200 million seems too cheap to build a project on the scale of LA Live, I wonder if it has shrunk, i hope not.

The $200 million was for the land, the development rights, and the designs. Construction costs will be above and beyond the $200 million.

I wouldn't worry about the project shrinking.

Oceanwide Group has finally started working on construction permits with LADBS (http://buildinglosangeles.blogspot.com/2014/09/oceanwide-group-finally-getting-active.html), and it looks like they're going forward with the exact same project as before.

Two towers (53 stories and 38 stories), eight-story podium, ground floor retail, restaurant, health club. Massive ten-level parking garage (three floors below grade).

Some other vague information we've seen does indicate that they're going to build the project in two phases though. So perhaps the $320 million is only intended for one of the two buildings.

Just got an email about a meeting later this month regarding the Fig Central project. Here is the revised project description:

The Figueroa Central project will bring nearly 1.5 million square feet of new mixed-use development to the Los Angeles Sports and Entertainment District. The project will transform an entire 4.6 acre city block and provide much needed hotel rooms, residential units, and retail for Downtown LA. The project includes a 183-room five-star hotel, 504 residential units, and close to 170,000 square feet of commercial and retail space in a 7-story podium anchoring three high-rise towers. The hotel and retail will support the Convention Center and the project overall will provide a transitional connection between the Sports and Entertainment District and South Park.

Looks like the design may have changed?

As I noted on the Central City thread, there are LADCP filings that would seem to confirm this. No change in sq ft, but 3 towers and fewer (so presumably larger) condos.

LADBS has issued demolition permits for the existing structures at 1101 Flower Street, future site of Figueroa Central. Besides parking, the property currently features two low-rise buildings and an underground bank vault. Heavy equipment was already on-site this afternoon, so look forward to some imminent destruction porn.

Also, would someone please update the title of this thread to represent the new three-tower plan?

This project is unique. While certain developments that include billboards and bright lights can be at times a little outlandish, this one doesn't overdo it and actually looks like it will complement the surrounding area pretty well. Also, an increase in foot traffic is always a plus for a neighborhood. Giving it more zest and life. Afterall, thats what cities are all about.

I actually love the new design. downtown will be getting a crap load of new residents, added density, added height to the skyline and stretching south and the retail at the bottom will be great. My only beef with the building is its literally covered with balconies. People tend to sometimes use balconies as added storage to the junk they already have inside. I would hate to drive up the 110 and see this buildings balconies covered with people hording crap they should be throwing away.

You don't see triplets very often. The only ones I can think of off the top of my head are Society Hill Towers (http://cdn.c.photoshelter.com/img-get/I0000KhvYzoktLCk/s/860/860/Phila066.jpg) in Philly.

Great looking development. Would be nice though if the two shorter towers were angled just a bit to form a 'v' pointing at the arena. Just a slight angle would help articulate the massing of all the towers together and give a little additional space between them as well.

Great addition to LA's skyline. By the end of 2020 Downtown with all the upcoming projects will easily double in size and adding lots of length southward. South park cant fill up fast enough.

Their promotional literature has called it Fig Central, but the banner from the groundbreaking ceremony certainly sends a conflicting message.

I don't think they'll be able to go as fast as Metropolis. Both Metropolis and Wilshire Grand have the unique benefit of having no immediately adjacent (or even remotely adjacent) occupied residential or hotel properties, so they've been able to secure permits to work overnight (which Wilshire Grand takes advantage of nearly every day and Metropolis takes advantage of on select dates). Oceanwide Plaza or Fig Central (or whatever it ends up being called) is immediately adjacent to at least 2 residential buildings, so I highly doubt they'll be working through the night. They'll be limited to 7am - 7pm rules, which should make progress a bit slower than Metropolis. That being said, they can make up for that with expert coordination of trades and materials.

Fig Central is slated for completion by 2018.

In my opinion.. there shouldn't be a problem with the timeline. There are always solutions, like more worker and so on.

Agreed. Fig central is truly a skyline altering project. With hopefully more to come in that area in the very near future. Circa may be shorter but its pulling its weight too in the southern stretch of downtown. Waiting for the day the skyline is fully south and meets the 10 freeway.

The Joel Kotkin opinion piece in the Times failed to address the real reasons for the densification of Los Angeles, namely that there's no more land available for low-density suburban development and just as important the post-babyboomers are no longer enamored with that product.

Yes. At least according to the most recent updates on the projects thread titles. (For future reference, the thread title states the height of the building in feet :tup:)

Anyway, it says that the tallest tower in this project is 677', while Metropolis' tallest is 647'. This may not be completely accurate, because I know it was news to most of us recently that Metropolis did not include podium levels in their towers floor count, so it depends on where that person got their height info.

From an urban design standpoint I do wish it didn't look so much like a Vegas resort, though. Blech! :yuck:

They downsized the tallest metropolis by 20 feet but upped the third tower by 10. Sounds weird but check the metropolis thread for more information.

The street level interaction is uglier but more pedestrian friendly than Metropolis.

I kind of see your point about which will have a greater impact, OVP or Metro. But I don't see a problem with a little Las Vegas/Tokyo in Los Angeles. The city is big and diverse enough to absorb it without it in anyway defining it. Plus that's kind of vibe the area has, or at least moving in that direction. So actually I say bring it on and more please.

some news on Fig Central

Oceanwide Plaza, currently under construction at 1101 S. Flower St., will be conducting a series of large-scale concrete pours at its project development site. The work will be performed on W. 11th St., W. Flower St. and Figueroa St. Concrete trucks and pumps will be utilized to complete the work.

A total of 27,000 cubic yards of concrete will be poured. This project will require a total of four consecutive weekends to complete. Work will be carried out within a 24-hour period each weekend from 11:00 pm Friday to 11:00pm Saturday. Each pour is scheduled to take place on the following planned dates: March 11-12, March 18-19, March 25-26, April 1-2.

Yeah. It broke ground before Circa. And I recall them initially stating that they thought that they would break ground before metropolis. I'm really curious as to what has delayed them. I initially speculated that it may be design changes requested by the hotel operator (similar to when 8th/grand signed WF) but it turns out they don't even have one yet.

^ so great to get these developments in los angeles. pretty much the only american city, i guess aside from miami, with these sorts of projects. oceanwide, do 10-20 more of these; please bring us the bladerunner l.a.!

The el niƱo stuff is BS. Circa broke ground months after oceanwide and it's a couple of floors above ground while this thing has been a hole for the better part of a year now.

Didn't someone post that Oceanwide requested a permit to tweak the foundation about 2 months ago?

At the end of the day we'll see what happens in March when that concrete pour is set to happen. That date is a bit ambitious since we haven't seen any big rebar work with the foundation to date.

I don't think theres a cause of concern just yet. Some got nervous when Metropolis set idle for months. Now look at it. And the weather claim is just an excuse. I even poked fun at the Stadium plan claiming to have setbacks because of it.

Actually it did happen and is happening. It just missed Southern California this time. Northern California is seeing a lot of rain.

BTW I love the look of Oceanwide Plaza. It reminds me of a typical big Asian development and as someone pointed out is pretty unusual for North America. It will have a major impact on LA Live.

Moved to Highrise Construction forum after pictures on Facebook confirmed rebar for the tallest tower's matt foundation has been laid. This one's been a long time coming. Since 2006 or 2007. Not quite the wait we had for Metropolis, but that doesn't make it any less sweet...

If you zoom in on the Metropolis cam you can see the cranes starting to appear.
