A handsome revision to a proposal in Kelowna next to the UBC tower:

There are some revised drawings for Mission Group's 40 storey tower adjacent to UBCO. Some of the major changes include changing the project entirely to rental. This has dropped their parking requirements significantly and the project now will only contain a 3 storey podium instead of the standard 4. Additionally, the size of floor plate has been reduced to 700m2. This will be one of the skinniest towers in Kelowna.

^ That's actually really cool. I'd almost call it neo-Modernist. It has the uniform grid design seen in many international style buildings, and while it has a decorative facade pattern not typical of Modernism, it's much more subtle than on something like The Grid Condominiums on Jarvis.

WhipperSnapper Jun 29, 2024 12:59 PM

Yeah, it's a Grid clone right down to the spandrel design. Another oversized solid podium for Kelowna too. No wonder everyone is excited by Kelowna's skyline as there's nothing these developments are accomplishing at street level.

I like it. I haven't seen much from Streetcar in a while.

I don't normally post in the Canada section but I'm shocked this unique project hasn't had any discussion in the Atlantic forum.

STANFIELD'S PROJECT, TRURO

Town of Truro Development Application Information (PDF)

Development Agreement Application by Lindsay Construction/Fathom Studios on behalf of Stanfields Ltd to permit Mixed-use/phased development consisting of 523 dwelling units and 55,600 ft2 (5,165 m2) of office/commercial space in 7 buildings, including newly constructed buildings and renovated/repurposed industrial buildings. The proposal also includes approximately 6,350 m2 (68,350 ft2) of publicly accessible space along the Salmon River

What makes this unique is Stanfield's will continue to operate at the site in a new factory accessed via Lorne Street. The existing factory buildings will be reused and built on top up to 11-storeys. 500+ units is massive considering that Truro is Nova Scotia's third largest population centre (45'000 CA / 12'000 town).

^Thanks for posting. I’m not from the Maritimes but it seems that anything built on the road between Halifax and Moncton is a bit of a safe bet.

Over 2000 units approved by Ottawa Planning Committee today.

3030 St. Joseph Blvd in Orleans, 18 floors on the east end suburb's old main street. It would be the first tower in Orleans outside of Petrie's Landing on the River, along the highway. A little over 500 meters as the crow flies from the nearest O-Train Station (2025).

10, 20 Empress, 4 floors of affordable units replacing early 20th Century row houses. A short walk to the new Central Library (2026) and Pimisi Station.

70, 80 Woodridge, 37 and 40 floors, a few steps from Bayshore O-Train (2027) and Bayshore Shopping Centre. I believe it will also have a decent affordable housing component, along with a large new park.

Agreed. I also think this should be towerless WS. Maybe a thoughtful midrise or improvement of the existing building. This just reads as a fussy, last minute effort to build housing without considering the site context.

At the very least it should block any of the CN Tower. that view is iconic and you can't walk by without seeing people taking pictures. What is wrong with this city?

Almost a value engineered sister project to a now defunct one in Edmonton.

These are strikingly similar. I agree, Edmonton did it better (or I guess would have done it better).

Do you have more info on that one? News article with details, location, architect (see if it's the same)?

Don't think it is.

Talk about a downgrade. If I was Henriquez, I'd walk away from this client. As an accomplished architecture firm, do you really want this on your portfolio of completed projects? But I guess we're entering a downturn in proposals and beggars can't be choosers...

WhipperSnapper Jul 5, 2024 4:52 PM

Twice the density and only a quarter the fun.

The depth or separation in the subway tile brick motif is the only thing giving me reservations on Henriquez running for the airport never to step foot in Toronto again. I don't think that firm created this.

Good opportunity Dream will have enough with all the other "houses" built and in construction to end up sitting on this for years.

Hmm. I haven't considered a downturn in proposals. There's already a million proposed units in the GTA. Why not another million?

MonkeyRonin Jul 5, 2024 7:42 PM

The classic Toronto developer bait-and-switch strikes again.

WhipperSnapper Jul 5, 2024 8:13 PM

1071 looks real good and ground has been broken. Toronto will be dropping below 200 under construction for 10 storeys or 35 metres (source: UT Map) for the first time in years.

The first design was much better but I dislike them both. Half of the buildings look great in the Canary District, and half look like City Place buildings. Too bad Saucier + Perrotte wasn't used for the entire area around that park.

Gresto Jul 5, 2024 10:30 PM

Too bad 567 Sheppard won't block the appalling NY Towers, the tackiest buildings in Toronto, if not the country.

Wow! I wonder if there will be an uptick in lower rise as the zoning has changed?
