Great shots! Insane how much that skyline has changed in the last 10 years. And how much it will change in the next 5.

And amazingly, the majority of Rainey's development is just out of those images on the right.

We have a rendering for 307 E. 2nd St. It's 775'.

These newer towers in Austin seem so mismatched within themselves. Like is the case with the new supertall, there's no cohesion between the building's bottom, middle, and top, and speaking of the top, it appears unfinished.

I love the height and the density but I wish more care went into the aesthetic of the towers themselves.

For whatever reason, each use of the mixed-use towers seems to have it's own style.

Skyline is just gorgeous! Austinites and Nashvillians(is that what they're called) are spoiled with so many towers and proposals!

I think it's deliberate design by architects lately. THey are trying to differentiate the programs of the tower visually - the parking/base, hotel, office, & reisdneital are all designed to look different. Whether you love it or hate it, it's definitely a trend that's emerging especially with lots of new buildings proposed for DT austin.

Yeah. It's not a pleasant trend.

Totally agree. There's only a handful of Austin buildings I like, the rest just seem thrown up for the sake of it.

I like it, but I'm hoping the ATX Towers proposal a few blocks north goes through a redesign. I'd rather not have three towers on east/west axes with sloped roofs. And we already have Indeed Tower that is similar.

Should we call it the Bottle Opener tower?

I'm just glad Austin's skyline isn't bland like Honolulu's, ugh!

migol24 Feb 26, 2022 6:00 AM

I mean, if they all looked alike, everyone would be complaining that they're all cookie cutter buildings. What the hell, man... people are just never happy. lol

Syndic Mar 1, 2022 6:02 AM

I do like it. It's weird. Which is a good thing in Austin. Cool feature with the balconies.

I'm not crazy about the top. I just wonder why architects can't just do a pointy top anymore. Just make it pointy, bros. And use different materials.

Perennial Tower Sprouts Downtown at Fourth and Brazos This Summer

Quote:

The first of two tower projects by local real estate firm Cielo Property Group set to transform a full downtown Austin block will break ground this year, according to an announcement from the developers. With Cielo now in control of the block between Fourth Street, Fifth Street, Brazos Street, and San Jacinto Boulevard, the first phase of the site’s development will commence on the southern half of the tract currently occupied by event venue Brazos Hall and a small office building, with a 46-story, 750,000-square-foot office tower planned to break ground at this site before the end of summer 2022. The project, which recently received an approval of its site plan from the City of Austin, is scheduled for completion in late 2025.

Think thats one of the nicest towers Austin has gotten yet. Much more refined than some of the others that have sprouted up.

R1070 Mar 4, 2022 1:33 AM

I like this one!

Why do they always show loads of trees on skyscrapers in renderings? You never actually see trees when they are built... unless I'm missing something. Anyways, that is a damned good looking building, much better than the majority of the oddly shaped highrises that Austin has gotten lately.

A few of our buildings do have trees on them. The Bowie has 3 full sized trees on the 32nd floor setback, and 70 Rainey has all kinds of vegetation on the amenity deck.

Google 3D map of The Bowie with trees.

Exactly, which is usually the complaint everywhere.

I used to live in Austin, haven't been to the city in almost a decade. I'll get down there again soon enough. What I love about Austin's skyline is that it is looking quite unique. Like you know you are looking at Austin, it couldn't be mistaken for any other US city. Thats cool.

drummer Mar 4, 2022 5:11 PM

I like that one! I also like that it's neither gray nor blue and has a lot of texture. Looks nice.

eburress Mar 5, 2022 4:13 PM

This may be Austin's best building. LOVE it!

What is the status on land availability downtown for skyscrapers right now? Does Austin have a lot more developable sites left?

There is a lot more demo now for new towers than there was a few years ago as available surface lots disappear.

The ATX Mar 11, 2022 4:04 PM

Like it or not, here's another one that officially broke ground. The top half of the podium are the office levels. The residential portion is rental.

In addition to everything else going on, we just had 594', 640' & 675' towers break ground and 656', 710' & 1,022' towers scheduled to break ground during the first three weeks of April.

That's a shame - the previous design was much nicer IMO.

Spent a month living in Austin last year and really impressed by the number of cranes in the sky (but was also surprised it was nearly as expensive to rent in central Austin as most neighborhoods in LA).

Looking forward to making a return visit to see how it continues to change.

If I got it correct, the following are U/C or should be by the end of 2022 (above 450') in downtown Austin:

-452' U/C
-488' April Start
-513' U/C
-516' U/C-T/O (complete this summer)
-573' U/C-T/O (complete in 4Q)
-575' Summer Start
-594' U/C-T/O (complete in 1Q23)
-594' Site Prep
-640' Site Prep
-658' April Start
-675' Site Prep
-705' Summer Start
-710' April Start
-723' 3Q22 Start???
-875' U/C
-1022' April Start

**And more starting in 2023!

The insanity in Austin continues. When we first moved to Texas, downtown Austin was very similar to DT Sacramento. It’s changed slightly.

The site plan for the 1,022 foot 98 Red River tower was approved and released. This project is already underway with site prep.

In about three years we need a good 2005 vs 2025 skyline view. It's gotta be insane change.

Most definitely!!

The ATX Mar 15, 2022 9:53 PM

I'm waiting for three significant official groundbreakings in April before I post my next tallest list. But we currently have:

51 projects over 300'

Of those, we have:

28 over 400'
20 over 500'
11 over 600'
3 over 800' including the supertall.

There are also numerous projects with Demo permits filed but no tower specifics. I don't include those on my list until we get a height or floor count.

This is comprehensive for what is working thru the process, correct?
What is the list when confined to only those already under construction?

It should since this is the approved & released site plan version of it. Most renderings that get downgraded are early in the approval process. But it actually did get valued engineered in that a few floors were knocked of the final version.

17 of the 51 are officially underway. That doesn't count projects with Demo or site prep that are lacking confirmation like 98 Red River.

I hope so, but I've seen so many buildings that look better in renderings than in real life. Even when they are technically the same as the rendering.

The ATX Mar 19, 2022 2:01 AM

Here's the latest rendering of the 802' Ritz-Carlton project. It's shorter twin tower is the U/C ~600' Travis tower. The supertall with site prep will be directly behind these two. They will make for a nice peak on the eastern edge of the skyline.

Looks very nice!

KevinFromTexas Mar 19, 2022 3:07 AM

Well now. I like that. Some of the other talls so far have been kind of meh for me, but this is good. I like the sense of texture on the facade. It almost looks 3 dimensional with those south balconies.

Syndic Mar 20, 2022 5:38 AM

I think I like it but it's kind of hard to tell what I'm looking at. It's not blue glass on the left part of the southern side of the taller tower, but a shadow? I don't understand the angle of the shadow here. It seems off.

Altoic Mar 20, 2022 7:52 AM

I agree this seems mismatched and all over the place. But it's not bad!

I think what you're seeing is some shadow and also the darker portion appears darker because of the windows. There are fewer windows on the south side, and it appears lighter because of the light colored facade and the sun. I also just noticed that The Shore complements these pretty well with its color.
