I had a brief talk recently with someone in the Vrancor group who said that they expect to be at grade in March. At that time 354 King St will restart so they can take advantage of some economy to scale for the projects. Apparently the plans are complete and items are on order or being ordered.

Wow nice. Going to be a wild Spring!

I am liking the use of titanium granite on the first floor - gives it a little bit of class over glass at least.

But those units are TINY..

Permits for this are now showing up on the city's website, so Vrancor is indeed doing things by the books here.

not likely - A skyscraper typically needs at least 3 different builing permits which are a result of how the city's site plan approval process works.

The city has a "Stage gate" approval system, whereby certian approval conditions have to be cleared before each permit.

The three permit stages are shoring and excavation, foundation, and above grade.

For example - your servicing needs to be finalized and approved before a below grade permit, but landscaping finalization can be left until you get your above grade permit. It lets developers start construction before crossing every t and dotting every i.

Once Vrancor clears the conditions they need to clear, they'll file for their above grade permit. In the interim, they can go and build their foundation.

The reason their other project has sat at grade level for ages is that they didn't have the zoning for the tower yet, so they couldn't get their permit. This has zoning so shouldn't have that issue.

the foundation permit is still listed as "under review". Looks like Vranich is listening to the city and waiting for his permit for once.

As noted, more activity here today. Large excavator was excavating and some reinforcement of shoring was taking place in sw corner. By the looks of the extra equip they might be pulling the large excavator out of there soon.

This little pocket is filling in nicely - itll be nice when the convenience store across the street is torn down and built up an the rubble across the street transformed into its new version of itself :)

just a pity this area is past the core area - only reason I am ever down that way is to get the go bus..

should be interesting to see what happens with the pan handlers.. they've been pretty rampant along this specific stretch, what with the A&W being there and all..
