Well, what is built is pretty terrible too. It replaces a former block of street-fronting retail on the main retail street of Saint John with a blank wall and a parking ramp. I'm confused how a 4 storey, 500 foot or more long podium built right up to the lot line for parking reduces oppressiveness particularly on a tree lined residential street.

I remember the building 99 King is replacing having a giant ass wall on King. The new building has more windows for sure. I assumed the main floor is commercial with the basement parking jutting above ground because of the large gradient. I totally agree if the main floor is all parking.

Thanks for the rundown with the bonus thumbnails. I don’t usually see Calgary construction here very often consider how busy it is out there. My impression is there is always 5-10 high rises under contraction in the core at any given time.

That's pretty accurate. In the past 20 years 99 highrises (buildings over 10 floors) have been built in downtown Calgary (CBD, Beltline, EV)

That's an average of 5 highrises per year, but with buildings taking at least 2 years or longer to complete, I would say on average there are about 10 highrises u/c in downtown Calgary at any time.

Currently there are 10 u/c and thus true to the average ;)

The developer wanted to go taller, but the city imposed a height restriction for the area—which, oddly enough, has since been overruled for a 16-storey tower as part of the Market Lands redevelopment a few blocks away to the west.

I don't care for the main tower at Richmond Yard but, I still give the developer credit for the overall masterplan. Dartmouth skyline may rapidly grow in the next few years but, it will also look like a giant people warehouse from Canuckistan.

Description: The 265,000-square-foot Healthcare Centre of Excellence will serve as the anchor for the Portage Place redevelopment in downtown Winnipeg. It will provide primary care with integrated mental health services, surgery, diagnostics, and renal dialysis, while also housing expanded programs from the Pan Am Clinic. The centre is a partnership between Shared Health and the Winnipeg Regional Health Authority, supported by a 35-year lease commitment from the Government of Manitoba.

The nice thing about the Kevel is the lowrise masonry portion which has some detailing and tile mosaics. Then they're building another phase next door which will have a shorter tower, some more interesting lowrise bits, and a public waterfront portion. Then on top of that it's next to the canal daylighting project.

One weakness is that it's not integrated very well into the downtown for pedestrians due to some empty lots and curvy 70s era roads.

8 Elm makes me angry. The bronze trim is great. The window wall isn't mullion heavy and any spandrel panels are indistinguishable from the vision glass but it still looks bad without uniform panel widths. The venting which could have been hidden in the generous cantilevered balcony slabs cleaning up the facade too.
