Through the years, when my sage sister Lisa wanted to dismiss one of my stupendous (OK, implausible) ideas, she'd say dryly: "Let's talk about something that's really going to happen."

Her quip comes to mind as local real estate observers debate which of the numerous proposed downtown high-rise projects will actually get built, in this or coming real estate cycles.

Will it be Cousins Properties' proposed office tower at Third and Colorado streets, across from Sullivan's? Or maybe Endeavor Real Estate Group's 13-story office tower for IBC Bank's headquarters? Will both new convention hotels get built — a JW Marriott at Second Street and Congress Avenue and a Fairmont hotel at Red River and Cesar Chavez streets? And what about Endeavor's planned 36-story apartment/office tower on Bowie Street, Novare/Andrews Urban's 23-story SkyHouse apartment tower for Rainey Street and the two 50ish-story residential high-rises that the Sutton Co. plans in the Rainey Street area?

Yeah, I was in Austin last year and my jaw dropped when I saw the skyline. The last time I had seen it was actually in 2004.

Little Austin is growing up.

I literally lived a few inches away from where this photo was taken until a month ago (when I accepted a job in Dallas). I have a lot of memories in the site that used to be a giant concrete pad. The project began construction/clearing in February. I remember being rudely awakened at 8 am to the sound of jackhammers and rattling windows around that time.

I haven't seen Ahealy around here on ssp for awhile. He would know.

I work downtown just four blocks from the site, but making even a slight detour to and from my job to check it out adds to my displeasure of Austin traffic. In fact I work across the street from where Ahealy works.

you can't just walk there? it's literally like right there! when you go on your break buy a cup of coffee at caffe medici and check out the construction. maybe take a few pictures and post them on here. easy! :)

I go by the site everyday on my way to work. As a matter of fact, I go by every construction site downtown each day on my to work, just to check the progress. Then I look things over again every afternoon or evening when I return. The Marriott site is surrounded by a fence. Only a small portion on the northeast side of the lot is still available for public parking. Several pipes have been pre-positioned in the space where Las Manitas was I presume for utility reorientation. I heard that work will begin in earnest on August 1.

It's too hot to walk over there. I don't like to sweat at work. It was 109F yesterday and 106F today. Oh, did I mention that the two things I don't like about Austin are the traffic and the heat? :)

I forgot its hot already over there. Its 61 degrees right now where I am. :cool:

Nice. I do not understand the popularity of Coffee shops here. The last place I will ever walk to in 109F degree heat is a place where I can get 180F beverage to enjoy on my way back to work in what is now probably 111F degree heat.

That's why you get an iced tea! =) I get them a lot in the summers in Austin. Many of the local coffee shops have pretty good iced tea.

Ah, and tea reminds me... The highs have been under 70 for like 3 weeks straight in London. =) I just wish we had Austin's sunshine.

The Austin City Council is scheduled to be briefed today on four planned projects whose developers are seeking a special type of zoning to allow greater flexibility in development regulations in exchange for providing public benefits.

Three of the projects — Estancia Hill Country, Easton and Sun Chase — are mixed-use developments that would add thousands of residences and millions of square feet of commercial space to the region. A fourth would be just south of downtown Austin, on land now home to the RunTex store where 230 apartments are planned.

Developers are proposing to incorporate various community benefits into the projects, from affordable housing, energy efficiencies and public transportation to parks, open space and recreational facilities.
