one question, whats the pit Downtown,In between The Tower and Omni?

Orinaly posted by Atomic Glee,
The Omni will actually be the city's second tallest, besting D. R. Horton Tower but falling just under Burnett Plaza.

A new parking garage with ground-floor retail and an ungarage-like facade is going up next to the Omni.

The Cassidy is a planned new condo building with ground floor retail space for Sundance Square. It will be 22 stories and go on the southeast corner of 3rd & Throckmorton on a quarter-block site currently used for parking. It will share the block with the Sanger Lofts (the old Sanger and Fakes Buildings) and the small retail buildings on the block. It has been designed by David M. Schwarz (of Bass Hall, Carnegie, Sundance & Palace Theaters, and many other projects). There is no set timetable for construction, but it is definitely planned. It will be another product of Sundance Square, and hence of the Bass family. Technically, as I understand it, initial construction for the building is already complete - when the Sanger Building was turned into lofts and the Sundance West apartment building (also by Schwarz) was built, a two-story underground parking garage was built that stretched under 3rd Street between Sundance West and Sanger. That garage already has the foundation for the Cassidy as part of its structure underground.

The Carnegie has topped out and initial facade work is underway. This building is also a David M. Schwarz design.

Wagner Oil is building the Caceria Building, a new 7-story office building with ground-floor retail on the northwest corner of 5th & Commerce across from the Bass Performance Hall and the redeveloped Embassy Suites Hotel. It has topped out and significant facade work is complete. Wagner also owns 500 Commerce next door on the same block and is remodeling that building's ground floor to add more retail space. The building is designed by Gideon Toal.

A new four-story office building, Cantey Hangar Plaza, is being constructed at 7th & Burnett between 500 West 7th and Burnett Plaza. The building has topped out and facade work is underway. The building is also a Gideon Toal design.

Trinity Terrace City Tower is a retirement apartment tower alongside Trinity Terrace's original '70s-vintage apartment tower on downtown's Upper West Side. The building has topped out and facade work is underway.

Klabzuba Oil is building a new four-story headquarters office building on downtown's Upper West Side at 100 Lexington. The building is a design of Cunningham Architects.

The parking lot on the block with the First Christian Church in downtown (between the Fort Worth Club and The Tower) has been sold to a developer planning an office tower on the site. Timetable unknown.

Lancaster Avenue in downtown has been narrowed back to four lanes with wide sidewalks following the removal of the I-30 Overhead. The other four lanes of the old widened Lancaster have been removed and the surplus land is being sold off to developers wishing to build urban infill along Lancaster.

The historic Texas & Pacific Warehouse on Lancaster is planned to be converted to 300+ loft apartments with ground-level retail, with work beginning this year. This would complete the redevelopment of the old T&P Complex, with the historic passenger terminal having already been redeveloped into very successful loft condos.

Knights of Pythias redvelopment - restoration and redevelopment of historic 1925 Knights of Pythias building on downtown's east side in Hillside neighborhood.

The Ruins - Planned 26 story condo tower on downtown's Upper West Side by the Pier 1 tower. Designed by local architect Ken Schaumburg. Glass tower covered in Greek-inspired ruins. Current timetable shows a Winter 2009 completion date.

In Uptown, several large developments are underway:

Pecan Place townhomes - many new three-story infill townhomes.
Palisades townhomes - many new three-story infill townhomes on the Trinity Bluff.
Lincoln Trinity Bluff - four-story infill apartments on the Trinity Bluff.
Villa De Leon - Seven-story luxury condo building on the Trinity Bluff.
Trinity Bluff Phase 4 & 5 - Several hundred new infill apartments on the Trinity Bluff.
LaGrave Field mixed-use - Planned mixed-use development replacing parking lots around LaGrave Field (baseball field across the river from downtown that is home of the Fort Worth Cats).
Tarrant County College downtown campus - A futuristic TCC campus on both the downtown and Uptown sides of the Trinity River. Designed by Bing Thom of Vancouver. The campus cantilevers over the river and the two sides are linked by a pedestrian bridge.

