Just got back from Vancouver and I saw a lot of Glass buildings on the water and it reminded me of Austin. :)

Nouvellecosse Jul 20, 2025 3:51 AM

Austin does look more Canadian than American imo.

Nice! Gaps between the buildings are filling in fast.

clubtokyo Aug 28, 2025 2:35 AM

Agree! It's nice to see more gaps filling in. Also Austin low denisty development is helping just fill in the city in general. Love to see it!

^^ I was talking to someone else about this recently. The density is certainly increasing in a lot of areas. If you were to draw a box from Mopac to 183, and the Domain area down to Ben White, it has an increasingly more urban feel, even in some of the lower density areas and many of the neighborhoods.

I need to get back down to the city and check it out as well as maybe take some pictures.

Extension of downtown Austin skyline to continue south of Lady Bird Lake

City Council approved the 500 South Congress PUD, or planned unit development, Sept. 11. Related Cos.' redevelopment of Ego's bar and surrounding apartment and office buildings on a 6.5-acre site will include:
950 residences, with 800 apartments and 150 condominiums
A 225-room hotel
600,000 square feet of office space
135,000 square feet of commercial space for retail, a restaurant and grocery store.

The site's tallest tower may reach up to 650 feet tall, while the rest of the property can build up to 500 feet.

Related's Texas President Mike Iannacone recently said the 500 South Congress PUD could be the new heart of the South Central Waterfront, which said is becoming a "mixed-use city of the future."

Well that sucks, I wonder if this will be temporary and whoever is trying to top Waterline can still get permission to build a ~1200 footer.

I also wonder if other higher proposals with secured zoning will be unaffected.

The ATX Nov 5, 2025 5:57 PM

It's not an actual height limit. It's the point at which the density bonus program kicks in for developers to build taller. The density bonus program used to be based on FAR.
This is in response to a new State law that allows developers to build residential projects in areas zoned commercial without residential zoning approval from cities. The State law is part of an effort to increase residential supply. Plus, the 350' trigger height is temporary while the density bonus program is being updated.

wwmiv Nov 5, 2025 7:40 PM

The interim changes are meaningless as well. No developer is going to propose anything given the short time frame they’ll be in use—they’ll stall and propose their projects once the updated final rules are in place.

I.E. pay these rules no mind and wait for the forthcoming updated revisions.

I hope they move the needle down to 250’ or even 200’ — keeping the threshold as low as possible will give the city more leverage and bolster our ability to incentivize affordable housing components even more.

The ATX Nov 6, 2025 12:44 AM

The old convention center is no more. Austin won't have a convention center until the new bigger and better one opens in 2029.

clubtokyo Nov 6, 2025 1:24 AM

This picture got me thinking, will the new convention center intergrate so much better with the rail line?

drummer Nov 6, 2025 2:40 PM

Hey, that would make a great surface parking lot! Super convenient to the rest of downtown.

It would also make a great park and ride lot for those catching the Red Line train downtown on their way to spending the day in Leander.

I guess I'm showing my age, but the "old" convention center doesn't seem old to me. I have a lot of memories of giving talks at conventions there.

In this context, "old" is more like "previous" rather than an ancient structure.

I'm missing Austin so much. I lived there for almost 50 years before moving to be closer to family. It's where I raised my cat families over the years, mostly in the same house. Still hoping some circumstances will change such that I can move back, even if at one of those independent living places where you can move to assisted living someday in the future.

So far, my best friends have been visiting me here when they can. Due to some health issues, I can't drive to Austin myself but might get the all clear after some tests in January.

Wanted to bump this thread...

Austin's airport to almost double in size by 2031/2032. Going from 37 gates to 65.

In the image below, the new Concourse B will open with 26 gates (shown in blue and red). Future expansion is expressed in green.
https://i.imgur.com/OIcS6tB.jpeg

Here is another look at how the airport will look upon Concourse B's opening:
https://www.austintexas.gov/sites/de...owerpoints.png

Gate Allotments:
Delta (Concourse A) = 15
American (Concourse A) = 9
Domestic/International CUTE (Concourse A) = 8
Alaska (Concourse A) = 1

Southwest (Concourse B) = 18
United (Concourse B) = 5
Other CUTE (Concourse B) = 3

Other CUTE (Concourse M) = 6

*CUTE gates will be utilized by non-signatory domestic airlines, international carriers, charters, and diversions. Currently, there are 5 signatory airlines and 13 non-signatory airlines serving Austin.

**Gate 13 in Concourse A will serve hardstands as well as Concourse M via bus.

$60 million contract for Austin Light Rail’s 1st phase approved by ATP board

https://www.atptx.org/austin-transit...in-light-rail/

Quote:

AUSTIN (KXAN) — A multi-million dollar design-build contract for the first phase of Austin’s first light rail system was approved on Wednesday.

Austin Transit Partnership (ATP), the local government corporation in charge of Austin’s light rail system, selected Austin Rail Constructors as the contractor for Austin Light Rail.

ATP’s Board unanimously approved the $60 million contract for Austin Rail Constructors (ARC), which is a joint venture between Stacy and Witbeck Inc. and Sundt Construction Inc.

ARC will coordinate and execute the design and construction of “nearly every aspect of the system, including the transitway, tracks, systems, stations, bridges, traffic signals, utilities, drainage structures and streetscape improvements,” according to a press release from ATP.

Wednesday’s contract approval means ATP may begin pre-construction activities and finalize the design for the first phase of what is anticipated to be a multibillion-dollar, multi-phase project for Austin Light Rail.

“This is a big, important milestone for Austin Light Rail,” ATP CEO Greg Canally said. “ATP is highly focused on delivering this much needed mobility investment for Austin, and with this contract now in place, we are on track to begin construction in 2027.

Austin’s first light rail system will feature 15 stations along a nearly 10-mile stretch and consist of all-electric trains running every 5–10 minutes throughout most of the day. Austin Light Rail will be designed to be expandable for future extensions.

So excited for the new rail line!

Illithid Dude Feb 27, 2026 2:40 AM

Great news, but I am still bummed they axed the downtown subway tunnels. Would have made the system so much more usable.

Croon Mar 2, 2026 4:28 PM

Tunnels removed.
Service ends at 38th St on the north, service ends short of the airport, service ends ay Oltorf on the south. Based on what we've seen the past 25+ years around rail transit, I would reduce expectations and wouldn't count on the route extensions to materialize.

More disappointment on top of decades of disappointment.

Not worth the cost of the server the website is hosted on, let alone the card stock campaign materials were printed on nor ink that was used. Don’t build it.
