Jonathan Kushner Tells YIMBY Journal Squared’s Three Skyscrapers Will Fully Open By 2024, More

When it comes to new construction in Jersey City’s Journal Square, no firm is more prominent than Kushner Real Estate Group, which has continued development of the massive Journal Squared complex with the recent ground-breaking of the project’s second skyscraper, now climbing above ground level. YIMBY spoke with the firm’s eponymous president, Jonathan Kushner, to discuss the site and its impending second and third towers, KREG’s general portfolio growth, as well as Mr. Kushner’s outlook on the state of the neighborhood and the local market.

Journal Squared is already transforming the surrounding neighborhood. When did you acquire that site and how many more years will we have to wait until all three towers are finished?

KRE began assembling the Journal Squared site in 2007. When finished, the mixed-use development, which is designed by Hollwich Kushner and Handel Architects, will bring a total of 1,840 rental apartments to Journal Square, a transit-centric neighborhood on the brink of a major revitalization. We broke ground on the first tower in 2014 and opened it to residents in 2017. Last year, we broke ground on the second tower, which will top out at 70 stories, making it the tallest of the three buildings. It’s slated to open in 2021, and we expect to break ground on the third tower that same year. If this cycle continues, the entire development should reach completion by 2024.

$258M in financing announced for Journal Squared

Real estate firm KRE Group and National Real Estate Advisors LLC announced they closed on $258 million in financing for the construction of Tower Two at Journal Squared, the mixed-use development complex credited with helping to reenergize Jersey City’s historic Journal Square neighborhood.


Wells Fargo Bank N.A. and Capital One N.A. provided the construction loan.

Journal Squared will include three buildings, and bring a total of 1,840 rental residences to the area, according to a press release.

The development is energizing the area’s street life by adding 36,000 square feet of retail and restaurant space, including the popular café WHEALTH, as well as a new pedestrian plaza known as Magnolia Landing, which leads to the adjacent transit hub. Since its grand opening in the summer of 2017, Magnolia Landing has served as a venue for farmers markets, seasonal activities and community events.

Yeah it sure does look like it. The environmental lighting of the pic doesn't help either. Oddly resembles those older WTC pics. I too thought of the same thing as well. :(

Just a reminder that this is the tallest tower out of the 3 tower development. 1 more tower remaining.

Hopefully URL starts as well. 1 tower complete, and we have 2 other towers in Phase II and Phase III set to rise in the next 4 years.

Its the elevation of the general area relative to the tracks which approach 0' AMSL. But yeah, its quite prominent via Newark especially.

Its going to be exciting as the neighborhood continues to grow up.

You have that, and Phase III of Journal Squared. 242 Hudson at over 700 ft is in the pipeline along with some harborside towers. You have the whole Hudson Exchange master plan in works (over 10 towers, but something over time, like any large scale development). Some 4000+ units over in Jersey Avenue (demo is occurring). More is occurring, along with a plethora of mid rises in the works or in current preparation. JC is punching above its weight. :cheers:

There are a crapload of major upcoming projects in the Journal Square area.

Most notably, The Port Authority is selling off its PATH office building and the air rights over the railyards and PATH tracks. This land could eventually yield a dozen+ towers. There are also multiple other projects in the 50-60-70 floor range planned.

I'd wager Journal Square, over the next decade, will change more than any other neighborhood in the NY metro.

I don't even think this one will happen at all. A lot of bs with the developer and the city. I'd hold tight on this one. My not happening radar is on this one. Wouldn't shock me if we get a down sized project.

But yes, it was reduced in height at 758 ft.

Thats the positive with Jersey City, really helps to make Lower Manhattan look a lot bigger.

J Sq phase II (look by 1 WTC). Also far right, 99 Hudson, the new tallest for Jersey City.

To the right of 111 Murray, 45 Park Place can be seen.

On a side note, special mention to 3 WTC, and the effect that lighting has from the right angle in making the tower transparent.

Phase III will be the 633 ft version. This one being (phase II) 759 ft. The 1st component is 574 ft.

The elevation of the neighborhood helps greatly as well. From Newark NJ or certain proxy cities near Jersey City, from the right angle, closer to sea level elevation, this appears in similar magnitude to a super tall. It actually looks freakishly tall from the right angle.

You really see how tall a 760 foot building is when there's nothing around it, instead of in the middle of Manhattan or Chicago where they look tiny.

True. Yeah we often forget how big even a 800 or 900 ft tower can be. Well, when I say "we", I mean NY folks lol. Like when I drive to Philadelphia for example, One Liberty Place looks absolutely dominating. The whole skyline in general, including Comcast (both of them). Meanwhile in NY, 4 WTC looks bloody tiny, likewise with 10 Hudson. All about that frame of reference. Singled out, with the surroundings not ruining the perspective, these towers really stand out. Yeah I guess its a good thing when even a 850 ft tower looks minuscule in this region. Even 99 Hudson, placed along a backdrop of L.Manhattan, doesn't quite feel 900 ft.

Journal Squared Phase 2 can be seen foreground relative to 1 WTC. Amazing how a 759 ft tower, thats above grade, elevation of 100+ft, hilly in other words, looks bloody microscopic from a far.

I like these towers primarily for their isolation and not their design. But thankfully the design is proportioned well enough to make their isolation impressive!

If I ever end up divorced, and my wife and our lawyers take such a huge chunk I can no longer afford to live in the city in a manner to which I am accustomed, I would consider moving here, and wistfully remembering my old life through a window on a high floor with unobstructed views.

It really stands out, next to Phase I. Needs more company, the Journal Square neighborhood.

Journal Squared’s Tower 2 To Begin Occupancy This Spring In Jersey City

The tallest residential tower within Jersey City‘s Journal Squared complex is set to launch leasing this month with occupancy slated as early as April 1. Located at 537 Summit Avenue, Journal Squared Tower 2 introduces a collection of 704 residences and roughly 70,000 square feet of amenity spaces to the expanding complex.

At 68 stories tall, Tower 2 is the tallest of the three-skyscraper development. Between the two buildings, the complex now comprises over 100,000 square feet of shared amenity spaces and 1,242 individual units.

Designed by HWKN Architects and Handel, available units range from studio and micro-studio apartments up to three-bedroom spreads. There are also a handful of one-bedroom homes with den spaces. The residential spaces are designed by Christopher Stevens Interiors and feature bathrooms with designer fixtures, modern kitchens with stainless steel appliances, white quartz stone countertops, and high-gloss cabinets.

The expansive suite of outdoor amenity spaces includes a roof deck with roof pools, fire pits, and barbecue stations. Indoor amenities include multiple lounges and co-working spaces, a fitness center with a yoga and group studio spaces, an indoor bouldering wall, and a personal training room. The top-floor Sky Lounge features banquette seating, a large formal dining area, lounge and co-working spaces, and sweeping views of the New York skyline.

Additional services include a package concierge, a 24-hour attended lobby, an enclosed parking garage, and a fenced-in dog park.
