This is a new mixed-use development similiar to Acadia and Verdae in the southern part of Greenville County at the intersection of Fork Shoals and West Georgia Roads. It will consist of 1,062 single family homes, townhouses, tons of shops, and will be 295 acres in size when complete. Road and sewer work are currently taking place on site and the first homes are scheduled to be release for sale sometime in May of 2007. The townhouses in the first Phase will range from $283,000 to $375,000, while the houses will range from $195,000 to $600,000+. The rendering is really cool, & come to think of it - this location along with Acadia on the immediate south side of Greenville is at least better than Pickens Co or Laurens Co.

But what is bigger - you guys have yourself a Duany Plater-Zyberk designed development! They wrote the book to new urbanism practically.

Fantastic. Urbanism done right. See all you people out there paranoid of urbanity? It doesn't have to be about skyscrapers and cramped apartments.

Greenville is really starting to impress me as of late. It sounds like really great things are going on down there.

looks like a very nice development. Almost has a historic Charleston and Historic Maryland look.

The only thing “cookie cutter” about Griffin Park is the scent of gingerbread from the bakery.

Griffinology [grif-in-ol-uh-jee]: A Traditional Neighborhood Design principle used in the planning and development of Griffin Park.

Griffinology #1 Streets are kept narrow and are tree-lined to promote a slower, safer pace as opposed to wider streets designed for faster moving traffic.

Griffinology #2 Friendly greetings are not mere formalities, but genuine expressions of one’s care for the their neighbors.

Griffinology #3 Most people only interact with others at work and in the home. People need “third places” to meet and socialize. Careful planning has gone into helping people intersect during their daily lives.

Griffinology #4 Most garages are alley loaded to provide aesthetically pleasing streets in Griffin Park. Cluttered garages are inevitable, but not the most pleasing focal point for the front of one’s home.

Griffinology #5 Streets do not abruptly end with cul-de-sacs, but with prominent buildings, parks and greenspaces to provide ample meeting places.

Griffinology #6 There are a variety of dwelling types—usually cottages, houses or townhouses—so that younger and older people, singles and families may find places to live.

Griffinology #7 Let the kids run off to the neighborhood park, while you watch from a rocker on the front porch. Young or old, in Griffin Park you’re never far from a place to play or daydream.

Griffinology #8 The only thing “cookie cutter” about this community will be the scent of gingerbread from the corner bakery. Griffin Park is a perfectly designed patchwork of residential, retail and civic spaces.

Griffinology #9 Traffic? What traffic? When you live within a comfortable walking distance of community centers, you just might lose your keys and forget to look for them. In fact, the system of backyard lanes for cars and utilities puts autos out of sight, out of mind.

Griffinology #10 Greenspaces and parks are not built with the land that is left over. On the contrary, Griffin Park is built around them.

Griffinology #11 The center of the neighborhood contains the town center which will provide residents with most of their everyday needs all within a short walk.

Griffinology #12 Curbs are a well-defined 90 degrees to keep cars on the street where they belong and not on sidewalks.
