If a proposal starts construction but goes unnoticed by the moderation team, feel free to post in here to request it be moved.

Site preparation or merely just digging the foundation doesn't count as contruction starting, since digging a hole is just that, digging a hole. And plus any construction taking place within a foundation that pertains only to the excavation doesn't count either, since that's not construction for the actual building itself.



Foundation work includes the implementation of permanent foundation components such as the drilling of caissons, etc.



Top down construction involving piling doesn't require a foundation to have been dug for a building to be considered under construction.



A tall building is considered to be ‘under construction’ when site clearing has been completed and foundation / piling work has begun.

also the height should read 541ft see below:

The zoning for rincon hill was 550' and 450' with additional allowances for mechanical and architectural features. Thus tower one is 641'. In the same light, tower two will be 450' + 91' = 541' This was confirmed way back in 2006 when J Church got his hands on the architectural drawings. Fflint verified this to be correct.

The Nicollet Residences Minneapolis thread needs to be changed to be called "The Nic on 5th", and to be 26 floors instead of 33. Not sure it would be officially considered under construction by the standards here, but as you can see from the pics in the thread...work is underway. Thanks

Just sayin'. I know there are cases where digging starts and then work stops, so I get it. Ps, the rendering has changed too, I put the new one on the last page of the thread. Thanks for making the changes.

Its not so much the digging then stopping, since actual building can start then stop, but when you think about it no part of the actual building is being constructed when a hole is being dug. It's not until they start to form the actual building that it is considered U/C.

1650 Wewatta has drilled and dug but no foundations yet, but I assure you it will come soon! So I'll check back in when that happens! :)

The River was indeed still digging at that point. Last time I was there they had just started foundation work. I'll try and snag some pics next time I'm by there.

Foundation work has started and crane should go up soon (plus this tower is fully leased and the notoriously strict SF Planning Dept just approved it for 6 more floors, so to me that's a bigger locally subjective indication of things than even a foundation pour).

Please move THIS (http://forum.skyscraperpage.com/showthread.php?t=115515&page=15) thread as well as the excavation is done and the tower crane is up. Pictures of the tower crane to come this weekend, but I've already seen it and know it to be up.

Fort Lee Redevelopment Associates LLC -- the developer for one-half of the borough's largest redevelopment effort to date -- took a historic step toward building Bergen County's tallest structures: two 47-story glass-encased luxury residential towers that will soar to 498 feet. The approximately half-million-dollar project will also include a restaurant, 1.75-acre public park, three-screen movie theater, museum and snack kiosk.

"I feel like we've just reached the summit of Mount Everest after a long, hard climb," said Allen Goldman, president of SJP Properties, the managing partner of Fort Lee Redevelopment Associates. He predicted the project, once called The Center at Fort Lee but now renamed The Modern, "will forever change the borough of Fort Lee and the skyline of New Jersey."

Calgary's Brookfield Place is now under construction.

Decontamination completed yesterday leaving the northwest portion of the site excavated, and piles are being driven in the southeast of the site.

Post #47, second photo down, indicates installation of caissons. If one looks to the left of the drill rig, a completed caisson is visibile, Another completed caisson is visible between the drill mechanism and the rig, just above the tracks.

Not quite under construction, yet. No foundations at least.

Just recently some concrete has been poured. The crane base foundation will be a permanent part of the building.

Is it possible to move 350 Bush (thread link below) out of cancelled projects (and back into proposed)? The developer has had the tower redesigned, enlisted SF's premier brokerage (CAC) to market the building as of 3 months ago, and has increased the redesigned building's awareness around the web, marketing it on sites like 42 Floors.

The vast untended lot stretching from Pine Street over to Bush Street has been left idle for years now, with proposals for a Heller-Manus designed office tower having fallen through, thwarted by the recession. Now that the city's economy is booming again, new renderings for the 19-story tower at 350 Bush have surfaced on the CAC group's website, and the building's design seems to want to cater to younger workers, most of whom aren't enthused by the idea of cubicles, fluorescent lighting or white walls. Interior renderings show open concept office spaces with modern design features and plenty of light. The exterior of the proposed tower is also a departure from the more traditional design originally proposed for the site, with all-glass cladding and little detailing or stonework. Thankfully, the historic Mining Exchange Building on Bush Street will be retained and renovated as part of the project. Though there's no word on any exact timeline for completion, rather optimistic projections of a 2015/2016 delivery are floating around the web.

etc etc etc...who knows if it will actually be built, but the current development cycle in SF is very hot with lots of office towers going up, so at a minimum this proposal has been resurrected and is alive and kicking, not totally cancelled and dead.

Thanks. Actually the exacavation and foundation/parkade were completed when the original two 'Waterfront' towers will built a few years ago. All this one had to do is go from the ground up. Work started on heavy construction about 2 weeks ago.

Yet another SF building officially under construction - I walked by 181 Fremont tonight and noticed steel beams being lowered into the ground, with the caisson drill rig right nearby. The drill has been on-site for a while and foundation work has been ongoing, but this was the first opportunity and first moment where I noticed steel being put to use on-site in person. I caught a picture below.

Thread movements for SF buildings recently have been very successful with buildings rapidly rising shortly after movement to official construction thread. I would hope the same turn of events happens here with this building because the real estate market and construction boom out here are hot hot hot!

This looks like soldier-piles for excavation. Drill rigs can also be used to install soldier-piles. Do you have photos of installed caissons?

I wonder if 222 Second can be moved? Tishman Speyer developed office building that appears to have a foundation now (as of the past 2 weeks). TS' track record in SF is pretty strong recently - they just completed a 285,000 SF office building and now have 655 condo units under construction with JV equity from China Vanke, their first US investment.
