Whole Foods Is Growing Up a Second Office Building in Downtown Austin

This second-phase addition, which city filings indicate is being developed at least in part by Endeavor Real Estate Group on behalf of Whole Foods, will add a new five-story office building and seven-level parking structure to the existing Shoal Creek Walk tower complex that will serve as expansion space for the Whole Foods corporate offices next door, adding 143,800 square feet of office space and 127,104 square feet of garage parking for the now Amazon-owned grocer — and thanks to the ABJ’s extensive coverage of this project, the fact that we’d never actually seen a rendering or even a drawing of the new building’s appearance from its architects at Gensler Austin completely slipped our minds. Whoops! Anyway, here it is

That's good news. Hopefully, we can see some more big office towers break ground then - the BBVA Tower and The Republic come to mind. That would be sweet. :skyscraper:

Here are some larger renderings and layout plan for the redevelopment of the Brodie Oaks Shopping Center in South Austin. It looks like there will be 7 buildings. I'm not sure of all the heights/sizes, but at least 4 of them from the renderings appear to be midrise to highrise. One of the documents filed with the city said one of the towers would be 275 feet tall, and another would be 160 feet. Those heights might be for more than one building, I'm not sure. 275 feet would be the tallest building in South Austin, and that area also sits at around 700 feet above sea level, which is a good 250 feet higher than downtown along the river.

It's still going the through the approval process. Last May the developer was quoted in the Austin Business Journal saying that they still planned to break ground on Tower 5C and their BBVA (PNC?) Tower in January despite the pandemic. But that won't happen because both projects still appear to be months away from site plan approval.

It shows more of our urban core than any single photo I’ve seen in awhile and it still omits about 1/3 of our urban core north of the river and 1/2 of what is south of the river.

That's a good example of how how I-35 influenced the North/South development of the skyline.

I've never noticed it before, but in that photo I can really see how similar Austin's skyline is to Midtown Atlanta. A clear north-south corridor, a forested single-family grid to the east, and a developed corridor stretching far to the east (6th street in Austin, Ponce in Atlanta).

Oracle has moved their HQ from Redwood City, CA to Austin per their 11/30/20 SEC filing.

The discussion above is related to the corporate headquarters. They're building the factory on 130 and Elon Musk has moved to Austin, but the headquarters hasn't formally landed anywhere to my knowledge.

After years of planning, Generational Commercial Properties has received the green light to build a high-rise office building just across the river from downtown Austin.

The Austin-based development firm will construct 195,000 square feet of office space and nearly 14,000 square feet of ground-floor retail at 218 S. Lamar Blvd., currently home to a closed Schlotzsky's restaurant. The building will rise next to the Zach Theatre, less than a mile from Zilker Park.

In a Dec. 11 interview, Llamas said construction is expected to start next summer with buildout estimated for 2023.

The seven-story building, dubbed Zilker Point, will also feature space for retail and restaurants, five levels of underground parking, rooftop decks that highlight the view of downtown Austin, a fitness center, a 1,000-square-foot art gallery and a 5,000-square-foot public plaza.

So, the tiny little Rainey District of downtown Austin may have 8 buildings over 400’ tall!

98 Red River – 1,022’
Travis II – 704’
90 Rainey – 602’
Travis I – 594’
44 East – 573’
River Street Residences – 572’
84 East – 455’

Plus, 99 Red River – the 36+ story office tower planned to accompany the 99 Red River supertall. This will easily be over 500’ as an office tower.

Not at all. Theres a big push to preserve Rainey St., but in all honesty it's already too late. Austin, for better or for worse, is at the beginning of a massive city-wide explosion in growth and development. The "weird" is going to have to set up show in another Texas city. Hopefully a smaller town with a main-street so as to create little day trip destinations.

I'm just ready for the IHOP site to get redeveloped. I know Palm School isn't going anywhere - and honestly, it's a cool old building with a lot of history. The IHOP plot and the one immediately to the west of it are begging to be redone. Those will help the Rainey District tie into downtown a lot more.

Honestly, the fortunate thing about Austin is that there are many districts and areas with these sorts of bungalows and often also already some of those that have been converted to businesses, now that the model is proven. Although I agree that the city-wide explosion of growth is about to go from a steam to a boil, I'd wager these charming sort of bars and restaurants are set to pop on main drags all over the city, until maybe eventually they are all redeveloped. Fortunately there are certainly already protected historical neighborhoods that will be able to play host to these in the long term.

To me, Rainey was the test strip that proved these conversions have appeal. I expect them to pop up all over the place before they disappear for good.