Several developments are underway in the Cultural District immediately west of downtown. These include:

Montgomery Plaza - redevelopment of historic '20s Montgomery Ward building. Ground floor retail already in place, high-end loft condos now under construction on upper floors. 70%+ sold already.

Presidio Townhomes - planned for vacant lot across from Montgomery Plaza. Three story infill townhomes.

So7 - South of Seventh - large infill development across from Montgomery Plaza. Includes 59 townhomes, 65 condos, 180 lofts, extensive retail space, and a Marriott Residence Inn. Final phase, The Shops & Lofts at So7, underway now.

The Stayton - on So7 property, a luxury retirement condo development which will consist of three 12-story towers.

West 7th by Cypress Equities - 345 apartments over retail, a 150 room hotel, a movie theater, and new seven-story office buildings in an infill project on five blocks bounded by 7th, University, Morton, and Foch.

Museum Place - 11-acre urban infill development across from the Modern Art Museum, Kimbell Art Museum, and Amon Carter Museum. Features over 500 apartments, 40 condos, 173,000 square feet of ground-level retail space, 130,000 square feet of Class A office space, and an Aloft Hotel.

Several developments are underway or completed in Fort Worth South, the urban neighborhood immediately south of downtown. These include:

Baylor Hospital expansion
Mixed-use condo/retail building at Magnolia & Henderson
Restoration and redevelopment of historic Max Mehl Building at Magnolia & Henderson
Oleander Walk - conversion of Oleander Street to a pedestrian thoroughfare
Fairmount Lofts - Lofts on Fairmount at Oleander. Phase 1 complete, Phase 2 getting underway soon.
Texana Townhomes - infill towhomes at Adams & Oleander. Phases 1 and 2 complete.
Oleander Place townhomes - infill townhomes at Adams & Oleander. Phase 1 underway.
Southside Associates Mixed-Use lofts - planned loft development on Oleander.
LaSalle Apartments restoration - Restoration of historic LaSalle Apartments on College in Fairmount. Complete.
Magnolia Green - mixed-use development on Lipscomb between Magnolia & Rosedale. Several new infill office buildings, luxury infill townhomes, a public garage, and a public park.
Lofts of St. Mary's - redevelopment of St. Mary's church gymnasium into mixed-use lofts.
Oleander Lofts - mixed-use loft/office development on Oleander next to Baylor Hospital. Complete.
Pennsylvania Lofts - mixed-use loft/office development on Pennsylvania next to Harris Hospital. Complete.
New medical office building - infill going in at Pennsylvania & Hemphill I believe.
Sawyer Grocery redevelopment - restoration and redevelopment of historic Sawyer Grocery Store on South Main into apartments over retail. Underway.
Former Fort Worth ISD property redevelopment - Multiblock mixed-use retail/condo infill planned for South Main & Pennsylvania.

How about some pics or renderings of the downtown hotel/office projects. Also pics and updates on condo projects in the downtown area would be nice. The Fort Worth Forum is a dead zone for some reason, so it would be nice to see some FW action over here on Skyscraperpage. I live in Austin, but I am native to FW and always interested in the peculiar ways of my old hometown.

Latest of the Omni - it is really starting to move now.

View looking south on Houston Street:

The quasi-related new city parking garage (which will be un-garagey and feature ground-level retail) is starting to rise:
http://fortworthology.com/blogpics/omni-2.jpg

Prep work for the Convention Center side's facade is underway as the rest of the building rises. The corner there will be glass clad, as will the curved steel beams of the ballroom:
http://fortworthology.com/blogpics/omni-3.jpg

The ballroom frame and part of the hotel tower:
http://fortworthology.com/blogpics/omni-4.jpg

The first parts of the glass curtain wall are now going up on the Houston Street side:
http://fortworthology.com/blogpics/omni-5.jpg

The glass has already given us a cool new reflection view we've never seen before - the Convention Center's corner tower on Houston Street reflected in the glass:

Closer view and detail of the glass:

View of the Throckmorton Street side. On the left, the first part of the hotel's facade is going up, along with some glass. If you look at the rendering:

...you can see how the glass condo tower is partially surrounded by hotel towers and rises from them.

