Cielo plans 2 towers on whole downtown block at 4th and Brazos

The Modern

This tower has increased by 4 levels and is now 55 stories tall. Estimated to be ~650' in height. New elevations have not been made public so the exact height is still unknown. But, the original design called for a 51 story, 602' tower.

Two blocks west of this tower is the proposed "80 Rainey Street" luxury hotel & condo tower (802'/64 stories). And, about 2.5 blocks to the northwest of this tower is the proposed "98 Red River" tower (1,034'/74 stories). There are several other proposed 300'+ towers within a few block radius of The Modern.

oh snap that is nice.

Man, couldn't they have incorporated some kind of design interest into this thing? A crown, a fin, variation in the roof height...something. Maybe it will look better in person but the rendering makes The Modern look like a big, boring box.

Stratus Properties Inc. Announces Purchase of Land and Plans to Develop Block 150 in Downtown Austin

Quote:

Stratus Properties Inc. (NASDAQ: STRS) (“Stratus” or the “Company”) today announced its plans for Block 150, a proposed luxury high-rise rental project in downtown Austin, Texas. The site at 12th and San Antonio is located just a few blocks west of the Texas State Capitol in Austin. Based on preliminary plans, Block 150 would be developed as a 400-foot tower, consisting of approximately 420,000 gross square feet with 300 Class A luxury multi-family units for lease and ground-level retail. The project includes the historic AO Watson house, which will be renovated and expanded to offer amenities that may include a restaurant, pool and garden, while preserving the property’s historic and architectural features. Stratus’ subsidiary closed the land purchase on September 1, 2021, and Stratus expects to finalize development plans over the next 12 to 18 months. Block 150 is expected to achieve an Austin Energy Green Building rating.

Upcoming key milestones for the project include completing design and engineering, securing final site development and building permits, obtaining downtown density bonus approvals, and raising the balance of the development capital, which Stratus projects could take between 12 to 18 months. Stratus’ preliminary development plans may change, and the anticipated size, scope and cost of the project could change materially. Subject to market conditions, obtaining financing for the balance of the development capital, Board approval, and necessary project approvals, entitlements and permits, construction on Block 150 is expected to begin in early 2023 with anticipated completion in mid-2025.

When all the proposals are built, Austin will have 4 buildings taller than 60 stories right?

Correct:

98 Red River 1034 ft / 315m 74 stories
6 X Guadalupe 876 ft / 267m 65 stories
80 Red River 804 ft / 245m 64 stories
307 E. 2nd Street 786 ft / 240m 64 stories

Nice height. I like this one and it’s crown. Only thing is the east elevation parking garage will never be covered by anything as it buts against the convention center.

There are a few additional (quite shaky) proposals at 60+:
-ATX Tower-East - 60+ stories
-4th & Brazos-Tower 2 ~ 60 stories

We also may have another five at 50+ stories:
-The Travis - 52 stories (Proposed)
-The Modern - 55 stories (Proposed)
-The Austonian - 56 stories (Complete)
-The Independent - 58 stories (Complete)
-321 West - 58 stories (Proposed)

Skyline looks amazing now but if all of those additional 50 & 60 story buildings are built it'll really be cooking.

It's also worth noting that while The Republic is "only" 46 floors it'll be a 708 foot office tower.

Ok. At that height it's about as tall as some of the buildings almost 60 stories.

It's pretty much a given that office buildings will be taller than residential buildings with the same or more floors. The old Humble Building (Exxon) in Houston is 44 floors and 600 feet. One Shell Plaza is 50 floors at 700 feet. The new Texas Tower is 47 floors at 735 feet while the Brava residential tower going up across the street with 46 floors is almost 200 feet shorter (549 ft).

^I live in South Austin about 4 miles south of downtown, and our area is around 200 feet higher than downtown is, so we have a few good skyline spots here and there. I caught it yesterday afternoon with the sun hitting the west facade, and it just pops in the sun. That building stands out anyway because of its size and where it is front and center in downtown, but the design of it really catches the sunlight like no other.
