It took both days to erect the 3rd. The 4th started going up today, should be finished by midday tomorrow.

The 4th was finished today. That Mayo site looks quite impressive from the 101 - too bad they aren’t building taller than the main building.

They will be in the future, the East tower will be 7 stories when complete, but is designed for 2 more vertical expansions, so it will be 15 stories eventually. I believe both the Main tower (7 stories, 4 originally) and new West tower (6 stories) can each add up to 3 more floors in the future as well. So over time, that campus will begin to grow up as space gets limits to grow horizontally.

It hadn't really dawned on me that the "North Scottsdale" area which has its largest buildings in North Phoenix is starting to suppose the Valley's newest skyline from Mayo on 56th St to Cavasson on Hayden surrounding 101.

Probably a long shot, but I'd be curious to see if any of that was visible from, eg, the mountain preserve that Scottsdale bought up.

I loved that mural! Definitely remember it from my childhood. Any idea what the building was that it was painted on?

I remember posting construction progress pics of the Phelps Dodge Tower when it was just above ground level on this very forum (and for anyone who cross references my "join date" of Aug 2001 to the Phelps Dodge Tower completion date, the original forum reset a couple times, I initially joined sometime in 2000 :cheers:).

A good portion of the ‘Paradise Ridge’ area is zoned for 250ft buildings. There was already a proposal back before 2008 to put up a 20 story condo tower around where Deer Valley would intersect with 64th St (which is partially why they built the 64th St overpass that for years went nowhere). The original ‘Scottsdale One’ project at 101 Scottsdale - where we only got the Henkel building (which is now abandoned by them ) was supposed to have high rises as well in later phases.

I’d imagine most of the area along the 101 will see mid-rise buildings with occasional high rise depending on the project as we move along. With a lot of the mid rises going up as it is - there’s a bit of a ‘canyon’ I can see forming. With the new Axon HQ going up soon it’ll start to get interesting.

As far as I can tell - you can’t see any of this from the Scottsdale Preserve. But you can see most of it from the ‘high rent district’ of Silverleaf and DC Ranch - ‘city lights’ is a big selling point for most of these multi-million dollar mansions along the McDowells.

That was the former JC Penny that later became a City of Phoenix administration office. Not sure why the City vacated it. I got the front of it in the same gallery.

Phoenix to consider spending millions on infrastructure to support massive semiconductor plant

In public documents, the city said the plant also is estimated to create $314 million in annual personal income over 20 years.

TSMC announced in May, after conducting a nationwide search, plans to build a $12 billion plant in Phoenix and create about 1,900 full-time jobs over a five-year period. Manufacturing would begin at the plant in 2024.

TSMC and city officials say a specific site hasn’t been selected for the plant, and the semiconductor is still doing its due diligence on multiple sites in the city. The company is expected to make an announcement before the end of the year.

However, multiple sources confirmed to the Phoenix Business Journal in October that the semiconductor company had picked a portion of a 3,500-acre site in north Phoenix, owned by the Arizona State Land Department, near Interstate 17 and Loop 303. That property was recently rezoned by the city of Phoenix for employment uses, and a 1,128-acre portion of the site is scheduled to be sold at auction on Dec. 9 for a minimum of $89 million.

It is unclear whether TSMC or another connected entity plans to bid on the property at auction.

If the five-year development agreement is approved by Council, the city will pay to build approximately three miles of full arterial streets including streets, curb, gutter, sidewalk, streetlights and landscaping for an estimated $61 million; construct new regional public water infrastructure improvements totaling an estimated $37 million to service the project and surrounding area; and construct new public wastewater infrastructure improvements totaling an estimated $107 million to service the project and surrounding area.

In public documents, the city said it anticipates recouping some of the infrastructure costs from adjacent future developers other than TSMC.

In a related item, the city is seeking to rezone a combined 450 acres in north Phoenix to support development of the semiconductor plant.

The 450 acres make up two sites in the Deer Valley submarket in north Phoenix, east of Interstate 17 at the northwest corner of Seventh Avenue and Pinnacle Peak Road and the southeast corner of Seventh Street and Alameda Road. The sites are not contiguous and are about 1.5 miles away from one another. Both are owned by the Arizona State Land Department, also the landowner of the 3,500 acres near Interstate 17 and Loop 303, which is about seven miles from the two Deer Valley sites.

Public documents do not specify a user for the parcels, referred to as “supplier sites” that will support the development that takes place on the 3,500 acres.

These are all things that, one way or another, will have to be built some day anyway whether that area is developed with housing, commercial, industrial, doesn't matter. I say it's a no brainer to create that many jobs.

At a Valley Partnership meeting with Mayor Gallego a few months ago, she mentioned they are leaning towards the "west valley" for the location, but who knows.

Technically that is the ‘west valley’ as its centered around Dove Valley Rd and 51st -> 43rd Aves.

Drove through Downtown today and instead of being in awe of the construction (which I should have been because there's tons) I couldn't believe how much litter & how many homeless tents there were. Not trying to sound inconsiderate as I wish they would build much nicer shelters for those people, but it was bad.

Seemed like a combination of construction workers trashing the streets and covid leaving the streets emptier than usual - near Roosevelt especially. Is there anyone that I can reach out to? I don't want Phoenix turning into Los Angeles :shrug:

I'm downtown every day and I can't say I've noticed that. If anything, I see fewer homeless people now. Regardless, you can contact PHX C.A.R.E.S if you see persistent encampments:

There is current talk of turning the old county Hospital down by Buckeye rd (now empty) into a new homeless shelter to replace the ramshackle shelter and various homeless charities off of Washington and 12th ave.

I think this is a good idea and it gets them further away from the city core.

You're right, they do a good job of keeping the DTPHX core clean. I wish they extended the Business Improvement District N of Fillmore when they had their chance - 5th St. & Garfield looked really bad yesterday.
