All -

I thought I'd let you all know that we've started pre-sales on the Clay Street Flats - a 93 unit live/work project at the intersection of Cevallos & Probandt (across the street from LaTuna!!!). I'm proud that this will be the most affordable project near downtown - our prices start at just under $150K - with high design quality.

Gorgous! So, from my understanding, there are somewhere around 1,000 units planned for SoFlo with many more planned. This is great! SoFlo is turning into quite the urban loft district. Just to clarify, would this be considered SoFlo as I don't think Southtown boundaries go past Frio St. I know this project isn't right off South Flores Street, but I like to think of SoFlo as a new district as opposed to just what's built along South Flores.

Edit: Found this on Southtown.

Southtown is an all-encompassing term for several areas of the city that are South of downtown, including King William, the Blue Star Arts Complex and the aforementioned Lavaca. Its initial intent was to revitalize the areas bordering South Alamo, South St. Mary's and South Presa streets. Now it has become the artistic center of the city and an area that more tourists are putting on their vacation itineraries.

Imagine when some developer decides to turn the old Lone Star Brewery into a mixed-use development. That'll be quite the site.

This is good news, as the only thing that was there for years was a dirt parking area for First Friday-goers. These condos look a lot like the lofts in Bluestar proper. That train noise won't be too fun...

The train noise hasn't hurt the popularity or sales for the South End Lofts (http://www.southendlofts.net/) and they're right next to the train tracks in SoFlo.

I suppose many people are comfortable living by the tracks, but I couldn't. A close friend of mine lived in Blue Star proper, past the UTSA Satellite Space, in one of the older warehouse lofts, and her walls rattled and shook every time the train went by. One of the reasons I never lived there.

The couple of times I've driven through that area when the train is going through, it seems like it moves through very slowly. Not sure if this is a new thing but it could be.

They look very nice. The only thing i dont see is retail. Is there retail? I would sure hope so, that would do many wanders to the project and to the area...

I love this project! The retail is there, if you read the website, it says retail will be included on the first floor of some of the buildings.

Regarding the possibility of retail - the ground floor spaces in the project are "flexible", meaning they can be retail, office, residential, or some combination of those. The only thing that we will prohibit is restaurant uses -too many issues with regards to ventilation, garbage, etc.

Chad, two quick questions. Do you know of any other projects going up in that area that have yet to be announced? Second, is there a site up for the Eighteen Hundred or any new information/renderings?

SKW:

1. I don't check this site as often as I should, so I assume you already know about SteelHouse Lofts and the retail at the SW corner of S. Flores & S. Alamo. That's the only thing "official" for the time being. Land is getting very expensive down there.

2. Eighteen Hundred is still on track for construction in late January. No website yet - we're a long ways out on occupancy (summer 2009). No new renderings - we'll probably model the project once we know that the design won't change (building permit issuance).
