An article from the American-Statesman on the redevelopment potential of the Brackenridge Hospital Tract in downtown.

"The development could have as much as 3.7 million square feet of space, and buildings as tall as 35 to 40 stories. Proposed uses include a hotel, housing, restaurants, shops and a new medical office building."

I love the changes to Austin's skyline over the past decade I just wish everything wasn't so boxy. The only real architectural gem, the Frost Bank tower, now gets lost.

wwmiv Feb 11, 2016 11:50 PM

I, too, wish there were more round and other shapes.

KevinFromTexas Feb 12, 2016 1:22 AM

Yeah, like triangles and stuff. Yes, that was sarcasm. I don't think buildings have to be different shapes to be interesting or pleasing to the eye. I'm more concerned with choice of materials, color schemes and how they interact. Ironically some of the stuff going in in West Campus looks pretty good, despite being boxes for students who mostly only care about function and not form.

Oh I love what we have, don't get me wrong! But I am VERY excited with some of the newer buildings that are under construction that are more interesting visually w/r/t the shape: 5th + West and The Independent, for instance. I wish there were just a few more buildings with interesting shapes.

This one is exciting but some little bungalows may put a damper on it.

I really like this one.

Super happy with this project.... and super happy such a fuss is being made over those bungalows. I love the thought of the mix of bungalows and high rises. Such a cool texture.
I think it's a good proposal and a smart answer.
It will make for a unique urban texture.
We are very lucky that Austin bloomed so late and we have these small reminders of what Austin was in the recent past still in place.

The Independent - 690 feet - 58 floors

Caissons are being placed. I'd say it's under construction now.

Here's another office proposal. This one is by Philadelphia based Brandywine, and it's called 405 Colorado.

OMG YES PLEASE PLEASE PLEASE PLEASE OMFG I WANT THIS ONE TO HAPPEN SO FUCKING MUCH. This would make all my dreams come true.

drummer Mar 27, 2016 2:19 PM

Overall, interesting design. Is that a giant parking garage?

Edit: Nevermind, you answered that in the sub-forum.

N90 Mar 27, 2016 4:02 PM

It's so ugly and blue...

Great just what we needed more blue buildings to blue this skyline up even more. I have a newfound appreciation for the Independent because it's not blue...

At least the bottom half is brown, that'll be nice to look at street level but the drive in on 35, heavens more blue...

MichaelB Apr 2, 2016 5:01 PM

Silver buildings reflect whats around them....
sky is blue. Building looks blue.
Note in rendering in the lower left hand corner of the upper level ...... you can see the warm colors of the sunset... hell... you can see the hills!
Smart rendering.

drummer Apr 3, 2016 4:03 AM

I actually like the glass. I don't like the bottom half of the building.

saybanana Apr 3, 2016 11:54 AM

That building with parking and glass on top reminds me 1100 Wilshire in Downtown Los Angeles.

1100 Wilshire Blvd, Los Angeles, CA 90017 -- Google map that address.

This area could eventually be built out with 5 million square feet of space. That's about 30 percent of downtown's commercial office market.

City vision for lakefront: More parkland, more tall buildings

By Shonda Novak - American-Statesman Staff

Posted: 10:35 a.m. Tuesday, April 5, 2016

Under one scenario of the city of Austin’s latest vision for the south side of Lady Bird Lake, a water-color image depicts a vibrant “green urban” area — but also a hefty cluster of high-rise towers that could be taller than anything currently along that side of the shore.

This morning, the Austin City Council was briefed by city planner Alan Holt, who for more than three years has been laying the groundwork for that vision — called the South Central Waterfront Initiative — to become a reality. At least one neighborhood representative is voicing concern that the plan could usher in ever-taller buildings across Lady Bird Lake from downtown.

If adopted by the City Council, the plan will set expectations on community benefits and give the city a basis for negotiating with the private land owners in any future zoning cases involving their properties, Holt said.

The city wants to work with the land owners to balance the intensity of development on their land with the city’s desire to gain significant public benefits within the district, such as affordable housing; additional open space and parkland; enhanced connections to and along the waterfront and hike-and-bike trail; and a unified street network.

That's pretty awesome, from the little bit that I read in the article. I understand the traffic impacts, but we're still thinking through the lens of cars...we've talked that to death, but there are other alternatives that Gallo is seemingly assuming will never happen. I love the rendering of the density across the river from downtown. Of course, it's an artist's rendering and nothing more than that, but it still gives a lot of hope to me that so much of the council was in favor of it.
