The Austin Music Hall is to be demolished to make way for a 28-story office building.

Officials with Cielo Property Group, an Austin real estate company, confirmed in an exclusive interview with the Austin Business Journal that it is teaming up with Tier REIT of Dallas to build another downtown office tower.

Demolition of the 43,000-square-foot entertainment venue at 208 Nueces St. will begin in January. Construction of the 349,000-square-foot building is scheduled to start in early 2016 and deliver at the end of 2017.

The predominantly glass tower will include ground-floor retail, outdoor terraces overlooking Shoal Creek and three floors of creative office space that feature 28-foot ceilings and loft-like spaces. Traditional offices will cover 10 floors. The rest of the structure will include parking along with a 300-stall bike storage facility.
Included with the rendering for Austin Proper was a depiction of a building on the site of the Austin Music Hall. The rectangular glass tower on the left is presumed to be this new office tower.

Great pics, Keith. Nice pano. I've never been a fan of the view from the Pfluger bridge because I've always thought the skyline looked awkward there with the gaps between the west side of downtown and the east, but it's finally starting to look good with Seven, Seaholm Residences and Northshore. No doubt with the rest of the towers at GreenWater, 5th & West, the Austin Music Hall redevelopment and of course the Independent, that view will finally not seem so awkward.

Great pics! I still haven't made it over to the JW Marriott yet for the views. That view down 2nd Street is something. 10 buildings that didn't exist before 2002, and an 11th one the photo was taken from. And I gotta say, I'm liking Northshore more and more.

The 32 story Aloft and Element hotel combo at 7th and Congress has finally begun site prep. They will demo the building next door soon and dirt will turn!

So, as construction wraps up on Northshore, Hotel Van Zant, the library, Westin, and Seaholm, I guess our next wave of major projects to watch will consist of 500 West 2nd Street, Aloft, 5th and West, and Fairmont. (Of course there are smaller projects, but those are the main ones.) Not a bad group! Will arguably be more fun to watch than the former group.

And there's another big wave after that's still waiting in the wings. :D

Let's hope that at least half of those next phase developments get built. I'm still a bit worried about Waller Park, 99 Trinity, and the Magellan development on Brazos.
