The Floodgate
 
I zoomed past the site today and noticed several cement trucks lined up but couldn't snap a pic or get a good view. Hopefully prepping for the crane base or sub-floor/pier and foundations. :cheers:

You can see the octagonal shape start to come together, and in the mud hole, the tops of the piers that were poured to hold up what I guess will be the core of the structure.

wow, right next to the newly renovated witte building...yikes. With the hilton right next door, does this tower crane now have to go even higher than where the hilton canopy crane was at?

I think they may be using a different type of crane so they won’t have to go over the Drury and Canopy, but I suppose we’ll see pretty soon.

This isn’t how neighbors are supposed to get along.

The owner and operator of the Drury Plaza Hotel San Antonio Riverwalk is suing three entities involved in the construction of the Floodgate apartment project for trespassing on the hotel’s airspace.

The lawsuit, filed last week in state District Court in San Antonio, alleges a construction crane at the Floodgate knocked over a 20-foot tree on the hotel building’s property on Feb. 25. The tree struck a 24-foot plate glass window on the hotel — “potentially injuring” employees and guests, the complaint adds.

Four days later, the hotel owner went to court and obtained a temporary restraining order against the Floodgate developer, Jordan Foster Construction LLC and Torre Crane LP. They were ordered “to desist and refrain from any invasion of the airspace” of the hotel property at 105. S. St. Mary’s Street.

The Floodgate rises: 16-story luxury apartment tower goes vertical

A highly anticipated luxury apartment tower has marked a key step toward its inclusion in San Antonio's downtown skyline.

Vertical piers are now being poured at The Floodgate, a 16-story tower being developed by local interior designer and real estate developer Keller Henderson at 139 E. Commerce St. along the River Walk.

The building will include 60 luxury apartments, 10,000 square feet of River Walk restaurant space on two levels and a unique automated parking system with 56 spaces and electric chargers. Units will be at the market rate, according to Henderson.

Occupancy is expected by March 2022, with commercial finish-outs beginning around October.

“I think one thing that we’ve come to realize about the Floodgate is that it seems to be the perfect complement to all of the other new developments going on downtown, from education to office space and cultural improvements," Henderson said. "We feel the timing is right, and it has perfect elements of the decade of downtown that we're realizing.”


For about a year, the project team has been demolishing existing structures and engineering retention systems specifically to stabilize the Witte Building next door, which Henderson said was “quite an elaborate ordeal." Keller North America developed and installed the retention systems.

Local firm Jordan Foster Construction is working on the project along with Austin-based architecture firm Rhode Partners. Pape-Dawson Engineers is the civil engineer, and WGI is the structural engineer. Laredo-based Falcon International Bank is Henderson’s lending partner.

Also adjacent to the project is the Canopy by Hilton hotel developed by restauranteur Chris Hill, anticipated to open this spring. The redevelopment of the Witte Building and the Esquire Lounge inside, another project from Hill, is also approaching completion. That building will include a new bar, Hugman's Oasis, and new restaurant House of Má.

“We are particularly excited to add some depth and interest to not only the River Walk, but to the overall food and drink scene in San Antonio," Hill said in a news release last year.