It shouldn't be too long before that area is glazed. Since these levels are the public areas of the hotel, they will take longer to finish out than the rooms. The hotel section of the building is very close to topping out, and then the condo tower will rise out of the hotel mid-section.

Here's an update on the Museum Place urban infill project going on across the street from the Modern and Kimbell museums in the Cultural District, around the big 7th/University/Camp Bowie/Bailey intersection, just outside downtown to the west.

http://farm3.static.flickr.com/2048/2216699944_97bd515283_o.jpg

The big building, One Museum Place, continues marching skyward. The building will feature ground-floor retail, office space in the middle, and two floors of condos on the top.

http://farm3.static.flickr.com/2176/2216699840_8b7b78f73e_o.jpg

The site of the glassy Flatiron-style building across the street has now been cleared and prepped. Work should be underway soon on this new building, which will feature ground-level retail under multiple floors of office space.

http://farm3.static.flickr.com/2091/2215905483_74e5ce8a6b_o.jpg

The nasty old stripmall where Pro Cuts and Auto Restyling Center were located has now been flattened. This site will be home to a mixed-use building featuring ground-level retail under residential space, surrounding a hidden parking structure and interior courtyards.

http://farm3.static.flickr.com/2262/2215905413_a82793f6fc_o.jpg

This small building at the back, home of the first confirmed Museum Place retail tenant, is nearing completion. The ground floor will be a 7-11 corner store (replacing the conventional 7-11 across the street, which will be demolished for more mixed-use development), and the upper floors will be condos. You can also see some new infill townhomes on the right side of the photo.

Here's an updated overview of the project's layout:

There's more afoot now. Reports are coming in that Incap Fund, who worked with partners in the Palisades townhome development on the Trinity Bluff downtown and on West 7th (one of the three huge urban infill projects on 7th Street talked about above), has purchased several lots in the Linwood neighborhood that lies directly north of 7th Street, right in between Museum Place, West 7th, and Montgomery Plaza.

The lots are not all contiguous, so I expect we'll see more purchases soon. I think this is the beginning of another big development.

Some renderings of Urban Race Street, a green development (incorporating such environmentally friendly features as green roofs, outdoor living spaces, native landscaping, low VOC interior finishes, high seer HVAC, permeable hard surfaces, recycling and reuse of materials, shared parking, down lighting, and energy efficient lighting and appliances) featuring 120,000 square feet of retail, Class A office space, and loft residences in a combination of renovated "greened" existing buildings and new construction. The development will also include a market.

Urban Race Street is being built in the Six Points Urban Village, a traditional neighborhood just east of downtown that is seeing a renaissance as part of the city's Urban Village Program.

This means That we might get our shot down convintion center,Several 3-7 story hotels and a ton of new development.

Looks like somestuff fell apart when the were renovating TCU's Amon G. Carter Stadium. nothing to serious.

A part of the new seating structure being built at Texas Christian University’s Amon G. Carter football stadium collapsed early Friday morning, but no one was hurt.

The seats were being added to the south end zone of the stadium, officials said. The event happened in the middle of the night. No cause has yet been determined.

The company working on the project is thoroughly investigating and will be developing a full report on the cause. TCU has said that they will also hire independent engineers to examine all findings.

Work began on the new structure last summer and is scheduled to be completed summer 2008.

Campus police have reportedly blocked off the area for safety reasons.

A significant milestone has been reached at the Omni - the hotel portion is topping out. They are working on the final level of the hotel (you can see from the photos that the floor-to-ceiling height is greater on this floor than the other hotel floors). Haha. That happens in Austin a lot too. One or two of the forumers will go out and take pictures, and before you know it there's 3 or 4 of us that had gone out within a day or two of each other for photos. I remember one time I had gone to Austin's new downtown park and another forumer had also gone that afternoon and was probably there the same time I was since the same cars were in the parking lot. Austin - the building you didn't know about, the red brick & stone building, is the Caceria Building. 7 stories, built by Wagner Oil. It's a very classy building of traditional architecture. Office space on the upper floors and ground-level retail.

Burnett Plaza's box is actually a little funny. If you look closely, you can see that the upper part of the box is a slightly different shade of color than the lower portion and the rest of the building. It wasn't there originally - it was added after the fact as a screen when it was apparent that one of the Bass City Center towers was going to eclipse Burnett Plaza in height ever so slightly. Adding the screen allowed them to claim the tallest title.

