As far as I can tell, this is yet another West Campus project that has not been mentioned yet. West Campus is confusing because there are so many similar projects so close together.

The attachment to the site plan filed on 12/22 says it's 175' with 4 floors of parking and 15 floors of apartments. So it appears at least two of the parking levels will be underground.

Another one? Wow! West Campus is getting dense. Any chance the overlay is adjusted so it doesn't become 200 ft city. Get some height variation in there and it'll become a second skyline. In fact, it's already getting there when I look at it across 5th street.

It would be cool to see something that stands out up there. I've noticed the cranes at night in West Campus from my neighborhood, so something a little taller would definitely stand out in that view. It's nothing spectacular, but a few of the buildings do show up. Spring and The Bowie show up on that street.

With the arbitrary cap that the overlay places on West Campus, idk if we'll get to see that sort of building height diversity. Many developers are just building to the limit of the overlay, which makes me believe some would go even taller if they could.

I'm surprised that developers haven't pushed harder to get exceptions to the magical 175' number. There have only been a handful attempts, and they haven't been for anything too much higher than 175'. I'm guessing they just want to get their projects built ASAP (which they have been doing), and not spend months arguing with the city for a few more floors.

Well, it might not even need to be the height of Spring or The Bowie since the sea level elevation in West Campus is about 100 to 120 feet higher than it is in downtown where those buildings are. Before a few of the towers in downtown were built, there were a couple of places where I could see the Dobie Center and UT Tower. So something in the area of 300 feet would likely show up pretty prominently there.

This permit filed yesterday says it will be 18-stories with three underground parking levels. The exact height and above ground floor count still isn't 100% clear though.

Tower crane plan. With the sphere of range reaching into the space where 21Rio is, this crane will probably have to be taller than 21Rio to clear it.

I'd like to see something taller, but 17 stories will be great for increasing the density and keeping the rents down for students. I don't understand the height limits. If they're arbitrary why have a height maximum? Why not a height minimum?

This is not the case, most of the new construction is being geared towards luxury, offering more than the basic student living needs and costing more per month than the complexes they demolish to build them.

I can second this. While it is offering more in the way of supply, these apartments are nicer than the average "adult" apartment in Austin. The ones under construction will be much nicer. I wonder if it will cause the older mid-rises, which had previously been able to demand the higher-end rents before the most recent building boom, to become more price competitive aka 26 West, The Quarters, Pearl, etc.

They'll absolutely have to shift to a more price competitive model. Freshman might suffer through dorm life but a lot of these newer buildings are luxurious not just in the units themselves but the amenities (pools, game rooms, study space, and lounges). From a price point perspective, "college living" might be the most lavish apartments students have until they escalate as professionals. For me as a student, I got into the Bowie right after construction at a really good price for a studio unit. At the end of the day, it's not that much more expensive than what you might split with roommates for a 3 bedroom in one of these newer buildings. There are only a handful of college students in the Bowie that I've found but for a place like say the Moncarch, the rents on lower floors are actually starting to become comparable to WC. It will be interesting to see what the balance looks like. I pay a premium to live downtown and think it's a better area than near campus, which is just a short bus ride or walk away, but students may pay more to live near the university. So it goes both ways. Either way, if West Campus ever got even more mixed use as downtown expands, I could see young professionals and especially grad students (mid to late 20s) starting to populate some of these nicer buildings. I think we could also see younger doctors in the new medical district inflow to West Campus. Ironically students will get priced out.

The site plan was approved and released. The elevations are on page 8. It gained a little height to 192', and it has an 18th floor for amenities.

Cool. I didn't even have that one added to my list yet. It really is hard to keep track of all of these West Campus projects. They're all happening so close together and several don't have formal names just yet.

Great pic? Curious whether the developers would have delivered fewer parking spaces had the parking requirements been lower? What is parking like in west campus nowadays and what are student behaviors toward having/using automobiles. Can anyone here speak to this?

Currently, I am living in University House

I have a car and a parking space here, but my roommate has to park his car next door at Callaway house because of high demand

Lots of people in West Campus have a cars simply because the nearest HEB is far away

I don't have a car, but my friends who visit have to park deep into West Campus (where it's mostly homes towards Lamar) for free parking.

A lot of students don't realize the 803 stops directly at the HEB on Burnet Rd. It's quicker than walking across campus to catch the 7, 10, etc to 41st and Red River.

According to this FAA filing the tower crane will reach 370'. That's pretty tall for West Campus.

Austin, Texas — Parallel CO has announced plans for MUZE, a 502-bed student housing development located blocks from the University of Texas campus in Austin.

The 18-story high-rise is scheduled for delivery in fall 2019. Community amenities will include a rooftop swimming pool, outdoor theater and kitchen area, fitness center, community gathering spaces and a state-of-the-art study floor with spaces for individual and group study. Units will be fully furnished with a custom designed furniture package. The architect for the project is Rhode Partners and Rogers-O’Brien is the general contractor. Sixthriver will provide interior and product design services.

Nice find. It's not easy to locate renderings of the biggest projects in WC. But I must congratulate the developer for creating a project that blends in well with every other WC apartment building. One wouldn't want to outshine their rivals.

Funny how they chopped some floors and the mechanical penthouse off 21Rio for that rendering. Anyway, I like it. I think some of the buildings that West Campus has been getting lately seem better than the earlier ones.

Love the tower design. I appreciate the intention to add some thickness to the exterior walls so the windows aren't just in the same flat plane as the wall like in some other tragic-looking WC buildings (Crest at Pearl comes to mind)

Wish the parking garage facade was better. At least incorporate some color into those strips or something. Also, seems like a wasted opportunity to incorporate a nice ooutdoor lounge area on top of the parking garage.

Edit: also notice how they stuck a bunch of random buildings in their renderings that don't exist. It's like they plopped Muze, 21 rio and a bit of Callaway House into a random city.

The 18-story student housing community The Muze, located at 2100 Nueces St., just three blocks from The University of Texas at Austin campus, has topped out. The development is pursuing certification from the National Green Building Standard and Austin Energy Green Building. Earlier this year, Asset Campus Housing assumed property management tasks at the 158-unit property.
