Exclusive: New hotel planned near Austin Convention Center

White Lodging Services Corp., downtown Austin’s dominant hotel owner, plans to build yet another hotel in the central business district — this one on part of a site the city has said it wants to acquire for a proposed expansion of the Austin Convention Center.

White Lodging’s Deno Yiankes said the Merrillville, Ind.-based hotel development firm, in partnership with REI Real Estate Services of Indianapolis, has signed a long-term lease for the southern half of Block 8, which is just west of the Austin Convention Center.

Yiankes said details of the proposed hotel — including its size, room count, brand and construction timetable — are yet to be determined. However, he said it would be a major hotel that would cater to group and meeting business, though it wouldn’t be as large as the 1,012-room JW Marriott convention hotel that White Lodging opened this year at Congress Avenue and Second Street.

UT System to lease downtown block for redevelopment

The University of Texas System is inviting developers to come up with concepts for transforming an entire block in the heart of downtown Austin.

The system will no longer need the 1.6-acre parcel — where it has two office buildings, four garages and an open-air plaza with a fountain and live oaks — because it is building a $102 million headquarters on the north side of West Seventh Street, between Lavaca and Colorado streets.

The tract available for redevelopment, known as Block 71, is bounded by West Seventh, Colorado, West Sixth and Lavaca streets. The system will issue a “request for developer qualifications and development concept” on Wednesday. Companies deemed most qualified will be asked to follow up with more detailed proposals.

Guero's owner plans office, retail and condos at Vulcan Video site

The people behind Guero's Taco Bar plan to build an $8 million office, retail and condominium development behind the South Austin restaurant, reports the Austin American-Statesman.

The restaurant is on arguably on Austin's hottest strip — South Congress Avenue, known as SoCo.

According to the report, the building would have 7,000 square feet of retail space on the ground floor, 14,000 square feet of office space spread across two floors, and up to five condominium units. The site, currently home to popular retailers Eco-Wise and Vulcan Video, is located about one block west from the intersection of South Congress Avenue and West Elizabeth Street.

East Austin mixed-use project unveiled with condos and office space

Rance Clouse, founder of Capsa Ventures LLC, debuted an East Austin mixed-use development Tuesday at an invite-only broker event.

The 130,000-square-foot residential condo and commercial project — dubbed Fourth & — will be built at Fourth and Chicon streets in a flourishing area of East Austin.

"We wanted to make a statement with the name — an open-ended statement," Clouse said in an exclusive interview with Austin Business Journal.

Fourth & could mean anything from Fourth & creativity to Fourth & sustainability — whatever anyone wants it to be, he said.
Clouse said his development team obtained a site permit the week of July 20 and demolition on an existing warehouse will begin by August 1. The project — 97 residential units and 42,000 square feet of commercial space — is expected to be finished by fall 2016.
