The fact also with super talls, with one rising and others looking like they may happen, shows a strength in the market, which will no doubt trickle and continue to trickle to your 100-200m categories.

Austin’s skyline is much more impressive when comparing 500+ footers to other cities but if you drop the threshold to 300+ feet then the skyline feels very distant and further back from cities like Houston, etc.

There’s still a very long way to go until it’s in those other cities’ league.

Another factor is that Austin’s skyline is dominated by residential, whereas others are dominated by office. The former tend to be narrower and less visually imposing than the latter. Collectively, office-dominated skylines simply look larger because the buildings have heft.

Not skyline-oriented, but in the Himalayas, there are some awesome road-side bathrooms with an open window looking at the mountain range. Not too shabby, if it weren't for the smell....

Austin has such a nice natural setting with the river, I'm so happy this was one of the cities that happened to boom. It could potentially rival any city outside NY or Chicago sometime this decade.

I wonder when we'll see plans for 3rd and Congress and if rumors of a new tallest are true.

I love how Austin's skyline is developing along the water of Ladybird Lake. I for one would like to see some development on the other side. We have the proposal to the west of the Hyatt Regency that looks great, but that whole block that the Austin Statesman and a couple of other low-slung office building takes up bounded by Congress on the West and Riverside on the south is screaming for redevelopment. Doesn't have to be really tall, but a handful of buildings in the 15-25 story range that step down to the South Congress neighborhood would be amazing. There's so much surface parking on that property that could be better utilized.

The big hangup right now is with city council and their desire for 10 percent of the units to be set aside for affordable housing. Mayhe that number is higher. Developer I believe is endeavor? I hope it happens. I'm with you because it's just weird all that underutilized land. Nice that the Rainey area is stretching the skyline.

Relatively few cities have freeways that separate their urban core from their primary water frontage (which is a trope)

St. Louis, Kansas City, Buffalo, Cincinnati, Cleveland, Dallas, Phoenix, Tampa, and Sacramento.

And of those that have dismantled freeways, only San Francisco, Portland, and Seattle really count.

Railyard, seriously? I get it's a concept name but it makes no sense in any dimension with downtown Austin. That is unless they're trying to count the light rail line nearby that is a reach in itself.

This uses to be the site of Austin’s industrial rail yard when Austin was first connected to the national rail system, which is why the commuter rail line (not light rail) dead ends where it does.

The light rail system - which is currently in design - will also have a station - within a block of the building when it is completed.

I'm fairly certain this is an old proposal. It is all of blocks 16 and 32, and not all of the two half blocks of the Railyard Condos site. See the dedicated thread in the Austin section for more.

I hope you're right. I don't know what it is but so many of these Austin projects are just ugly. Is this what buildings look like now? :haha:

Correct. Karlin does not own the properties on which these towers sit (due west of the current convention center). In fact, several towers are already working through the entitlement process on the properties where these sit. None, currently, have an association with Karlin.

I think most of the projects have been great looking, except for the supertall (uuuglyy).

Transforming Brodie Oaks From Shopping Center to City in South Austin

308-316 Congress

A developer reviewed setbacks, building preservation and underground parking with the Historical Landmark Commission for a ~551,000 SF tower to rise above 308-316 Congress. The proposal does not include the surface lot next door.

I’d guess a floor count around 35-stories, maybe more. For reference, 500 West 2nd is 500,000 SF and stands 29-stories. It sits on a larger footprint without setbacks.

So far all of the tower over historic building(s) proposals in Austin have failed. These three were all great projects:

416 Congress hotel

I can't imagine how Toronto could build much of anything without allowing towers above heritage buildings (or facades at least) or just completely demolishing them as they used to. The majority of building facades they are preserving are pretty run of the mill in Toronto yet are significantly larger and more elaborate than even the grandest historic structures in Austin. I think the DAA should start funding Toronto historic preservation tours for members of Heritage Austin and the Historic Landmark Commission. Then they could actually walk down the streets and realize it is possible to keep the historic streetscape experience and meet modern development needs at the same time.

South Congress Tower Plan Adds Height, Housing, and Rooftop Beekeeping