John R
Feb 26, 2008, 4:30 AM
The box hides communications equipment placed on top of the elevator overrun, so there is a little bit of function to it. Most of the newer skyscrapers have part of their facades serving as screens to hide either communications or mechanical equipment.

KevinFromTexas
Feb 26, 2008, 4:45 AM
I would say that a screen to hide mechanical penthouses should definitely be included in part of the official "architectural height". Even mechanical penthouses themselves are part of the architectural design. This is why spires are included in the official height while antennas are not.

John R
Feb 26, 2008, 12:37 PM
I agree with you Kevin because most of these screens are constructed out of structural steel and are a part of the overall buildings structural system. Most of the time, they are visually a part of the entire building, so they should be counted toward the overall height.

^^^That is a good mix of tenants. I can't wait to see who else follows.

I really dig the new So7 renderings. The others looked too much like Cooks Childrens Hospital, but these look amazing.

I look forward to seeing all of the progress on West 7th Street fall into place, it is going to be one amazing thoroughfare.

When I was a kid back in the 1950's and early 60's I used to have a reoccuring dream that always took place in the area where SO 7 and the other new 7th St. development is now taking shape. The locale was the most striking part of this dream because in it the area had been transformed into a very urban landscape not at all unlike the one that is being created now. This was striking back then because it just seemed so unlikely, and it was usually the only thing about the dream that I would remember. I used to wake up kind of excited to think that FW had such a nifty neighborhood, and then I would realize it had just been a dream. It was a strange dream, and I had one version or another of it repeatedly for several years. I was a pretty strange kid, I guess, but it just goes to show you that some dreams can come true!

More West 7th retail tenants have been announced. Some of them are ones I’ve been hearing about for a while and have now been made official, while some are new. The announced tenants are now as follows:

Movie Tavern (Seven-screen “Premiere” version)
Lucky Strike Lanes
Fort Worth City Market (from the makers of the Dallas City Market)
Fireside Pies
Iron Cactus
Patrizio’s
Tillman’s Roadhouse
Brut
Yofe (a yogurt shop)
Paciugo
Saxby’s Coffee
LA Fitness
Sovereign Bank

West 7th will also be home to a 150-room hotel, though the operator has not been announced (I’ve heard some vague rumors of Element, another Starwood brand with a different focus from the Aloft going in at Museum Place). The hotel will have 20 purchasable condos, while the rest of the development will have 345 apartments as well as new office space.

^^^That is a good mix or retail tenants.
W. 7th Street is going to be hopping when all of the major projects are complete: So7, West 7th, Museum Place, and Montgomery Plaza residential. I am just hoping that a streetcar system similar to Portland, Oregon's becomes a reality! The rough draft looks amazing and would be a huge win for urban FW.

In some ways, I think you're probably right (notice I'm not posting this on the Dallas forum! hehehe). Obviously, the height fanatics will go for Victory's skyscrapers, but it must be said - 7th Street, just counting the "big four" projects (So7, West 7th, Montgomery Plaza residential, and Museum Place), not even counting all the smaller projects, will have 1,500 residences and a heck of a lot of (and pretty varied) retail/restaurant mix. That's a big achivement.

Urban Fort Worth is really starting to come alive, not only the continued downtown success but also in the Cultural District and Near Southside.

The former Miller Manufacturing Company building on Bryan Avenue, just a block off South Main behind the in-restoration Sawyer Grocery Store buildings, will be the next redevelopment project of local developer Eddie Vanston of the Carillon Group. Vanston, who has previously restored the Markeen Apartments, Leuda-May Apartments, and LaSalle Apartments on the Near Southside, and who is currently restoring & converting the Sawyer Grocery buildings on South Main into apartments over retail, will be redeveloping the factory building into 15 industrial-style lofts - seven on the ground floor, eight on the second floor.

The building was built in 1911 and was the site of a major labor strike in the summer of 1922, complete with kidnappings and assaults. The space inside consists of exposed structure, very high ceilings, very large tilt-out windows, and large north-facing skylights.
