There is finally sort of a rendering available on the internet for 7177 Quinpool in Halifax, which is now almost completed:

A building permit has been issued for the Ralston development but there's still no actual rendering. Just some rough interpretations of what the planning rules allow. I wonder if this will be another one that will be under construction for years with no clear public renderings. I believe this site was under a pointless 66 m height limit (measured from the average elevation, so top to bottom may be more like 70 m+).

It's topped out but this area's still only half finished as the corner building is barely started and there are still a lot of details left on the main tower. It's rumoured that the Shoppers is moving into Richmond Yards and then getting redeveloped. If so this corner will be completely transformed. The other side of Robie is pretty good while the Richmond Yards side is a former industrial area that had some big box construction in the 90's/2000's.

Nice to see some heritage retention, and there's enough set-backs that they don't look tacked-on. How much will actually be retained? Is it the entire buildings and interiors, or just the facing outside walls?

Those townhomes were trashed long before this development was a twinkle in Maldive's eye. I don't know why they were incorporated. I'm a little happy that they were kept as the rest of the podium gets a B for effort but a fail for execution. Ideally, they would have spent more attention fine tuning the podium and torn these down for some breathing space.

Recommend a break from The Well.

I said it once before. That Ottawa complex is going to look like shit with flat window wall panels arranged around all those curves.

Posted these in the great hostpital thread but thought it might be of interest here as well.


Construction site of the massive, $2.2B expansion of the Enfant-Jésus hospital in Quebec City. Interestingly, this new hospital will mainly be heated/air-conditioned by water vapor. The city's incinerator is located about 2km away from the hospital and a few years ago, in anticipation of the construction, huge pipes were installed between the two complexes so that water vapor produced at the incinerator will be directed to a power plant installed at the hospital. It will cut greenhouse emissions by an estimated 95%.

Booming Church Street.

Below, 8 towers rising east of Yonge, on/near Church Street. Nearly 1,000 metres of new height for the mostly* low/mid-rise street until a half dozen years ago.


Still to come, a new tallest called QueenChurch (underway soon) @ 186 metres. In the pipeline is 119 Church just shy of 200 metres, 18 Dalhousie @ 175 metres and Centricity @ 171 metres.

*The first tower to be built on Church Street was Sp!re @ 147 metres, completed in 2007. By 2017/18 or so, four 100m+ projects were completed on Church.

There are new, more detailed renderings for the tower that's half built at King's Wharf in Dartmouth. This one is to be called the Kevel (typo? :)).

It has an interesting lowrise shop component. I wonder if it'll turn out like this. The new tower is the tallest one in the first rendering. The ones in behind are already completed and the one in front is a future phase. I wish they had better plans to integrate this development with the adjacent blocks, but there is a rail line that divides them a bit.

This will be interesting to watch. A few years ago I think this building might have just been torn down. Aside from preserving the buildings many of these relocations bring the streetscapes up a notch by reducing setbacks.

The report provides more detail around the financial meltdown of the Elevate housing project, before lenders persuaded a court to order the project into receivership in October. Receivership assigns control to a court appointee who can sell assets to pay outstanding debt.

Development partners Werner Leuschner and Kamal Patel pre-sold all 177 units in the unfinished tower plus 325 units in other proposed towers before they ran out of money, court documents indicate.

The developers have not responded to interview requests left with people at addresses listed as their residences. “I'm not the spokesperson for that project,“ a man said Tuesday, shutting the door on a reporter who asked if he is Patel.

Condo buyers in the first tower agreed to pay an average of $470,000, according to a list of buyers and prices. Down payments averaged $92,000.

KSV, the Toronto-based restructuring firm acting as the receiver, told condo buyers in October that their purchase agreements remain in full force and “there are no steps that you need to take in this regard at this time.”
The receiver will ask a judge Dec. 12 to authorize a sale of the Elevate property, as it is. If approved, it's anticipated a buyer might be found as early as mid-March in a sale handled by realty firm CBRE...

I'm usually not a fan of distance updates like this, but it shows scale when considering these 3 buildings (all about 35 to 40 floors) are nearly topped out and near each other in an already dense part of town.

Whilst walking in northern Mississauga, I noticed a set of million dollar townhomes are to be built on Brittania, near Heartland.
It's a fairly central area, so it's disappointing to see such a low density project going here, but I also know its the only realistic thing to build here.

2444 Yonge (rental project of two towers) continues to work through excavation, although I took these before the snow started so the site may take a little time as winter finally comes to the area.

Well HS did I see an awful lot of grey garbage going up along Major MacKenzie - it was so beautiful in the 1970s & 80s, a narrow paved road through the woods, in Caledon East, Nobleton, Erin and Hillsburgh they're building these gaudy mcmansions, even historic Belfountain homes are being replaced by junk, shocking!

I’m a bit blown away at the result of this heritage reconstruction… every (usuable) brick from the rooming houses that were gutted by fire, was logged and reused. The entire site was demolished before reconstruction began from scratch.

Now it looks like the original row was just loving restored not rebuilt.

We usually don't see eye to eye on the meaning behind facadectomies. I agree with you they did well recreating the lost block at Garden District and the design of the development itself. It's about as good as it gets putting a giant tower behind and over a recreated block of housing from yesteryear. One can still imagine a kitchen where a kitchen would be and not a large but still deficient elevator core for a residential skyscraper.

This tower elicits the skyscraper in skyscraperpage. The popularity is all about height. Everything else about this tower is crap. Cheap cladding. Ominous massing including a giant ass podium. It frustrates me as Broadway is a cool, diverse, organic, urban high rise street in part to redevelopment being achieved through true intensification than block busting assemblages. This one tower is benign. The excitement over its height relates to the precedence being set. The same applies to future tall development busting blocks for bland podiums that could be in anywhere like Vaughan Ontario.

The tower itself is nothing special, but it will offer a good amount of amenities to the neighbourhood. The curiosity about this tower in the Vancouver forums is more about much higher densities finally jumping over False Creek, and into the Broadway Corridor.

As for the current state of Broadway, that's subjective, of course. I think Broadway is a very ugly, and very under-utilized street with a ton of potential. You could raze the strip from Commercial to Arbutus, and nothing of value would be lost architecturally*.

*Ok, that's a tad hyperbolic. There are a few architectural gems in Mount Pleasant, but by and large, Broadway is not pretty.

I rather like the historic bungalows and strawberry box homes north of here, and all the 1950s buff brick apartment buildings are beautiful between the Humber, Berry Rd, Stephen Drive and over towards Royal York. Really developers ought to be inspired by this neighborhood rather than the generic overplanned crap they build today.

Starting from the left, we have 2 condo towers (Untitled Toronto) going up, followed by the topped out rental building at 100 Broadway, then the rental addition to 75 Broadway, and a twin condo project going up right next door.
