to looking at stamped concrete (ie King William from James to John) however.

That's so lame. When cities like London, Kitchener, and others are using interlocking brick and places like Europe use it everywhere (Like the Netherlands uses it even in random suburbs) Hamilton yet again chooses to be cheap. Hamilton is like the McDonalds version of a city. Cheap, quick, easy, but not good for you and not really that good tasting. All to cut costs and do what the screaming patrons desire.

The south arm of King along Gore Park was cobblestone back in the late 1980s and '90s. But the park was lined with bus stops, so the road got damaged very quickly and the city was constantly repairing the ruts and heaved stone.

On a lightly used street (hopefully restricted to pedestrian use some day, or woonerf-ed) that should not be a problem!

But a treatment like that of King William would be a decent alternative.

I'm assuming the crew will be pouring the roof slab today/tomorrow. I'm still amazed by how fast this one went up. Looking forward to seeing the other two break ground likely this fall/winter.

Talking to Steve it seems they want to get started asap, and the parking garage will be connected, so the sooner that is finished the better this development will be for renting out.

I was going to see if you could ask him, seems like you know him somewhat. Did he say roughly when the expect it to get started?
