Wayland Township -

Time for another Gun Lake Casino update. Finishes are progressing in the dining, spa, and lobby areas, as well as the hotel rooms. Interior concrete work, pool coping, and tectum panel installation is ongoing within the water park area (which I think has been named "Wawyé Oasis"). The exterior envelope is far along - the buck hoist has been removed and the openings that served it are now enclosed -

This will be quite the destination between Kalamazoo and Grand Rapids, once it opens.

Fruitport Township -

In other casino-related news - which reads like a lot of bureaucratic red tape at the state level and political maneuvering on the part of the developer - the Muskegon-area casino plan proposed by the Little River Band of Ottawa Indians might be dead. While a ~ $200+ million development that promises thousands of jobs sounds enticing on the surface, I'm pretty ambivalent about the notion of yet another casino in the state -

It surprised me to read that the tribe has invested nearly $35 million in the project over the last 13 years.

Muskegon -

I spotted this in my scrolling. The first new windows are going in at the Shaw-Walker. An interesting-looking sequence of construction. Makes me think they are just testing out the first few glazing units and frames, before demo'ing all of the other infilled brick openings -

Grand Haven -

In "anti-development" news, there was a pretty bad fire in Grand Haven Friday night. The Forum Building, at the corner of Third and Fulton (235 Fulton St.), burned through the night as multiple agencies from a dozen+ municipalities responded. Crews fought the blaze for 8 hours until around 5am, but it was determined a total loss and demolished the next day.

Built in 1923 by Dirk Vyn & Son (Vine Drayage & Moving), the 100-year-old structure would eventually come to house an SOS office in the 1970s, before being remodeled into the multi-tenant building known most recently as The Forum. The local community has stepped up already to offer temporary space and to help raise funds for the many affected businesses -

Grand Haven -

Coincidentally(?), The Forum building occupied the site of a proposed 50-unit residential development, dubbed Forum Lofts. A few months ago, developers pitched demolishing the 2-story building to build this 5-story structure -

A seperate multi-family project was also approved by the Village last fall. The $10.2 million Winsor Place will consist of 41 apartments and some ground floor commercial space at 106 S Buchanan St. It replaces a surface parking lot in the downtown area -

Proposed 5-story Marriott hotel in downtown Grand Haven clears first hurdle
https://www.mlive.com/resizer/v2/34V...280&quality=90
Quote:

A five-story, 128-room Residence Inn by Marriott hotel is being proposed for 233 Washington Avenue, at the corner of Third Street, in the city’s central downtown district. The property is directly adjacent to Jumpin Java coffee shop.

The hotel project is being proposed by 6PM Hospitality Partners and BDR Custom Homes, who own the building. The building, a former Fifth Third Bank, is currently a multi-use office space. Since the height requirement for buildings in that district is four stories, the developers are seeking a rezoning of the 1.41-acre site from Central Business District to Planned Development District.

Costco breaks ground on future Fruitport store
Quote:

Construction workers this week installed a large sign announcing, “Costco Wholesale Coming Soon,” on an approximately 32-acre plot of land on Harvey Street near Harmony Lake Apartments. Costco declined to give further details at the time of publishing.

Speculation about when Costco was coming to the township has been buzzing ever since the retail giant bought the former Fruitport Golf Course site from Grand Haven-based developer Cherette Group in January.

Former McDonald’s site becoming $17M affordable housing development in Muskegon
https://www.mlive.com/resizer/v2/S5C...280&quality=90
Quote:

Pivotal Development has begun construction on Lofts of Muskegon, a $17 million-plus subsidized housing development at 122 W. Muskegon Ave.

The West Chester, Ohio-based developer broke ground in the first week of May at the 0.93-acre site, which until recently had a vacant McDonald’s sitting on it.

The now-demolished restaurant will make way for a four-story building with 32 two-bedroom and 14 three-bedroom units. They will be priced to serve households at 30-80% of the median income in Muskegon County. That amounts to $19,680-$52,480 per year for a two-income household, according to the Michigan State Housing Development Authority’s 2025 income and rent limits.

Next phase of Muskegon’s Lake View Lofts moves forward despite 6-year delay
https://www.mlive.com/resizer/v2/JHL...280&quality=90
Quote:

The long-anticipated second phase of Lake View Lofts is set to break ground this fall.

The new addition will add 64 new units, including 44 studios and 20 one-bedroom apartments, and about 3,000 square feet of ground-floor commercial space on the corner of Western Avenue and Second Street in downtown Muskegon. The developers haven’t yet secured a commercial tenant, “but ideally, it would be small-scale retail like a restaurant,” said Josh Canale, managing partner with Great Lakes Development. Units will be priced “market-rate-affordable for workforce housing,” Canale said, noting Great Lakes Development has committed to reserving half of the new units for households earning at or below 120% of the area median income. That amounts to $68,880 per year for a one-person household, according to the 2025 income and rent limits from the Michigan State Housing Development Authority.

On-site amenities include an open courtyard on the second floor, exercise center, business meeting space and a dog washing station. Each unit also will have its own private balcony.

The second phase building will connect with the first phase building, which was completed in 2019. The current Lake View Lofts at 351 W. Western Ave. contains 20, two-bedroom apartments and first-floor retail space currently occupied by Muskegon Axe Throwing.

In Downtown Hastings, a $921,510 grant will support redevelopment of two mostly vacant parcels into a three-story building with 135 rental units and a 15,080-square-foot community and arts center. A major downtown development is coming to St. Joseph.

It includes luxury living, new restaurants, and even underground parking -- all to a lot that’s been vacant for years.

This will be a multi-use development.

It will go in the vacant lot and the parking lot next to it. It's located right off Lake Boulevard close to restaurants and shops, and it has a great view of Lake Michigan.

It’s being referred to as Marquette on Lake Boulevard, and it’s being developed by The Rienks Group.

Seven stories including 32 luxury condos and 68 apartments, along with commercial space and 2 stories of underground parking are bringing major benefits for prospective residents and the public.

According to city officials, this development is much needed in St. Joseph.

^^^^ Looks like a great project. I remember years ago there was a similar proposal for that site that never got off the ground. Not sure if they cleared the site for that project or not, but its been vacant for a long time now.

Several very nice developments indeed, big news for St Joesph that will be a game changer for such a small community. Continually impressed by the amount of activity in Muskegon but for me the standout is the Marriott in Grand Haven that’s a beautiful project.

Oh wow the Fulton Market would truly be a city defining game changer for GR. Always happy when I see another Muskegon project moving forward, awesome to see the formerly parking lot riddled mall centric downtown return to form. As the biggest city on the Lake Michigan coast in Michigan as well as a part of the Grand Rapids Metro I can see Muskegon becoming one of the hottest cities in the state.
